Query: Dear Mr Jitendra Gupta, - Recentlly Triveni has advertised, that the flats at Signature (Sec 89) & Galaxy (Sec 78) are available at the price of Year 2005. It means the prices of the rawmaterials have come down at the level of 2005 at the time the project was launched. Now my point is (1)why they are still holding the excelation clause removal letter for Signature, when todays prices are at par with 2005.(2) The site progress is damp slow as compared to the other projects like ferrous etc, infact in signature, expect the work on few BSF towers, hardly these is any progress. in such scnerio why the flat owners bear the extra cost. your views will be appreciated regards,
Reply: You have not noticed that the basic sale price for a 2bh of 1175 sq ft is 19 lacs which is more than 1600. so it is atleast 200 psf more than what anyone has bought. 2005 prices are reflective of industry and not their own prelaunch prices.

Query: Dear Sir, December 08 is also approaching to an end. There is not much development at site. S towers are almost untouched. Now what is your next target date, by when some work will be visible for S towers.
Reply: I dont have any timeline from company so far. Customers are also requested to check directly with company. possibly send emails and registered posts.

Query: maps are pending. Problem genuine. Its been more then a year since I booked the falt (35% payment) and the project still has not been officially launched. Could I get the money back legally - with interest?
Reply: you should talk to company or request shifting to galaxy or signature if possible.

Query: Hi, Do you really suggest Triveny Signature is a good option for end user because I am looking at it and secondly what will be the possesion time for it because earlier it was heard that Tilpat Firing Range was the proposed site for Commonwealt Games 2010 but now as it is not approved does that result in late completion of project and possesion.
Reply: this area development has nothing to do with tilpat range. In signature development is slightly slow presently. That way galaxy is proceeding better.

Reply: I had informed earlier as well, that s towers were taken up later almost in nov and it takes minimum of 2-3 months for a visible structure.

Reply: s blocks were taken up later. A visbile construction not likely before dec end or early january.

Query: Dear Mr Gupta, I have signed my part of Builder Buyer agreement in Jan08 this year. But till date I have not received my copy. When I have approched Trivani Mr Monu Sharma in Aug he has assured that I will get the same by Max Oct. But till date I have not received this. Requestyed to please let me have status o nmy flat This was alloed to me in R1 Tower & Flat no was 103. Regards.

Query: Sir, two days back I visited Triveni Signature. I was surprised to see literally no development of S4 tower. Not only S4, but also all S towers.
Reply: It is not that there is no development on site. The work initially started on towers classified as B and since S ones are adjacent work would spread to them. I think you missed by posts in last 2 days where i have confirmed that visible development on any S towers not expected before dec end.

Query: I have invested in Triveni. I am having sleepless nights as I have invested one each in Galaxy & Signature.
Reply: builder and project is safe and sound. Liquidity crunch is at the doorsteps of every developer. Fortunately triveni has a land bank against which not much money has been raised through prelaunch in cities like ghaziabad, dharuhera, rewari etc. Development also had some equipment bottleneck which is already resolved now. Patience is the only thing required now.

Query: Sir, yesterday I visited the site. I was surprised to see that there is no development in any tower except BSF towers. Work is going on only in BSF towers, particularly in B1 and B2. Please raise this issue with Triveni.
Reply: already raised, some work is there in other towers as well but not as much as bsf towers. But i am not expecting a meeting before diwali.

Query: Can you please upload images with date rather than just name of the tower as it helps. How is the progress on S-1 tower in signature. Seems to be very slow. I hope Triveni can match the customer expectations in this time.
Reply: all new upload images are more or less of the date on which breaking news is flashed. details not available for signature as of now. since licenses and map approvals were delayed vis-a-vis galaxy, so would be the development.

Query: I am looking to buy a 3bhk in triveni signature flats(sec 89), why is the rate only 1400.... will it be safe to put all my money there?
Reply: Rate is 1400 because of market conditions, delayed license/map sanction and therefore development and less no of endusers compared to speculators. I see no issues with project rather around 300 hundred BSF employees also have bought flat in the project.

Query: NICE TO SEE BUILDING UP OF RTI FORUM. ALREADY FILED RTI WITH DISTT .TOWN PLANNER FBD. THOUGH THE AUTHORITIES ARE RELUCTENT,BUT WE NEED TO CONTINUOUSLY PERSUE. Many RTI applications need to be submitted for each topic, forcing aothorities to share info. DRAFT OF RTI IS AS UNDER: Subject: Information required under RTI act. In Neharpar Faridabad, many builders/developers have been given license by the Haryana Govt , to develop residential projects at various locations in sector-70 to sector-90. All these builders would construct tens of thousands of flats. I am also one of the flat applicants in a project at sector-89. As this area is coming up in big way, I would request the authorities to let the general public know the action plan for development of various infrastructure facilities like- roads, water supply, electric supplies, sewerage etc. The following points may be replied: 1. Date wise & builder wise how much EDC (external development charges) have been deposited, till date? 2. What facilities would be provided by Government agencies? Please name the concerned agencies/departments responsible for each of the activities. 3. Which facilities would be developed by HUDA? What is the status of these works, till date? What is the target date of completion of these works? 4. For improving the connectivity to these new sectors, whether new road projects are coming up (or approved by the Government (Central/ Haryana/ UP)? Please name these & the departments concerned. The current status & target may also be mentioned for each. 5. Whether HUDA will develop the internal sector roads? If yes, what is the status, plan & target particularly for sector-89. 6. Please provide the map showing the internal sector roads for sector-89, showing the plots allotted to builders/developers in these 2 sectors. I have deposited the required fee. Query: Yesterday we visit entire sec.88 & Sec.89.,progress of different project are given below 1. RPS Savana Good 2. KST Good 3. Piyush Good 4. Ferrous Good 5. Triveni Signature Disappointing(as work for few towers have not been started yet).
Reply: RPS/KST was prelaunched a year ahead of triveni and in lines with omaxe and bptp. in that regards RPS is rather lagging behind as i see it. Ferrous has received cancellations of its most bookings and currently to the best of my resources has a few hundred booking left. so only few towers are to be constructed. In Triveni number of apartments are thousands and not all towers can be started at same time. work is going on. pictures would be uploaded shortly. some more equipment has arrived which should commission anytime and increase the speed/capacity to double.

Reply: location is clear, identied and accessible. Land was bought and acquired almost an year back. You cannot get license without it.

Query: Dear Jitendra, I booked a 2BHK in Signature in Dec 06 for end use purpose. After that due to very slow progress of the project and very very poor response from Banks, I have not been able to take the allotment. For a very long time Banks were only approving and not disbursing. Now since Dec-07 I have been constantly approaching Triveni for cancellation of booking and refunding my money. They have always been telling me that the refunds have been on hold from company and I need to wait for one or two months. Now after 6 months of rigorous followups they are saying that I can take the refund on following conditions : 1) they will deduct 20% from booking amount. On what grounds can they deduct money? 2) They will give the cheque only after one month of surrender of papers. Why are they taking so long for issuing the cheque ?? 7~10days is still understandable but 1 month is too long. 3) Also they say they will give and PDC of 3~4 Months? Why is that and on what grounds can they do that? 4) As an consumer do I have some legal rights like consumer forums etc where I can take up this issue? 5) After such kind of responses from Triveni, Would you still say that Triveni is an geniune builder and the Project is good.????
Reply: banks were funding project for quite some time. If not galaxy then atleast signature. If customer refuses allotment, refund is discretion of company. As much as i know there are no legal rights. Talking to company or taking allotment are only options.

Query: How confident are you that this would be completed by 2010? The expectation I was given at the time o fbooking was that the maps would be aproved by Nov-07 or at the most Dec-07. What are the bottlenecks?
Reply: when you were buying signature 2, you were given many comaprisions and logics that galaxy is recommended over signature and particularly over signature 2. Maps have taken much longer for most projects in the are than the routine 2-3 months. Rps savana was prelaunched in 2005 end, licensed in 2006 end and map approval in 2007 end. Triveni has managed to get maps for both galaxy and signature. I am sure they should be able to get it shortly for signature 2 as well.

Reply: Badarpur flyover, metro, FNG expres way. all these have been approved in principle by various govt agencies. i dont want to give timelines unless and until work commences on ground level within the limits of district faridabad.

Reply: towers in galaxy are numbered with T while signature ones begin with S. If it is still signature latest pictures are in images section. Between excavation and upto a roof is casted, period is longest and not much change is visible on day to day basis.

Reply: i think real impact of triveni IPO would be observed only when it is there, response to it of financial markets in terms of subscription and post listing trends. Obviously a listed public company should have a more improved reputation. And more fund flows would also affect development of existing projects as well as expansion plans.

Query: Triveni does not have a sample flat ready yet. how is the construction quality of the company? do you have any history of the company?
Reply: as far as a project of this size it would be better if we treat them as fresh. they did build a sample which was done quite tastefully but due to access reasons it was made on some other piece of land which was later sold off to omaxe. quality is expected to be good in line with rest of the industry.

Reply: in early stages higher floor may have lower demand but once project is near possession, it doesnt really matter. Infact higher floors have better view.

Query: Hi Everybody, I have been to Signature site yesterday and would like to share the present construction status. Exavation of the two rows was completed and construction of foundation was in progress from one end and progressing towards the another end. Frankly speeking, I went with a mindset that I will not be able to see anything since I was doubdting Triveni. BUT to my surprise exavation was complete and construction started. According to the progress, I think in 2-3 months basement work should get completed and I should be ready to pay next installment. Regards, Sandeep

Query: Hi, is Triveni better option for 3BR+1SQ or BPTP? WHy is Triveni PSF rate only 1400 as compared to other builders in the same locality i.e. RPS which has PSF rate as 2100? Is triveni a credible builder in terms of building materials used, ontime possession?
Reply: triveni original booking is also at 2100 psf marketed as triveni oxygen. development work is on track and probably as much as in line with rps (one can verify that at site as well). It is a type of investor ratio which is hampering the development of project. fortunately omaxe and rps could get rid of them timely.

Query: dear jeetender, i had a talk with amit shukla in the morning and he gave me all necessary info reg the flat alotment.the rates/sizes/and what i have to pay.he also confirmed that the flat is available in sec 89 r block and there is no problem in getting allotment as of now.i told him that i want a 3br flat and would get back in one two days after making the arrangement of the balance money.he assured that he would go to triveni office with me and get the allotment done.

Query: Hi Would you please provide the updated status of triveni project. i have made 2 installment to the builder but we have not made 3rd payment because construction has been very slow and builder has been selling the land to different builders.
Reply: excavation going on. builder has lot of surplus land, so no harm if it diposes some of it. most developers do that.

Reply: pictures would be posted soon. As regards comparision even piyush does not have any delivery track records. All current projects are the first lot of work they are handling and infact most developers. Even bptp has no delivered residential project while they are doing a 1500 acre township.

Query: Hi IndiaSpaces, Some postive news after a long time for the triveni sign investor in terms of map approval. However the uncertaintiy is still there. I received the BB agreement around three months back. I tried to deposit the form at there office and was expecting them to modify the escalation clause as suggested by you. They are not aware of any changes as it is not told to them by their senior persons. I have not deposited the form till now as they are still not clear about it. What is your view? Have they done same for unit holder of secton 78? Should we submit BB letter now? Regards, Mohit

Reply: Nothing to worry and that is routine. most developers have done this way, they begin ground work like excavation etc. pmts till that stage is demanded. And subsequently it is received. Honestly speaking if you wait for everything i.e. approvals to happend and then do allotments, excavation etc. I doubt any developer can finish the project in 3 years from date of booking.

Moreover I have heard that its selling its land to Omaxe and other builders. I have 2 2BHK flat at the booking of 1400 Rs/sqft and I have paid 5 L each till now for both of the flats. Im intersted in selling these out, please provide the quotes.
Reply: let us not go by half baked facts. You can come and see the site development at galaxy which got approvals earlier. For signature maps just approved. Omaxe thing has been clarified n number of times. Maybe you missed that. A developer is free to sell or collaborate with any one for surplus land. If you have a non-allotted unit it is no unit as per us, you would have to get an allotment or cancellation is the only exit for which you have to get in touch with company. Instead of general rumours i would prefer if you have specific concerns

Reply: 1. Time taken should be 10-12 min or km once completed from Greater Faridabad. 2. FNG end point not clear on ground level presently. 3. Metro station is porposed to be 3-5 km from Greater faridabad. 4. FNG is same as greater noida one.

Query: Dear Jitendra Recently I paid a visit to Triveni Signature and was told by the person representaing the developer there that the rate is 1900 psf. However, while I was browsing your website, rate quoed by interested sellers is around 1400 psf. Why this difference. How can the builder escalate the price so much for new buyers? Please solve this conendrum. Secondly, I am a Civil servant and want to avail HBA from Government of India. Please tell me whether I am eligible to get HBA if I purchase the flate from secondary market (which apperas to be cheaper) rather than going for original booking with the developer?
Reply: secondary market transaction can be done in such a way that paperwork is as good as aoriginal, only thing is that it would involve a high upfront though the price would remain at 1400 psf. You would have to visit our office once to understand once. As regards the disparity between list price and market price, that is there in all cities, projects and developers. Developers set a price which works more like a target for future.

Query: I have been following your site since Sept 2006 and you have been recommending to buy Triveni flats which was Rs 1400/- per sq ft in Sept 2006 and now in Feb 2008 after 16 months also the rate is same at Rs 1400/- per sq ft. Do you think something has gone drastically wrong in your analysis.
Reply: Prices unchanged in last 2 years Omaxe greater noida @ 2575 Omaxe Heights Sonepat @ 1350 Omaxe Greens Derabassi @ 1350 Similar situation for omaxe flats at baddi, rudrapur, bahadurgarh, lucknow, jaipur flats. Bptp grandeura @ 1850. Even in case of bptp princess park distress sales happen even at 1450. Except omaxe and rps no project has any significant premiums. Most projects in dharuhera, bhiwadi, sonepat, mohali, greater noida from leading developers has not seen any movement in last 2 years. My assessments are normally till possession when there is no ifs and buts about project development and it should command prices in line with rest of market. There are stages of buoyancy which unfortunately in case of triveni has met an hiccup or a conspiracy normally. Like the christmas party would have taken market in a much forward direction in terms of credibility and goodwill. But a bunch of impatient customers created a scene which resulted in a static situation and infact they themselves are worst hit bcoz neither they make money also they made their own exit more difficult.

Reply: i am not sure for signature 2 will have to clarify. All additional charges same except green PLC here is 150 instead of 100. Maps available for both phases.
