Query: Hi Jitender, pls refer to previous query from Mr. Ravi/USA for taking legal action against Raheja. From next week on I am in india for my vacation and will have plenty of time to intiate some legal action against Raheja. Let me know what is the best way to trigger some actions againt Raheja. anybody willing to be part is welcome. So, this time i am planning to dadicate my vacation to Rahaejas. Thanks
Reply: feedback noted. But i suggest someone should consult an advocate with paperwork provided by raheja like agreement, receipts etc as to whether or not a case can be initiated.

Query: Hello - Do you know what should be the procedure If I want to cancel my deal with Navodaya. Only things done so far are - 2 installments paid, agreement/allotment done , disbursement from bank is pending. Please suggest the process on How to get the money back? and should it be a problem If I need the money back after the disbursement is done?

Query: Hi just want to know what was the outcome of the meeting that few people from the forum were planning with administration regarding insterest. Personally when i call builder it gives me impression that there is no responsible person to talk to. I have stopped paying further installments as i am apprehensive that i might lose the money. I didnt receive allotment letter nor acknowledgement for the payments i made. Also they are not generating demand letters.What is ur suggestion.
Reply: i have no update if any people met company guys. I am likely to meet them on wed-thu.

Query: I would like to know if the price for 2 BHK in Raheja Navodaya will also be reduced as every big company is reducing their prices these days? I got it for 2280/ sqft
Reply: Tell me a single company which has reduced prices for existing project or existing client. Call it ignorance, i dont know a single one.

Query: Do you know what is the status of construction of Navaodaya project? According to the schedule they should have completed till 2nd floor I think.
Reply: Pls understand that they are following a time linked pmt plan and adjacent indicated construction status as per them is only indicative. We would however try to upload some site pictures shortly.

Query: My loan has been approved by LIC for my booking in Raheja Navodaya. I am getting payment reminder calls from Raheja, despite i told them about my approved loan. I understand there is some confusion over a agreement clause between LIC and Raheja, because of which the process has been delayed. I am not sure, where to go from now.
Reply: the bank guys should resolve the issue by following up. Because it would be relevant not just for one case but all similar cases.

Query: I had booked a 2 bhk in rahejas navodaya and a 3 bhk in uppals canary in sector 78, however due to financial reasons i can now only procede with only one of the them, which one do you think would be a better option to retain from investment and also end user point of view? Seeing the current trend i now want to invest in land options about 40 kms ahead from manesar. Do you think its worth it?
Reply: try to remain as much as possible in the main cities. Raheja navodaya officially does not have exit option till 30 percent pmt is made to company. So only option would remain exiting uppals. I have been repating for quite some time now, when you buy do your maths well, self funding or bank funding or other options. Early exits may not be easy. Such things create an anamoly.

Query: Dear Jitender, I have a booking in Navodya through you. As i am in Germany, I received agreement papers from Raheja via email to sign this on hardcopy and send back. I did this booking with my indian address, now they have asked me to state in writing that I am an NRI and my income is tax free. Is it necessary? can i simply ignore this document as i made booking filling my indian address. Also all my previous bookings were on indian address and nothing such was asked, pls advise
Reply: if they have asked there must be a requirement. you can meanwhile complete rest of formalities and we would also verify the necessity from the company.

Query: Hello, As you know flat number allotment process has been completed on 17th may 2008. Please suggest what will be the next step. i.e. by when they will start sending the agreement letters. (we have not received any receipt/agreement yet.)

Query: hi .. we got 3rd floor east facing 2bhk apartment at navodaya .. my query is whether is it easy to sell 3 rd floor than other floors and will it fetch any extra financial benefit or any benefit in long run or not.. and i would recomment raheja developers for their fair practices & down to earth behaviourand we would also recommend india spaces atleast they are far proffesional than others
Reply: lower floors are normally a good option to resale in northern part of india. There should not be a problem rather it could be an advantage only. Thanx for the feedback on Raheja developers as well as for indiaspaces.

Query: Dear Sir, I have received the agreement from Raheja and I have following concern: 1. Agreement is blank even with out the amount. 2. No specifications for apartment is included in agreement. I talk to them and they said everybody is signing the blank agreement. Also they said specifications are inside the application. But application is no more in picture after agreement is signed. Reply: specs would not be changed. You can trust as far as that is concerned. As regards signing blank amounts is definitely a concern and most developers are doing this as a practice. Alternatively you could insist that you would do it at their office when someone would fill amounts and not otherwise. Or you could sign but someone could go on your behalf and insist on filling amounts before handover.

Query: one of my friend wants to buy 2 bhk but its sold out in navodays. he wants to buy it from us .. when is the allotment of navodaya taking place.. we bought it for 2200 psf thru u. is this right time to exit at 2400 psf as i saw at ndtv today that price in gurgaon and noida have come down by 25% in last 6 months.. a detailed answer would be appreciated.
Reply: i dont see a meltdown really. in gurgaon term new prelaunches are being compared with existing prices of gurgaon and that is the fall. but that is the case in most new areas have reduced prices compared to existing apartments. No because i am in this trade, this is the time to buy as much as you can rather than sell. Investors buy when markets are down and sell when it is boom, why do you want to do other way.

Reply: should happen this month. They had prelaunched vedanata earlier than navodaya so hopefully the order for allotment would be accordingly only.

Query: out of abw/vatika/pal/raheja/dlf ....which is best for long term investment and why in manesar in totallity..out of rahejas veedanta, navodaya, atharva which is best betand shoil we take plc or not for long term gains
Reply: In raheja projects, the first price advantage is gone as theese are revised prices. one could go for vatika for that advantage. navodaya is in manesar area where there is much of competition from all projects including DLF but navodaya gave a low size advantage which is not their in DLF. vednata and atharva are closer to airport and dwarka. There is never a best investment. It is always a suitable investment depending upon needs and constraints. else all would have bought the same thing only and no other would have had a market.

Query: i read dlf manesar is coming in sector 90 in gurgaon.. is it nearby to navodays sectoy 92 ?.. if it is dont u feel that no fun in paying high price for brand name only..and shoul go for navodaya bacause once dlf comes in that vicinity ..rates of all the adjoining sectors would increase
Reply: for every developer there is always a first rate advantage. for e.g. navodaya started at 2275 and it sells at 2475 in original not handing that first rate advantage which though should not be a problem to enduser but could be concern for investor. while suppose DLF comes up at 2700 (just an example) from investor perspective it could be important to buy bcoz of developer brand name and that for this developer the price cannot be lower than 2700 for anybody and those target customers who would prefer this particular brand only even if marginally higher, the first price advanatge would remain for first lot. I hope i have made myself clear without sounding too technical and confusing.

Reply: The link was proposed in the map. Todays news is a confirmation to the fact that we are moving in that direction of improved connectivity to projects like raheja vedanta, atharva, navodaya etc. DLF manesar as much as I understand is likely to come witha price tag of 50-60 lacs. If you have a budget no harm waiting else alternate options should be explored.

Query: Is it true that dlf would be coming wth price above 3000psf in manesarand which would boost priced of navodaya... which is better to invest dlf or novadya .. for navodaya today ur site is showing 2900 psf ,3 days back u wrote 2475 -discount replying to sania. week ago 2600 psf i m confused at what is the confusion.. t want to buy aproperty at manesar
Reply: 2475 less 3 percent. correction has been carried out. too many projects and price lists being changed frequently is causing confusion. apologies for same. As regards DLF there is no clarity rumours started with price band of 2500 and now I hear from you say it is 3000. DLF always create a lot of hype also. realsitic situation is totally unknown. Dont buy any project bcoz of speculative news, buy on as is to whereis basis. Though that is a fact that if DLF comes in vicinity the development and prospects of the area as a whole would improve.
