Jitendra, Few days back Hindustan times published
a news that gurgaon projects are getting delayed.
I want to know about this project. Is it going to
be completed on time? In current scenario how much
appreciation you predict in 5 year time. |

development work started. company has a good
financial standing. project would see timely
possession. In three years bsp should be 3500-4000
min which is around 2500 psf. I somehow recommend
this project better than many others.

no fixed schedule, but updates happen time to time
and particularly when there is a signficant
difference visible at site.

for 3 BHK if yes than why? 2. When constructions

plcs have nothing to do with floors and can be
applicable on higher floors. there are projects
where plc is applicable on 18th floor as well. if
developer has imposed a PLC then it would be
applicable. i would still get it clarified on what
account along with construction status.

Jitender Ji, I have booked a 2 BHK flat in Uppals,
Sec-78, GGN. My question is indirectly to Uppals
group that why they are dealying in starting the
construction of this project. As, I have seen many
other projects also. They dont take so much time
in starting the construction like Raheja, BPTP and
others. But, in our case, even the sample flats
are not ready yet. |
| Reply: Raheja
was prelaunched more than an year back and has
started construction only recently. BPTP
prelaunched in sec 66 and sec 37d, even allotment
is pending. Any more examples which can serve
benchmark ? Construction starts when maps get
sanctioned and generally done post monsoons.
Expected shortly. Sample flat is not ready for any
prelaunch of raheja, bptp in gurgaon.

Jitender, First of all, Thanks for your detailed
replies of all queries. I have booked a 2 BHK flat
in this project (Uppals, Sec-78, Gurgaon). I have
also seen the floor plan image of 2 BHK flats
which is given in brochure and on your website. It
was a surprise for me when I saw that there is
only one balcony which is attached to
Drawing/Dining room. And, there is no any other
balcony attached to any of the bed rooms. As per
my suggestion, there should be one more balcony
attached to any of the bedroom OR in case of
single balcony, it should be attached to bedroom
only. What you say?? |

builders give bigger balconies and smaller
bedrooms people criticise the builder is making
only balconies instead of rooms. ultimately space
is finite, if covered area becomes more like room
sizes etc the balconies get affected. however,
your point is valid and each room should have a
balcony. i would also get a clarification shortly.

project and how much recognized this architect is.

appreciated floor plans not because of any
architect but bcoz of functionality, usability and
good sizes. so irrespective who is architect, what
matters is how good the floor plans are. on maps
the name is mentioned as arcop associates.

Jetendra, I am amazed at the prompt replies and
that I find your replies even on a Sunday! I am
very close to a decsion on a purchase in Gurgaon.
I am divided between Canary and BPTP though. I do
understand Canary is on left on NH8 but then BPTP
has this 400 acre reserved forest land close by
and is also much closer to Honda Chowk. Also the
proposed MEtro will be close to BPTP as well. With
Sector number 37 being closer ;) (78 and 37 ) and
price differences. The Area of BPTP project is
much larger, Canary seems a bit cramped between
the multistories. They are both quite similar.
Could please ask you about: 1: your comparision
and where Would YOU live? 2: What is the area of
the 3BHK in Canary/ Thanks a lot for all the help.

yet to come out with floor plans. If i go by their
previous track like princess park, grandeura or
resort, there floor plans are a major problem.
Very small sized bedrooms, etc. Perhaps this is
the reason there flats inspite of advanced stage
of construction draw very few premiums. If you the
masterplan of canary, i dont see any cramped
situation. Most towers are facing open spaces and
infact, there are villas as well in the compound.
Even this place is close to metro station if you
see the map. lastly a national highway would
remain national highway only, access from an
existiing highway vis-a-vis some proposed would
always mean an edge. Infact it is the plans and
floor plans which have impressed me most. 3bh+3t
is around 1850 sq ft. | |

Thanks for replying. I cant see any plans for 3+3
on your site or on Uppals. It is clear that Uppal
is one of your current favourite, I have trouble
plotting it: 1: How far is it from 32nd milestone?
2: Is there a proposed Metro Station in vicinity?
3: Any completed project, where people are living.
4: How many apartments in total in this project.
Also 4+4 will they be at Rs2500 or 2700? Thanks a

trying to get all maps uploaded shortly. Uppals
remain good choice bcoz allotment stage reached
(better than bptp, vatika that way), excellent
floor plans, project closer to national highway.
Infact it is next to famous wet and wild resorts.
A master plan of gurgaon showing various sector
locations should be in our images section. Project
size is less than 15 acres.

when the allotment of these flat is starting? One
more query: Would the flats be allotted on first
come first serve basis OR on draw system? |
