disturbed the way things are. I had been warning
raheja staff for last 3 months that dont take
customer for ride. Lack of transparency and
accountability is what none accepts. Every passing
day customer intolerance is increasing. I dont
have an update so far but would flash once i get

still recommend Raheja as a reputed builder?

| Reply: i have
never jusified any developer for being unfair to
customers. Even rahejas were constantly updated to
look into customer woes and what they are now
doing is going to adversely affect them in long
run. But at the same time, pls understand, there
has been an un-necessary fuss also over the whole
issue, which is putting considerable pressure on
developer. There were concerns of pmt plan i.e.
Development not being linked to installments but
that is there with many other developers. If
customers would have concerned and got together
just to ensure a development link plan be there,
that would have led to a solution. They are
reputed builders, have delivered projects like
atlantis which has also received recognitions.
Somtimes we focus more on the problem than on
solutions and which is why problems keep on
increasing. And that is what most blog sites,
yahoo/google groups do. Unregulated domains, where
people spread negativities and nothing else, bash
developer and increase problems. I have never seen
them coming with solutions, but abuses, daring
statements. And when it comes to doing something
people lack both time and guts. And if an
individual does it, he is likely to be identified
and could face the brunt. This is not how
solutions are attained. And what is the bigger
problem by the way ? | |

now pay later in faridabad like - rps savana, bptp
resort etc. that way portfolio gets divided in two

financial liability for next 2 years.

According to delhi conditions which floor is
having good resale value (3rd upward, as gr.,1,2nd
is having premium). For builder project all other
floor is having same booking amount however in
Mumbai or Banglor people usually prefer higher
floors |

traditionally north india prefers lower floors and
that is why developers put PLC charges on lower
floors. Though that is now gradually changing.
Floor heights have gone upto 18-20 floors. Infact
all penthouses which are most expensive and
classiest are on top floors. I have also found
many people repenting decision of taking a lower
floor post possession particularly ground floor
due to frequent disturbances.

from an investment point of view of 5 years? do
you think a good rental market when they get ready
for possesion in 2011? Also are 3bhk+3t available

makes sense to buy residential from rental
perspective. Post possession rental return is
barely 2-3 percent on the then market value.
Sensibly if one does not want to live they should
sell the property, book profit, buy a commercial
giving 9-10 percent return, and book a residential
property again since loan eligibility is free
again. Over a period one can develop substantial
rental income that way. Atahrva has good potential
but min size now is 2100 odd. You can also
consider bptp sec 66 where smaller sizes also
available and holds substantial potential.

approval pending though project licensed. Project
safe and projected figure could even go more, 4000
psf is the conservative target. Flats can be
resold after agreement, paperwork is determined at
that time only, but that is a routine. maintenance
and registry determined at the time of possession

not accepted at this stage. You would have to wait
for a while. It is my advise to everyone times

Jeetendra, Can you please explain the discrepancy
in following carpet area ratios for 1751 and 2251
sqft flats: For 1751 SqFt: 1190/1751 (68%) For
2251 SqFt: 1243/2251 (55%) Area for balconies have
been excluded from the above calculations hence
they are like-for-like comparisons. Seems the
buyer has to pay in excess of 20 lacs for a mere
60 odd sqft increase in carpet area and massive
relative increase in SBA for 3 Bed SQ flat. Please
clarify if I am missing anything. |
