Query: Hi, I have a 3+1 BHK in RPS savana and also a floor (G+2) in Gurgaon. I have seen a news on floor registry bill in your portal. When will this bill be placed in Assembly. Also what are its chances of getting passed as I saw some opposing agency as well in the Assembly.
Reply: it is at proposal stage, let us see how and when it gets passed, terms and conditions etc. Too early to comment. A ray of hope is definitely there.

Query: has SBI been financing any projects in RPS Savana? SBI demands a sale deed which no seller would be having. What documentation do other banks take ?
Reply: i am not sure but most nationalised banks are financing savana. And if sbi is particular about sale deed that means we are talking of ready to move property or they could be talking of sale deed of entire plot which developer bought.

Query: Hi Jeetu, Hope u are doing well. Wanted to share some updates about savana. I own a 3 BHK in T-12. (Im sure you already know :) I went to check the savana progress on sunday eve. Unlike a lot of speculations..The construction work is very satisfactory. Their staff is quite supportive and took me to the actual tower. 4th floor has started for t-12....few 3+1 towers are touching 8/9 floors. Their staff did share another reason(earlier unknown to me) of why few towers are only at ground level. As per them - Its to allow free movemet of raw material thru high rise crane.

Query: Hi, The latest construction update is available now. RPS has been really good in posting const updates. There is an update dated 4-12 and another dated 10-12. Also the construction indicates parallel activity on brick work and framing of the doors and windows beside the structure erection. Hands of to RPS. Surely possession would be in mid of 2010.

Query: Hi I am owning a 2+1 apartment in T3 in RPS savana. Its been one year and still the construction is at ground floor slab for this tower.. Would like to know is the slow pace of construction a cause of concern and if yes, do I have an option, Selling back wouldnt seem a good choice at this point of time, I would prefer to remain invested, but would that be safe option.

Query: Hi, This is just to share my observation. I have a unit in RPS savana and stay in rent in one society flat in Gurgaon. My rentals have been raised from 11k to 16k in a shot. I have been asked to vacate if this is not acceptable. In this time of pink slips this is phenomenal. I have queried few more apartments and there also the rentals are in similar lines. I must say, I am now more eager to possess my flat in Savana then ever before. I am pretty sure this is probably because people prefer renting to buying property in this crunch time. I also observed that the rentals all over NCR are sky rocketing. Jitender Ji, do u see any correction in residential rentals in the future or this trend is here to stay.
Reply: there is a large supply coming in entire NCR and even the sale price are either stable or dropping. So ultimately rental should come down.

Query: Haryana govt has increased EDC charges in Gurgaon for the construction after 2005 ; Is EDC increase going to impact Fbad (nehar paar) also ? If yes , then it is bad thing in current econoic climate ? your opinion is welcome.
Reply: as much as what understand that is in context to projects which are in possession now in gurgaon and sold around 2005 when edc/idc was less. While in faridabad most projects have an updated edc/idc charged.

Query: Hello Sir, I have a flat in RPS T-12 booked through you. Is there a way to find out whether the demand letters have been sent at tower level at different stages of construction? This will help people like me sitting abroad from becoming a defaulter because a courier was missed.

Query: Dear Sir, latest photograph of savana are updated but when you see them closely particularly the peelers ,when they are reaching high looks like crooked or tilted. is it going to affect the stability of towers or they will be ok after plaster or final touch. if it is not ,its a matter of worry?? Reply: rps is a professional company. There are responsible architects, contractors and PMC agencies monitroing the project. Dont look too much into things also. Dont worry. Your concern however would be sent to company.

Query: Hi, I have a flat in RPS Savana which I plan to sell. I am getting a client for 1925 psqft basic price. Mine is in T-11 (12th Floor) and is a 3BHK. Is it a good deal. Also I am not able to make up my mind if I should sell it. My booking was at 1600 -minus DP discount - dealer discount. Please advice if keeping it would be more beneficial as an asset or liquidity at this hour is a better option. I like the plan and the way Savana is coming up. This person is a a friend and wants to buy it for end use. Please advice.
Reply: my target post possession is 2800-3000 psf. You are getting a good price. In short term bcoz of liquidity situation prices may come down as well. So if you have to sell better do it now or possession would be right time.

Query: Hi, Happy Diwali to u. I am getting a client for my 2BHK in RPS savana for 1875 psqft. Is it a good price. My booking was for 1400 CLP. I have my own flat in Gurgaon. But looking at the way rentals are going up, is it advisable to think of RPS savana as one which will yield good rental returns on completion.
Reply: in faridabad dont buy a residential property for rental purposes. Rentals are normally low, and huge supply near possession would affect it further. Always advisable to sell a property on possession, convert to rented commercial property which fetches 8-10 percent return. Residential returns are 2-3 percent.

Query: Hi, I had booked a 3BHK in RPS Savana in Oct 2006 in DP. Till now only 2nd floor roof casting has been done for my tower. I dont have any problem with them having constructed ony the 2nd floor. My concern is whether RPS is good enough to bear the slowdown. Whats the probabilty of RPS NOT constructing the Savana. Also what happens to folks like me who had opted for DP?
Reply: probability of they not doing the project completely is close to zero percent. They handle very limited projects and dont over-expose their stakes. they are comfortable inspite of the present slowdown. their are images on our site which show many towers well above 2nd floor. so no concerns.

Query: I heard, RPS has got good response on 2BHK and 2+1 BHK units and they sold almost 100%. But while seeing pictures of construction status. I found construction status of these units are at basement level only but other big units like 3+1 BHK are at upto 7th floor. My question is the units which are sold completlely, so why construction is so slow ? I heard also now a days construction has been stopped, is this true? if so what is the reason behind this ?
Reply: construction planning has nothing to do with sales, based on ground realities and finalisation of contractors, construction planning is done. I have not heard any rumours on construction stopping.

Query: What is current market re-sale value for 3+1 BHK on 11 floor. Has G.Faridabad market actually picked up.
Reply: prices in general have shot up in rps from 1300 to around 1950 psf which is as such 50 percent increase and given the fact that not all pmt has been done or if bank leverage is also accounted it could work out an ROI of even 100 percent. What else would one expect ?

Query: Hi, I have 3BHK in RPS savana. They started work around December last year. Now only second floor work is on in my tower. So in 10 months if they could make upto 1st floor only, I can safely say the project completion is 10 years from today.
Reply: if you check the images section there are towers where many more floors have been added during the same time, which is an evidence of the fact that in such span much work can be completed. So once your tower would be picked up it would be brought at par with others. So have patience. And if you have lost faith knock off the unit profitably and rest in piece.

Query: Hi, I really appreciate the way the construction status of RPS savana is shown. This gives a more real picture of the construction. Can I assume that henceforth this will be updated with construction status. Also is the construction good enough to meet the 2010 completion deadline.
Reply: i dont see any reasn why project should not be completed by 2010. For inputs we are dependent on developers, if they provide us status time to time we always try uploading as much info as possible.

Query: Hi JitenderJi, Do u still hold on to the projected fig of 2800-3000 at possession in Nehar par. Real estate corrections are bound to happen in a short while. I have bought a flat in Down Payment and every month the emi that I pay, am not sure if even that much return is expected as of now. Do I panic sell at a loss or have faith in ur words and hold till possession. Also with no construction status update for this month yet, I am getting little restless. Please advice
Reply: construction status updated in most exhaustive towerwise manner. In last 3 years i have strongly discouraged down payment. I am sure even today you should be able to exit profitably. So why not instead of getting sleepless nights. Situation is no different then the short story that on seeing one fallen fruit from tree, we declare sky is falling all over the jungle. I HOLD ON MY TARGET 2800-3000 PSF. Still small advise investors calculating pennies please exit the moment you could do it profitably or at par. Future is for endusers and long term investors. Remember in India housing is not a luxury but necessity. Check link to project for status.

Query: hello jitender, We have booked a flat in RPS savana in nov-2006. At the time of booking they have told us that possesion will be given in 36 months. Now they have call us for buyer agreement and in that they have mentioned that possesion will be given in nov-2010 as they have got map senctioned in nov-2007. Is this same for all or some unit holders are getting possession earlier also.
Reply: possession date is normally from date of agreement. Same for all.

Query: Looking for Re-sale in RPS Savena around 1700/sqft or in KLJ Greens @1700 sqft for 3BHK both. How do you see KLJ as a company and location wise, I tried posted a classified for the same but there was some error on the site there so sending it a a query here.. Also can you please let me know about the Parkland plot price currently i can look to buy a 250sqyrd plot if i can get somewhere around 11000/sqyrd.
Reply: Between KLJ and RPS I would any day prefer RPS even if it slightly expensive. I dont see parkland coming so low, dont waste your time. technically it is till around 15k psy and with most payments made there is no selling pressure as well. Try to post a classified, meanhwile we would also check for errors.

Query: Hi, Has the work on the Badarpur Flyover started. Also is the 2010 deadline for Badarpur Metro ON. Do u foresee any appreciation due to completion of both of these.
Reply: badarpur and metro upto badarpur are expected to be completed by 2010 end. Increased connectivity should improve the prices but that has already been factored in current prices of most projects. New offerings are in the range of 2350-2500 psf.

Query: Hi, With BPTP and TRVIENI coming with flats for 20L and RPS coming with lower cost RHYTHM, the resale market is badly crippled. Do u see the resale market revamping in next 2-3 months. If the builders keep on launching such projects I dont forcast any good weather prevailing in Naharpaar in the near future.
Reply: each project has its own market, dont feel crippled by short term developments. Let possession come, stage of possession and the way a campus looks on possession determine its market price.

Query: I bought 2+1 unit in RPS @1700/- from a authorised property agent in sept 2006; he charged Rs. 50 premium he did not give any discounts, although the company was offering 4% discount. what should we do?
Reply: nothing you can do. Discounts be dealer are discretionary and voluntary by dealer not mandatory. Next time you buy something do some honework and dont just buy from anybody.

Query: Hi, The approach to Naharpaar can be made better. Now its very rusty and congested. Is the BPTP bridge going to be the main connectivity. What will be the width of the sector roads inside. Besides any place develops if there are jobs around. Dont u think Crossings Republic holds an edge there to Neharpaar Faridabad because of its proximity to opportunity rich Noida.
Reply: sector roads are generally 60 ft and even 100 ft in many cases. Though technically maps would have to be checked. Bptp bridge is going to be main entry and is evident from master plan itself. Someone in ghaziabad would enjoy proximity to noida only while in faridabad options remain open for south delhi, noida and faridabad. If someone gets job shift from noida to gurgaon, it would be terrible commuting from ghaziabad to gurgaon, or one would have to keep on shifting residences. While in faridabad one may work anywhere and continue the residence.

Reply: i dont recommend residential investments from rental income point of view. Suggested plan - book a residential, on possession sell and book profit, buy a commercial from proceeds and get rental return of 8-10 percent.

Query: Hi, I too have a 3BHK in RPS savana taken purely for investment only. Now with the market plummeting, do u still hold on to the target figure of 3000/ft at possession. Also due to rise in input cost I just read a column in TOI regarding delays in projects. Is it true with RPS Savana as well. I bought it in down payment and already its going 1.5 years late due to license related issues. Do u advice liquidating it at the earliest.
Reply: i still maintain my target, though in worst case scenario it could become 3000 psf inclusive all and if you see current original booking which is at 2350+around 350 psf addl charges becomes 2700 psf. Also scope of fire fighting and electrification is there makinhg it around 2800 psf.

Query: Hi, I have a flat in RPS Savana and plan to stay there once the construction is over. I have my office in GK. I plan to commute to GK everyday using the Badarpur flyover. Has the work on the flyover started? I am very bullish about Neharpar and dont like any discussion going against it.
Reply: flyover work expected to start next month. By the way for GK you dont have to wait for badarpur. Surajkund is even better alternative.

Query: Hi, Is there any shopping Mall/arcade coming in the area near RPS Savana. Also will there be Yamuna water supplied by HUDA for drinking. I am not sure if neharpar comes under HUDA.
Reply: there are infact two commercials which are part of savana itself. Area comes under HUDA but water supply is normally handled by MCF. Exact details would however be known near possession.

Query: Hi, We have a 3BHK in Savana. We plan to end use it. However we are getting calls to sell it off from brokers at 1930/sq-ft. Is it wise to sell it off now. Also we are put up in rent now. My husband has a job in Gurgaon. How feasible is it to commute to Gurgaon sec 32 daily from Savana. Is it wiser to go for something in Gurgaon. Please advice.
Reply: as an investment, you should hold on to investment for a while. Fafridabad otherwise is central to most geographical locations. Greater faridabad is closer to noida, south delhi. Gurgaon would be around 45-60 min commuting.

Reply: resale is a better option. Installments have been demanded from various towers. Better to check next installment status directly from developer.

Query: Hi JitederJi, The progress made in RPS SAVANA as evident from the pics suggests a lot still needs to be done. Most of towers are almost only budding and some have just got their 6th floor done. Laying the total 17 floors for some 30 odd towers and then doing the finish leave aside the amenites and land scaping requires time. The timeline of 2010 does not seem feasible for now. However u are more knowledgeable in this domain and hence need a confidence booster from u.

Query: Hi, Just a couple of months back the resale prices of Savana had almost appreciated to 2000 mark. However RPS Rhythm has again brought it down to 1900. If this trend continues - now that BPTP park floor is launched, with builders floating a lower cost stuff every month, how feasilble does the magic figure of 2800-3000 seem to u.
Reply: developers are not making strategies for your short term gains. My target is for possession and savana is atleast 2 years away from possession. If resale is 1900-2000 and original is 2350, we seem to be moving in the direction of my estimates. My target of 2800-3000 could also be both inclusive as well as exclusive of addl charges. So including all cost of original itself is 2700 psf even now.

Query: Hi, I recently visited Green Valley and found it to be really good. Also one of my friend has a flat there. The wastage of space inside was minimal. He suggested I buy something in RPS SAVANA. He also suggested that Savana will be much better made than Green Valley. Is it true. Whats is availability there. Also when is the possession targeted. I think work is in progress but 2010 seems unachieveable.

Query: Hi, Will there be enough parking in RPS Savana. Each tower requires to support 17 floors. Ideally a double basement wud have done the trick. But I fathom, the builder has stuck to a solitary basement. I think Green Valley still has inadequate parking to say the least.
Reply: green valley does not have a complete basement, parking provisions have been done after learning lessons from green valley. Do you know any group housing which has a double basement in residential society ? Or any other builder which has used your so called trick in greater faridabad. FYI omaxe heighs do not even have a proper single basement.

Reply: infrastructure is expected in 2010. Even though it is habitable today also but for an urbanised address that much wait is required. This is also not the firdt time when such a big housing is coming at one place. Rohini and dwarka are examples. These two places were in an corner with no great professional opportunities but still managed to get occupancy levels as well as appreciation. In comparision to gurgaon and noida, faridabad is only place where a low cost housing could be a reality and still accessible to all delhi, gurgaon and noida. It is going to be a residential mecca for all commuters in region looking for quality and affordable housing.

Reply: possession can happen by 2010 there should not be a problem. work upto ground floor takes longest time and looks quite painful, subsequent floors are added quite quickly.

Reply: 77-79 is on right of bridge. Bptp phase 3 plots. Projects from omaxe, bptp, triveni, era, klj. Sec 79 is proposed to be commercial sector. Sec 88/89 is going to be left of bridge and has projects like rps, triveni, piyush. Sec 77-79 is cost effective, lower cost and still very prospective.

I am actually confused between RPS Savana (2250), Pratham, The Resort etc....actually RPS savan suits me as I would not have to give any money for next 24 months. what do you suggest would be the best option to live in in terms of area, connectivity and buider reputation. Reply: bptp grandeura has similar scheme at 2150 psf. I consider that location better and much neat and clean. Construction advance stage, possession in 1 yr, developer reputed. Only difference is rps has a better floor plan. We handle both. Absoluteky your call.

Reply: in most original bookings dealers offer some or other discount, less or more. Though technically that is not ur right that you may claim or fight for. It is more like a competitive trade compulsion for dealers. You should have done at least some homework. I dont see there is much you can do anything at this point of time except requesting company to cancel your booking and request refund.

CAN you please highlight HOW…?? B’czo as per terms and conditions we u/s or gets thru internet that indicates that PAYEMNT SCHEDULE will start as follows … “at booking 10%”, “on 01-.07-2008 – 15% of BSP + 50% PLC + 100% EDC & IDC”……so on. IT’S REALLY puzzling. 4/- any charges like and ADDITIONAL CHARGES, EDC / IDC or ECC & FFC all will take care thru EMI’s or one has to invest from their pocket and if YES then HOW…… As per payment schedule mentioned on web site???. Appreciate if you explain me clearly so we can move ahead to finalize the same without any hurdles b’coz right now we have the impression that we no need to pay anything till possession expect 10% booking amount.
Reply: in case of by now pay later, it involves a bank loan processing, and i doubt a bank would process a loan where two people are partners unless they are husband/wife or father/mother/son. discounts 4 percent on bsp eitherway.

Query: Hi Jitender, How much do u think I can remain leveraged considering that I already have 2 properties and plan to buy a third. All the previous properties are having loan. Also I work in an MNC and is subject to market volatility. I do have the capacity to bear a loan to go ahead with one more property(3rd). But sometime I get prompted by people around me to rather close one of the loans first and then go for the next. But by the time I close one the market price will be hugely different from what it is today for the same project. I am in a dilema and hence need ur advice. Thanks, Ashok

Query: Hi, I am in lookout of a 2+1 flat in RPS savana. Please confirm availability. How do u compare Triveni Oxygen to RPS Savana both as a project and also the builder perspective. I find that Triveni Oxygen specs are much better than RPS savana and also the cost is only 2100 whereas RPS is 2250. Only flip side is that Triveni demands 15% whereas RPS demands only 10%. I feel overall RPS has a more warmer regard compared to Triveni. Why are the resale prices of Trveni so low. If ur possession target is 2800/- then anyone who has invested in Triveni gains more as they are the cheapest available in the market. When do u think RPS savana will be put into possession.
Reply: possession expected around same time. The initial lot of triveni were largely investors who were here to make quick money and not endusers really. Their panic selling never allowed premiums flourish. Triveni was also utilising its funds for land banking in many areas so was not even able to cancel and refund such people. So triveni would first have to be really visible on ground level. And definitely at possession time most uncertainities are over, so market prices should be more or less same. If going for triveni, better pick resale to have real price advantage else rps original is better in new scheme.

Reply: if you are okay with an upfront of 10-11 lacs including 5-6 lacs cash premium and have suitable free time and patience for resale hassles you should go ahead with resale. But if you are keen for a neat clean direct deal with a booking amount of only 10 percent and no cash outflows for 2 years (which itself can mean an opportunity cost) and have a good eligibility go for original. Interestingly where no emi or interest payment starts, it does not reflect in any bank statements so may not affect your future eligibility. If this still remains explained, a face to face meeting is what i could suggest.

Reply: dont read to much into it. they have worked out a spel pmt plan with a few banks of buy now pay later and are interested to sell under this plan only. If you go by construction link plan for a new booking the upfront increases considerably, it is to make those comfortable that the new plan is made, else those who dont want to go for it could pick a resale from the market which should be cheaper.

Query: hi Jiteendra, Can you clarify whether existing buyers under original construction linked payement plan gets effected by this new time linked payement plan ? also, please suggest how does this new time linked plan attracts buyers ? anybofy woudl like to make payement on seeing some real construciton progress.
Reply: pmt plan applicable for new bookings only. It is not time linked plan but the fact that a person pays only 10 percent and no payment for next 2 years, not even the bank interest. Which makes ot attractive. And since units are being offered in all towers including old ones, so construction would go at same pace for all irrespective who booked when.

Query: Hi Jiteendra, I noticed that indiaspace.com for RPS project is still reflecting the payement plan as CONSTRUCTION - LINKED PLAN I think this is not correct as it is now no more construciton linked , infact it is now time linked.

Reply: i never believe in short term resale. Have you ever seen us too bothered about resale. Infact the entire market would flourish well if people buy with atleast an arrangement or mental make up till possession by way of self funding or bank funding. Real estate is different than stock exchange with daily trading worries. At the time of possession all units should be similar priced irrespective of scheme.

Query: Hi, I hv buy a flat in RPS savana and got the loan from the Axis bank. Earlier my payment plan is Construction link plan and then changed changed to Down payment plan. Now due to change in payment plan Builder Buyer agreemnt docs also should be changed accordingly for this RPS ask me a NOC (Axis bank dont hv any objection in changing the payment plan ) letter from the Axis bank. Axis bank has released the NOC letter and now RPS said we want Second Copy of Builder Buyer agreement docs as well without that they cannot changed the Builder buyer agreement and Axis bank said we cannot give you a Builder Buyer agreement docs. Now you please suggest me what i hv to do becoz i dont hv Builder Buyer agreement copy with me which i needed.
Reply: safer option go for the original payment plan else due to delay in payment the accrued interest would be more than the benefit you gain due to down pmt plan. Axis should release the agreement if no disbursement has happened but if some disbursement has happened technically it is not possible to change pmt plan.

Reply: there is a detailed news in our news section on that. Tendering completed. Contractors short listed. Work to start within 2 months. Completion sep 2010. Work on other expressway is reportedly on at many patches though not much info available on actual status.

Reply: Grandeura is still my recommendation - best location, more or less similar priced and advanced stage of construction which gives sense of security. bedroom sizes in Puri looked more or less similar to me. RPS has a delivery track record and project looks worthwhile. For Puri it is first project as independent developer for this level. Location fine almost next to grandeura.

Query: Hi, i am a owner of one RPS savana Flat and went for down payment. Bank loans disbursal delayed due to incompletion of papers from RPS group side. later when the RPS management approached, they said they will charge interest if any, at bank loan interest rate and that too for the period of delay only. but now i received a letter from their side mentioning interest @ 18% and even compunded interest for the more than one year period is also levied making it to Rs. 24000. We are the one who had paid money in advance even when the project is delayed by more than a year.. suggest what should be done???
Reply: That is the biggest risk in opting for down pmt plan. a builder never hard sells this plan in case you are dependent on bank funding and in case bank refuses to fund in down pmt plan (which is very common these days) builder does not (and actually should not also) own up any onus for the same as it is banks internal policy. we had been suggesting people not to go for down pmt unless they have clear understanding how that money is gonna come. A better remedy could be requesting company to migrate from down pmt to const link. even otherwise representing it personally is the only solution.

Query: I have heard from many people that at the time of giving position of the flat, Builders generally charge a lot of money which was not disclosed earlier. Is this legal and what are the terms under which they charge this money? Can we take in writing from builders that no extra money shall be demanded apart from the defined payment plan?
Reply: normally there is no escalation clause so that already protects. but in agreements there are ceratin opne cluases. since you mentioned RPS Savana, in green valley at possession, IDC was imposed by govt which was charged extra. Fire fighting and External electrification was demanded on possession as it was mentioned in agreement that same would be charged as per actual expenses. They are likely to repeat same for savana. Builders like omaxe has started charging increased super area at time of possession e.g. nile, nri city etc.

Reply: LOI/license awaited. So it would take some time for launch/assured return etc. Some how i dont consider piyush in the same league. I doubt if piyush IT is above 5 acres which is a minimum requirement for selling units in smaller parts of 1000 psf. Crown and rps are more or less similar. crown is while coming from delhi and rps is towards delhi. Crown has a lower price advantage, easiest approach from delhi, LOI received.

Reply: govt agencies like huda and they have received several crores of rupees as edc/idc from various builders to provide this. They have to do it else one can even file an RTI to seek an explanation. But it would take no less than 2-3 yrs. Process for acquistion of land for the same has already been initiated.

Query: RPS in their existing price list have removed open parking and only covered parking for Rs 150,000/- is mentioned. What does this imply for old customers. As per the agreement old customers have to pay Rs 75,000/-for open parking booked by them. Will these parking charges waived off or old cstomers will be forced to pay Rs 150,000/- for covered parking. Also there is no mention of fire fighting charges etc in the price list. Will it be charged at the time of handover.
Reply: parking charges frozen in agreements would remain valid. New charges are applicable for fresh bookings. Open parking have all been sold out and that is why they are not offering open any more.

Reply: i would try to update the pictures. penthouses are not a very hot selling item so should be bought with caution strictly from possible end user perspective. In the same price bracket one can also opt for overall luxury projects like omaxe spa as well. there one can even opt for lower floors, more liquidity and luxury, lastly the social segment for entire tower is similar which may or may not be applicable for penthouses.

Query: Im planning to buy a flat in RPS Savana Fbd but little bit confuse with this areas connectivity to Delhi. The kalindi kunj bypass road is not at all safe at night as its too dark out there and the road connecting the project from the canal is also not very good as some local shops & village area comes enroute. Will you be able to advise whether the road just outside the project will be broadaned and which will be the best way to connect to the delhi. How far this place will be from Gurgaon, Noida and Greater Noida?- thnx
Reply: on as is to where is basis if you see that way bptp grandeura should be the best project. From the national highway turn left towards sec 15 and when we go straight over the new bptp bridge then you reach the project. Else lot of connectivities are proposed.

Query: My laon from HDFC bank for this project has been approved.I have been doing this using one of the refernces(Ashish Shukhla) mentioned in RPS side.On 30 th of Jan I got the approval email from HDFC bank and they said that offer letter is being sent.Till then i did not receice any offer letter so far.However HDFC bank Faridabad did manage to send copy of the same to RPS so that they can prepare necessary documents for loan disbursement.I had a call from RPS for the same asking for one documents to be filled by me and she is sending the doc to me on email.I am a novice, just need a favour from you to ask that whether the loan is getting processed in the right way or not. Please do suggest me also what all docs are required from RPS side.Thanks
Reply: mr.shukla is a responsible HDFC employee and rps is a responsible developer. Normally docuementation reqd include - Builder buyer agreement, demand letter, allotment letter, tripartite agreement, permission to mortgage and original receipts.

Query: First of all thanks for all your efforts to answer our queries. I really appreciate your efforts. You dont know but actually you are answeing the questions that we all have at some point of time. I see many posts related to the timely delivery of the RPS Savana project and your assurance in your replies that they would be able to complete it on time. I am 100% sure that they will be, because they will have money to add in more labours and to do some better management to ensure the timely delivery of the raw materials to attain the goal. We are all not worried about completion of the project on time. BUT my query is what would be the quality of the construction that is done in 60% of actual planned construction duration? 1. What are the ways that we can appeal regarding the bad construction and to whom? 2. What compensation we can ask when we appeal to those authorities? 3. Looking at the current rate of property dispute what is the minumum time that you think would be good enough to solve such dispute?
Reply: there is no legislation to control quality as it does not get documented anywhere other than specifications. Bad quality can be handled only in one way i.e. Developer remains self conscious that it may adversely affect its credibility and sale of future products.
