Query: Hi, There was an advertisement in the newspaper a couple of days back in which Triveni nwas offering flats at Faridabad projects at old rates. Long time back you had mentioned that all flats are sold out in Galaxy and thats the reason the company is not releasing any ads. Now if that was the case then where have these fresh flats come from. Also, is there a possibility that an alloted flat in Galaxy can be exchanged (transferred) with one in Floral home. Regards.
Reply: cancelled units are up for freh offering. No big deal about it. For exchange you would have to check with company. but i dont recommend. bcoz galaxy work has started, maps sacntioned and loans happening. floral would be starting all over again.

Query: I hv flat in T-11 , booked in April 2006...After 2.5 yeras.,,,,still construction status is no where....also no resale... ...co. gives PDC of 18 months.....do u hv any idea...if person want Immediate exit...any way or solution to get ut from Triveni.
Reply: resale problem or exit problem is with most projects today. Cant say about individual tower but work going steadily on several towers in galaxy. Many companies dont give exit without deducting 15-25 percent of unit cost which is substantial. Even if company gives exit with pdc, it is not a bad deal. Timing part can be requested. But in current liquidity scenario an early timeline may not be possible.

Query: I think that all T-2 Flat owners living in Delhi should get together and seek an appointment with Mr. S Mittal , Chairman, Triveni Infrastructure and apprise him of the current situation, presuming that he is not aware that his Commercial/Marketing Dept. has sent Call Notices for payment whereas the ground reality is that the construction has not come to the stage for which payment is being demanded by his company. Protest is definitely required because clients can not be taken for a ride.
Reply: as a first step, if you guys could just written mails (wherever dicrepancy is there) and making it clear that no pmts will be made till work macthed the demand (stop being scared of interest part for a while). I am sure it should serve the purpose. Ath the same time a meeting could also be sought. A large mass may not be enteratined bcoz some miscreants had defeated a similar purpose last year almost the same time at christmas carnival at galaxy site by misbehaving..

Query: I have received a demand for T2 in Galaxy for casting of stilt roof.I personally visited the site on last Sunday,even the pillers are not ready then how can they cast the stilt roof.The photo uploaded in your image section also confirm the same.Pl help us in protesting against this .

Query: Progress Status. Is it possible for someone from your office to update the progress completed by tower # as it is very difficult to make out by the picture WHICH tower out of a cluster of 4 has the work been done at, plus your person taking photographs has visited the site. Query: Hi Jeetendra Thanks for response.If no work in T15 has started then why Triveni has asked money for stilt roof and I already have paied 22 lakhs for when basic cost is 30 lakh only. Is there some error.I am greatly worried now.Are they asking money as per T14 ? Br,Rahul
Reply: when i last replied i did not look at map, i think it is t5 and t10 i was talking. T15 should be as per company claims. Photos should be there in images section.

Reply: if you see the map clearly t5, t15 and another tower (most likely t9) are different cluster where work has not started currently and may take some time. That is why no demand.

Query: Hi Jeetendra, I called up Triveni to ask regarding the next demand and they say that its not on completion of stilt but on casting of stilt at which demand is raised. Is casting of stilt not mean completion. Is it how every builder does or is it another Trivenis adventure?
Reply: well no builders are different. Infact new ones normally attempt things like that only after some of the leading developer had applied it in the past.

Query: Hi Jeetendra ji 1) please upload picture of T1. I am bit worried. Triveni has sent a demand of 5 lacks. It is construction linked plan. I cant visit the site now, so requesting indiaspace to upload the pic. 2) I have not got the reciept of my last payment. I followed with Aneesh and Triveni. Initially they told me that check is bounced but money was debited in Oct 2008 itself. they confirmed that the check has been cleared. But I am still awaiting recipt and now this new payment has come. 3) if the development has been done then i dont mind paying next installment. But they should be promt in sending rciept also. Please suggest.

Query: Dear Jatinder, I am owning flat in T2. Last week, I received letter from Triveni demanding next instalment against stilt roof completion. I was felling happy that at least construction has started. But today when I went to site, I was surprised that no roof has been casted. I have been visiting the site every quarter & there has been no progress in T2 for last six to seven months. I am more worried because sending demand letter without reaching that stage puts doubt over the integrity & morality of the company. Through this forum, I request all other stake holders to not pay unless they check the site status. Your help is required to guide all of us.
Reply: I absolutely agree with you and strongly believe that a demand letter without development is nothing less than offence. All should try to get their demand letter verified. And if discrepancy is there a letter should be sent by email, registered letter and possibly get a written letter from company nullifying demand.

Query: Dear Jeetenderji, I have a booking in T12 -1007 through you and have recently received a letter requesting for Rs.1.56 lacs. As per the letter, this demand is made after the casting of the roof of the 2nd floor has been completed. I understand that my payment plan is construction linked and I am bound to pay if the progress made is as claimed by them. But The picture presented on your site does not reflect the same level of development. What i can see on your site is actaully a combined picture of T12 and T13 and it is difficult to make out which is T12 and T13. As you are the only reliable source of information for me, can you please advise the actual progrss of T12. Can you also please arrange for the latest picture of T12 to be viewed, clearly showing the development as claimed by the builder.

Reply: If company has availaibility and you have bonafide case, they can do it. SInce it is discretionary, it is better to approach directly and present your case.

Query: Hi Jeetendra, Thanks for always answering the queries and helping us out.I have a 3br in T-16 tower.Till now i have paid around 17 lakhs and now Triveni is asking for 6 lakhs more.The flat cost is around 30-21 lakhs.T-16 is made till 3rd floor only and there are many more floors.I am a bit afraid whether the company is asking or taking away more money.
Reply: the pmt plan is like this for most builders. Worst are ones like dlf, raheja which have a time link plan where installments are periodic irrespective of any development. There is nothing much that can be done.

I have booked a flat in Triveni Galaxy Tower T-21 and paid teh last installment aroung 6 months back. I have noticed through your web site that there is good progress on some selective towers but no information could be found about Tower T-21. I will be grateful , if you could kindly update something about the same i.e. Present status, likely next payment call, expected completion schedule & if possible some images of T-21. Kind Regards.

Query: Hi Jeetendra, Due to some issue, i want to convert my 3br flat in Triven to 2Br.I had taken a loan as well from the bank.Can i do so,will the company and bank agree to it.
Reply: in case of bank loan, it is very difficult bcoz it would mean closure of first loan, release of documents, fresh loan, fresh documentation. Not advisable unless bank has a shortcut. Talk to your bank first.

Reply: for all practical purposes builder buyer agreement is what is actually binding. Calculate date as per that. A builder normally tries to maintain the schedule as per that to avoid interest penalty.

Query: There is no so called sample flat in Galaxy project which was advertised earlier. I see no gate which is posted in this website.
Reply: sample flats are demolishable structure. it was available at the time of booking. but not available now. Since development happening from various sides, so a proper gate would be more of a construction barrier. entry is proper around tower t5, though dvelopment is more near the interior entry.

Query: Hi Jitu, I am back in Delhi as I have been transferred from ahmedabad so pls count me in RTI.Thanx for uploading the pictures of Trivenis development in sec-78, but there has been not much progress from the last picture which was uploaded by you, if you compare the last picture uploaded & the recent one for tower 14, the work seems to be very slow.
Reply: noted for RTI. changes may not have happen in all towers, but a floor has been added in 5-6 toers where demands have also been raised. pictures are being uploaded fortnightly or so, development may not change so fast.

Query: Yesterday I visited the site. Tower 13 basement roof is in place for half the tower only and for the other half there is no work going on not even the preparation for casting of roof. I believe the installment is not due till the basement roof is completed. Your comments please. I have some pictures which I took yesterday, please let me know how I can send them to you so that you can upload in this site.
Reply: Please email the pictures at info@indiaspaces.com. I had myself also commented earlier as well, that for t-13 the demand is not accordance with work on site.

Query: Hello Jeetendra, Thanks a lot for providing us this useful information for the projects.Recently there was an Ad in papers where Triveni is asking for money, does they have issue for liquidity.I hope galaxy doesnot get stuck up, i have a flat in T5.
Reply: liquidity is a concern eveyrwhere. But this has nothing to do with galaxy or any project. Construction is going regularly at both sites and work has never stopped for a single day. The advertised schemes are for one time small investors. Schemes with assured return and buyback provide customer immunity against possible price fall or non-exit situation. The sales of these are also linked to shops in galaxy or signature, something which has not been allotted to anyone till date. It does not relate to or affect current project. A developer has right to raise money from other projects.

Reply: Liquidity crunch is there with every developer today, bigger the developer, bigger is trouble. But what some of you might find difficult to accept, triveni is much better placed as far as financial security and asset base is concerned. I see no reason project not seeing a reality. work on site is going on.

Query: Hi, I have 2 queries 1. I have not received any demand letter since march. I have a flat in T14. I got my address changed but I am not sure whether it is updated or not. What should I do? 2. Reply: check with company directly or through your dealer. how to pay a demand letter is your choice. But dont involve part payments. either pay a particular demand letter by your funds or let it totally go through bank.

Reply: if you could have seen the pmt plan which is also published in builder buyer agreement then you would have understood that it is not just a part of bsp but also of additional charges. Pls go through that to understand the logic.

Query: With a budget of 35lac & upfront of 4, which one makes more sense - Triveni Galaxy or Princess park in resale; or RPS Savana or Puri Pratham in original booking for end usage?
Reply: RPS Savana with low upfront would mean buying from company at 2500 psf. while triveni galaxy would not mean high upfront other than 15-20 percent. price is low like 1400 psf. in princess park also premiums would increase your upfront.

Query: Hi Jitendra, I am plannnig to invest in a reasonably priced property. From your earlier posts, I am considering Trveni Galaxy.. But before I decide, some answers would help: 1. What would be the price in resale and original booking? 2. How far will Triveni be impacted in the current downturn? 3. What is the expected date of delivery, now that the industry is going through a crunch and will find difficult to fund? 4. Is there any doubt about completion of this project due to company/market factors? Would appreciate your opinion to decide.
Reply: 1. resale is 1400 psf, original is only in buy now pay later which is much higher. 2. Construction already begun, large no of bank loans started, balance construction can be sustained by construction linked installments. 3. 2010 end. 4. I have no doubts whatsoever.

Query: Hi Jitendra, As you might be aware that My flat in Triveni galaxy (T309) is in the sale process. I have been in continous touch with Anish regading the same. The process has already taken more than 4 months since when the things started. Though Anish keep me updated occasionally, I am afraid on how long more will it take. Another thing is, there has been payment pending on my side to Triveni. I got the demand letter from comapny and told anish about it. With Anishs advice I had written a request letter to the company. Also while signing the sale agreement Anish said that he can easily get waiver on the interest part that company is asking for. Today only I came to know that I have to a penalty of 50-60K to make the transfer complete. This is really shocking, I was assuming this has already been worked with the company. Can you please probe it and let me know what can be done about it. I have made the request to the company that I am not able to continue paying the installments and so I am in the process of selling it. I can forward you that letter if you need it. But this never came in the past 4 months. I think the hefty amount could have been easily avoided if things were clarified beforehand. Please clarify and let me know if anything can be done about it. Query: Hello, I have heard from a very good friend that Triveni has over booked the flats and that several people might not get a flat alloted to them.
Reply: Allotment was offered to all bookings atleast 18 months back and repeated reminders were sent. those who were genuinely interested have taken allotments and all those who have an allotted unit would get a flat as construction is going on and each allotment is in writing with unit no and also mentioned in builder buyer agreement. no unit number has been allotted twice. so where is the doubt ?

Reply: i have no update on expressway. Also the images are of some of towers for which signage depicting tower nos was not available, just to give an idea construction happening at various locations. Images are 7-10 days old. Dont have exact date presently.

Reply: The one with more development is t12 and one where basement roof is shown is t1. you could expect installment sometime in oct or nov though.

Query: without the presense of external development such as roads, sewer lines, water supply, electricity there is no point in getting a possession early. In fact it is to our disadvantage if the builder gives us possession earlier before external development happens because we have to shell out money errly with construction linked plan.
Reply: I dont think possession is going to be earier than external development. possession is around 2010, external development likely by then.

Reply: construction on cluster pending and would commence in 2nd phase. All projects proceed in same manner, not all towers at the same time.

I realize you had discussed this exhaustively several months ago, but I wanted to run this by you before signing. I have booked a flat in Tower 19. For various reasons, I wasnt able to sign the BB as yet. I do have a letter from them stating amendment of clause 1.12. Query: Hi Jeetendra, Thanks for uploading new photos. These photos shows that Progress on the project is really good. This I can say because around two months back I visited Piyush Height and I can say this for sure that this progress in more than what I saw for Piyush Heights. Jeetendra, though I have a question: It is for sure that work cannot go on parallel for all towers, so in that case next installment will be demanded only from the respective towers customers, for which towers there is completion of stilt roof or from all Triveni Galaxy Customers. Reply: letters sent only for those towers where work has reached the desired level. Even otherwise a demand letter is a written document and can be challenged in court if it differs on ground level from actual claim. Also various banks funding project would also not disburse if technical team dont find the actual progress differing from the claim so normally in tower level precise claims like floor level, a builder would rarely go wrong.

Till date i have 13.5 lakhs per flat. 2 questions - 1) What is the construction progress. Is Triveni fine in asking for one more payment now. 2) Shouldnt they give more time for payment. Reply: each have its own economics. triveni is lowest priced and with bank loan advantage, maps approval and construction started still remains a recommended one. I have already highlighted advantage of bptp floors but recomemnded for self funding investors primarily. princess park plans are not too good else location, stage of construction, low premiums and bank funding is an advantage there as well. vatika is also for self funders and no point putting it here in the same bracket with faridabad. i feel let the decision be on self funding or bank leverage criteria between bptp floors or triveni galaxy.

I visited the site on last Saturday (19, July), before that I visited the site in January and there has been almost no progress on the tower T-13 (in which I have flat) since then. Almost 8 months after starting the construction, the stilt roof is not in place for most towers. Even the work is yet to start on some towers and there were no more than 30 workers on the site on Saturday. Have the builders apprised you about the reasons for the ultra-slow speed of work on the site?
Reply: what are you talking chief. T13 is the tower which has the highest progress. Work is going on, atleast on 4 clusters which means 10-11 towers. Structure is visible above ground level on most clusters. And i have repeatedly maintained till this level progress visibility remains lowest and subsequent floor addition is much faster. Infact yesterday only a client like you has clicked some pictures and uploaded. Otherwise also much of ground space is open space and construction would remain confined to clusters only. Work is satisfactory. You should compare with developers who got map approcal almost around same time anywhere in NCR. Infact the builder is more concerned, the day the stilt floor roof is completed, it could send next demand letters and raise crores of rupees for next stage of construction which he has not been able to do for quite a few months now.

Query: Dear Jitendra Jee Based on your high comments for Triveni, I bought apartmenet one each in Triveni Signature & Triveni Galaxy. If I assess the speed of construction & activities done by Triveni till date, looks too Slow. Do u think Triveni has the Intent, commitment & financial strength to deliver both Projects on time. I am sure this query today is in the minds of all Triveni customers.
Reply: following half advice is more harmful than not following at all. I would have never adviced putting all eggs in one basket and buying both. I would have never suggested that. I see all intents of triveni to not only deliver in time but honestly speaking everytime i go to project, i see it making suitable progress.

I am an end user having a Flat in Tower 12. There was some basement level construction for some 8-10 other towers all around the area. Tower 12/13 are the ones where something is visible above the ground. Others, I could see that some work was happening, but I could not go there as it was inaccessible by car. I went to the site office side, and Tower 12/13 are the ones directly behind the site office.

Query: Dear Mr Gupta, I have a booking through office in Trivani Faribabad. At the time of booking I have deposited Rs. 7.00 Lac. I have been given priority no if 104. Where as at the time of allotment they have not given any initimation to me nore I have received any intimation from your office. Finally they have given allotment in one of there extended project with flat no R301. For this they have taken Rs. 5.00 Lac additional. I have raised many queries on them about progress but there is a complete silance from the company. I have requested to refund on this they are asking NOC from your office. Requested to please update on the fate of the project & in case this is not going to come up then please issue me an NOC. As per Mr Monu Sharma of Trivani this project is still not approved.
Reply: you had a mailing address problem with omaxe also. Also you changed your mobile number and did not inform us. As per our records you were not contactable. Tirveni signature did not have license (though LOI was there) till last week. Company has just received it. I have flashed it in breaking news as well. Issuing NOC is not a problem and one phone call away. Signature 2 has a better location as it is right on expressway. Also since start of construction would sitll take few months, no more pmt would be demanded,

Reply: i had clarified that initially this road entry was not there and company began construction from the other end i.e. t12 and t13. so now these towers would be taken up only once previous ones come up to the stilt roof level when next installment letters for those towers can be sent. The t-5 tower pmts may take min 2-3 months.

Query: Hi Jeetendra, I always admired your honest opinion about real estate issue in NCR and need to know something about the triveni galaxy. I am hearing from lot of people that Triveni infrastructure is in trouble and might not be able to finish this and other projects. As, I am about to invest in couple of their projects, I need to know if it is safe to invest in there or not. Reply: after omaxe, bptp, rps came with their prelaunches, triveni was one of those who prelaunched in last leg. They earlier came with plots which had touched a premium of around 600 psy in no time. But when the plots could not get approval, it backfired. Panic, refunds and bad publicity became obvious. Then they came with flats, speculators who made a quick buck in omaxe, rps or bptp picked up triveni again to play with booking amount cheque. By the time triveni got approvals markets changed. Now that speculator is hurting the project like termite. They dont have funds to own the flat. Money has been invested in land, licenses and construction. You cant open floodgates by refunding money to everyone. Though as a part of slow and gradual process thousands have been flushed out. Number is now few hundreds and that too panic is more in unallotted. I see no problems with company or project. FYI - triveni has the second largest land bank in faridabad next only to bptp. And have substantial land bank in rewari, dharuhera, gurgaon, agra, vrindavan, delhi, greater noida and ghaziabad. This speculator panic is there with most builders in changed scenario. Nothing to worry.

Query: Hi Jeetendra, I am an end customer who has booked a 2BHK flat at Sec-78, however I am really getting anxious with the way the construction is progressing at the site. All the builders group like ERA/RPS/OMAXE etc have done considerable work with Triveni being an exception. Also, even in re-sale Triveni stands a very poor rating with the re-sale price being offered is below-par the booking price. What is the future of this project? Will it really get delivered as promised? What can a small time investor expect from Triveni in terms of ROI? And the most important does it still makes sense to stick to Triveni even now when it seems to be really below-par in its performance as a established builder so-far or one should move out at the earliest from this project? The managment/customer relations people at Triveni really give a damm to our queries and people like us are really feeling nervous and anxious with the future.
Reply: i have answered everything in this mail, hundreds of times. It makes sense to stick but unless this frequent panicking is not over, none could grow, you or the company.

Reply: Dont take me wrong but the problem with triveni is actually people like you. and then it is a chain reaction. never buy what you cannot sustain with your own funds or bank funds else you can be in a fix like you are now. Selling in open market or converting to an IT unit etc remain the only option. downsizing is also an option if bought in a bigger size.

Reply: absolutely possible. I.e. How most resale deals are happening. Infact it remains most convenient option for endusers with limited upfront. A 3bh would require around 4-4.5 lacs upfront/

Query: Dear Jitender ji: Thanks for loading images of T12/T13 on your site. Progress quite impressive - Also visited site - saw lot of material (steel bars) & Cement lying in Godown - I agree with you that till stilt, structure will take time and after that floor construction will be easy and not take that much time - The way Triveni Management is handling the project, I am sure they will handover flats to all their investors well in time. Premium may not come up because of over all dull reality market. I also agree with you that when the possession would be given, rate PSF would be around 2900/3000. And in another 1-2 years, rates of all the flats, whether RPS, BPTP flats, Omaxe and others will be more or less at par. People who are recently buying Triveni in resale would be benefitted in a big way because of less or no premium on these flats. Regrds,

Query: Can you provide some details on project status? Project was marketed about an year & a half back, at the same time when Omaxe and BPTP were marketed; these projects are in advance stages of construction with 6-8 towers 8-10 storeys high standing, but Triveni Galaxy has not even completed basement construction. Also, other projects like Omaxe, BPTP are re-selling at a premium, whereas I am not being able to find a buyer for my apartment? Would be greatful if you can address some of these concerns.
Reply: get your facts correct. Omaxe, rps and bptp flats were marketed in prelaunch in 2005. While triveni flats were almost an year later. Same way the gaps between licenses and subsequently map approvals and construction. If someone has actually lagged vis-a-vis omaxe and bptp it is rps. As regards if development had anything to do with premiums, rps should have least premium while bptp grandeura should have maximum. Before a project reaches possession such premiums are immaterial and can be easily mainpulated. if you have surplus funds you can create premiums overnight by buying back panic sellers. I give my timeline till possession and has never been wrong so far in last 4 years. In 2005 when bptp was prelaunched at 7450 psy, everyone including faridabad residents and entire web community found the price and location stupidity. Bptp was not even a brand then. We projected a priceband of 15000-18000 on possession i..e 3 years. Possession is still 6 months away. I have a target price of 2800-3000 psf more or less for most flats on possession irrespective what the resale price is today 1850-1900 of omaxe/rps or 1550-1600 of bptp. As an investor i am confident scope of making money is highest in triveni. Market is improving not daily but on hourly basis. We dont handle outside resale. Allotment through us in hundreds and in our lot much of panic sellers have been replaced by end users or long investors and the balance of around 10 percent should be cleared in next 3 months. If the right proportion of endusers and investors is not there a project suffers. And in case of triveni initial lot was largely speculators.

Query: As per the booking application, customer can request for refund but triveni is still not giving the refund to his customers. people invested money for 2.5 years and asking their money back ...do u know why....
Reply: because you never took allotment when it was offered to you. cancellation clause should be read clearly. you are entitled to refund if developer fails to allot within a given time frame. but if a developer is in a position to give allotment you are expected to arrange funds and take allotment. let us not act innocent and vulnerable. only those people are suffering who invested like speculators to play with booking amount cheque. A developer is not a bank, if you dont make quick money you cannot conveniently knock doors and ask for withdrawl. If you did not plan how you would buy the unit i.e. by self funds or bank funding, problem is entirely yours and not of the company.

Reply: i normally dont recommend flip flop till possession. Even as a strategic move it is not recommended unless omaxe premiums are stagnanting or slowing down and triveni premiums start touching atleast 50-100 psf on regular basis.

Query: Hi, Just wanted to know why Triveni resale prices are so abysmally low. I visited the site yesterday and found it to be very near RPS Savana/opposite Piyush Heights. The construction has also started there and it seems still the resale market is way behind what is prevalent there. It seems even banks are funding the project. I also got it from the agents that around 500 flats are sold to BSF officials. Please sight a reason for this plummet. I feel going forward there should not be much disparity between per dq feet rate. In thats case Triveni (resale) looks quite lucrative to me. I am unaware of any flip side to this deduction.
Reply: there is no flip side and reasons have been enumerated a number of times. being repetitive but just a short reply it is more a chunk of investors who bought the project initially rather than endusers. markets changed by the time triveni got approvals and exit became diffcult. panic selling by investors has kept premiums under pressure. legally and construction wise the status is same as rps and in a sense even better as rps was prelaunched/launched much earlier than triveni. though that may not be reflective in resale market which as per my experience is a different ball game altogether.

Reply: ads are sponsored by companies and dlrs only pay a part. No company pays for resale ads so those selling fresh are the ones who advertise. You wont see an ad for omaxe heights or bptp princess park either.

Reply: thanx for your comments. We only do our job, it is you people who rock it. We are all becoming a much enlightened person (including me) by simply interacting. A budget of 25 lacs may buy a 2bh in bptp princess park, omaxe heights and rps savana in resale. Upfront/Cash involvement high in latter two. Triveni galaxy can suit you better where you could also manage to buy a 3b with2 toilets (1495 sq ft) at a price of 1400 psf.

Query: I had not paid after allotment seeing the progress of work .has the first floor slab been completed. it is advisable to pay now? i had taken it in march 2006( prelaunch). by any chance can the project be completed by 2010 end.
Reply: stilt floor slab should be complete by month end or early june. last few days have also been affected by unexpected rains. i have already explained the current phase is visibly slow but work is consistently going on. Material cost like steel etc has gone mainfold. if unit owners dont pay in time the construction work would be affected or developer would have to penalise the erring customers.

I was given the choice either to cancel as requested or convert this booking in to the space in the upcoming IT- Spaces project in sector-89. Although i am following your site regularly but never heard about the ITSpace project from Trevini in sector 89. Reply: i am not discussing this presently bcoz approval for same is awaited. It is a good scheme for those who dont want to invest any more and desire a committed appreciation or assured return or buy back offer. Only concern is that in such conversions the liquidty becomes postponed for that much number of years unless someone buys that particular unit on as is to where is basis. While an allotted flat could be liquidated even earlier the day you get a buyer or bank funding route also open. Conversion suggested particularly for unallotted units or those who cannot access bank funds. Or those cases where either the arrangement or inclination to self fund is not there.

Query: Hi, I had been looking for an investment option. I visited your office and they guided me for Triveni Galaxy and Signature to be the best option. It sound interesting to me but now I have heard so much against this project from many sources that the project is not really in a good condition and is quite risky to invest here. Could you guide me on this or else suggest some other projects in the same range. I do have a horizon for atleast 3 years.
Reply: if there is a logical query i can provide a reply or a clarification. But if a bunch of dealers and investors have created a nexus for propaganda else they cannot sell flats above 2000 rates. Otherwise i see no problem. Alterntaively you consider bptp princess park in resale. In original grandeura and rps savana are also good options.

Global property analysts and even data from bank analysts suggest that house prices will come down 25 percent in next 2 years, so is this the good idea to keep on paying installments to triveni and see that value of ur money is going down day by day, so wouldnt it be good idea to exit from this deal and surrender the flat to triveni. The way big banks are going bankrupt like, northern rock : biggest mortagage provider, rbs asking for 10 billion pounds from shareholders: and even in india banks are tigheting their disbursal process. This is the impact of US which is troubling whole market as most of banks and financial companies have dependencies of US market. So wanted to know from you, your response on exit or stay in property market. I dont want to spread panic but in UK also for last 8 months prices are coming down 2.5 percent every month. and since banks will lend money more cautiously so why would price of the property increase.
Reply: i dont anticipate any bank disbursement problem. Also rates are so competitive rather rock bottom. I dont see any scope of fall or reasons to exit.

Query: I had booked an apartment in Triveni Galaxy by paying 3 lacs as an initial booking amount through some agent. Since then, I have been trying to exit from this and to no avail. Nobody has been able to guide me correctly. When I try and call the developer, they refuse to talk and redirect me to the agent who has fled since then. Can somebody help me. Reply: cancellation and refund is one of the option. paying more and allotment is the other. if you meet company they have also worked out some other exit options.

Query: Hi Jeetendra, This is in response to one of ur answers to a query - to the best of my info digging through for most towers. Infact foundation is also underway for most towers and a demand could be raised shortly.. I had visited the site on 30th March08 and it was only just 2-3 towers that were getting progressed. Rest all were just into excavation phase. So i dont think TRIVENI should raise their next demand for all the towers. It should be Tower-wise.
Reply: In const linked letters are issued tower wise only and that too in accordance with project progress. Even at the time of excavation demand we clearly stated the status and only those paid where excavation was done.

Reply: yes available. living after 10 yrs would be too long a plan. things change drastically in bunch of 3 years. Buy anything which you are comfortable to buy and only when you are near to using it, it would be worthwhile to reconsider options.

Query: there is a news in HT on Friday, that gurgaon coming up with 2 lakh flats in coming years, in a cheape rate, how it will effect on the real estate market, in faridabad or in other NCR. Because we already bought on higher price in faridahad in triveni galaxy.
Reply: if you think you bough something at 1400 psf and is a higher price then only option to get cheap units is getting it free. Gurgaon does not come less than 2500 psf. so the gap is always there which I fell substantial. And at 2500 Gurgaon is a corrected price which was heading for 2500-3000 psf.

Query: 1) Whats the status of tower T11? 2) as per agreement Late payment interest of 24% and in case delay is more than 3 months its 36%. b) Company can refund the payment without interest if after sometimes company feels that its unable to deliver the project. c) The possession is 3.5 yrs after the agreement is signed.
Reply: dont have tower level status. To the best of my knowledge excavation complete for most towers, foundation underway in many. Standard terms which is more or less same with all developers includinh whichever reputed ones you can think of. Check out, compare and only then comment.

Reply: hundred percent as it is not just map but also license. apart from that 5 banks have approved the project - lic, pnb, obc, ing, axis and latter too are also funding down pmt. a bank would not do that unless it has duly verified the credentials of the developer and also of the project. FSI stands for Floor Space Index. In layman terms means the maximum possible covered area permitted for a given piece of land.

Query: Hi Jitender - I had posted a query a few days back around the prospects of 4BR at Galaxy to which you had replied that given that it is a single tower, it should have obvious advantage though it could move slow in the medium term. The other thing I wanted to check with you was around its location. As I see on the site map, it is not in the main campus and is located across the 24 meter road that is dividing the project, in a separate and smaller campus. Can you please provide your thoughts on this ? Is this a concern or not ?
Reply: i still dont see that as a concern. Infact two wings are always facing wide road. Seperate gate. Right opposite commercial or other main gate. On the left is club and not inside what you consider main campus. This campus on its own would remain exclusive and less cluttered with only 3 towers 4bh, 3bh+s and 2bh. Though i would have preferred if instead of 2bh they would have placed bigger size only. Lastly this remains the only portion which also has a direct entry on the exisiting tigaon road.

Reply: construction going on. few contractors have also been appointed to speed up things. Visible construction above ground level normally takes time (rps sails in the same boat) as excavation and foundation takes most time, Thereafter subsequent floors are added speedily. Possession is targetted to be in time.

Reply: excavation started for all towers. For PLC status you would have to check with company as it is revised time to time. Though as much as I could make out except wing 4,5 all should be PLC. And even for 4-5 it is better to clarify from them. It also depends what it was on your prebious allotment card.

Reply: an unallotted unit is not traded. Inspite of our repeated reminders you failed to take allotment. So sale or resale is not applicable in your case. Company is not accepting cancellations else that is the only possible exit route wherein company refunds the money.

Query: Hi Jitender, Tower T2 block 7 was earlier facing the golfcourse (refer the original layout plan under your image section). They have changed the numbers and it hs gone towards back now in the final layout plan. This has resulted all the PLC flats now being non PLC. It is surprising that company the change in flat numbering schemes inside a tower(that too after accepting money on account of PLC.) Do you have any idea if company will refund back PLC amount in scuh cases. Thanks
Reply: if a plc unit would become non plc than technically they should refund or adjust in future pmts. Specific cases once taken up with company would help know their response.

Query: Hi Jitender, we have been discussing the potential upside of the Triveni for quite long time. So many times I read your comments on how the prices will move by Holi, Deewali and year end. Now we are in 2008 and still there is no appreciation on this. Do you know the reason? And, are you still hopeful about potential upside? If yes, at what level. Thanks for all you are doing!!
Reply: i never talk about a developer in particular. I always talk of rates of 2800-3000 in the area by possession. And if you see from my viewpoint it is steadily moving in that direction. Pranayam is booking at as high as 2500 psf. Bptp resort at 2250. Omaxe and ansals are planning around 2500. Rps is now at 2100 and succesfully sold hundreds of units at 1900 and penthouses at 2500. I hope you understand the concept of support levels. Those people who would enter these projects at these prices would never possibly at any stage sell these below purchase prices. Also these are not short term speculators. So by possession those invested in these would sell atleast at these prices or possibly 30-40 percent more bringing or inspiring the prices in other projects to proposed 2800-3000. What is worrying you is the resale market. High upfronts, less banks and resale hassles is still an obstacle. Premiums are significant only in two projects omaxe heights and rps savana and not even bptp which is mainly because of delivered projects within faridabad, a developed dealer network and higher confidence level. People are still preferring buying original at higher prices than resale. You are watching a newborn almost everyday and finding it unbelievable that within few years it would grow rapidly in height many times than its present length.
