(G+2) in Gurgaon. I have seen a news on floor
registry bill in your portal. When will this bill
be placed in Assembly. Also what are its chances
of getting passed as I saw some opposing agency as
well in the Assembly. |

savana. And if sbi is particular about sale deed
that means we are talking of ready to move
property or they could be talking of sale deed of

Jeetu, Hope u are doing well. Wanted to share some
updates about savana. I own a 3 BHK in T-12. (Im
sure you already know :) I went to check the
savana progress on sunday eve. Unlike a lot of
speculations..The construction work is very
satisfactory. Their staff is quite supportive and
took me to the actual tower. 4th floor has started
for t-12....few 3+1 towers are touching 8/9
floors. Their staff did share another
reason(earlier unknown to me) of why few towers
are only at ground level. As per them - Its to
allow free movemet of raw material thru high rise
crane. |

latest construction update is available now. RPS
has been really good in posting const updates.
There is an update dated 4-12 and another dated
10-12. Also the construction indicates parallel
activity on brick work and framing of the doors
and windows beside the structure erection. Hands
of to RPS. Surely possession would be in mid of
2010. |

is just to share my observation. I have a unit in
RPS savana and stay in rent in one society flat in
Gurgaon. My rentals have been raised from 11k to
16k in a shot. I have been asked to vacate if this
is not acceptable. In this time of pink slips this
is phenomenal. I have queried few more apartments
and there also the rentals are in similar lines. I
must say, I am now more eager to possess my flat
in Savana then ever before. I am pretty sure this
is probably because people prefer renting to
buying property in this crunch time. I also
observed that the rentals all over NCR are sky
rocketing. Jitender Ji, do u see any correction in
residential rentals in the future or this trend is
here to stay. |

a large supply coming in entire NCR and even the
sale price are either stable or dropping. So
ultimately rental should come down.

am getting a client for 1925 psqft basic price.
Mine is in T-11 (12th Floor) and is a 3BHK. Is it
a good deal. Also I am not able to make up my mind
if I should sell it. My booking was at 1600 -minus
DP discount - dealer discount. Please advice if
keeping it would be more beneficial as an asset or
liquidity at this hour is a better option. I like
the plan and the way Savana is coming up. This
person is a a friend and wants to buy it for end
use. Please advice. |

getting a good price. In short term bcoz of
liquidity situation prices may come down as well.
So if you have to sell better do it now or

price. My booking was for 1400 CLP. I have my own
flat in Gurgaon. But looking at the way rentals
are going up, is it advisable to think of RPS
savana as one which will yield good rental returns
on completion. |

faridabad dont buy a residential property for
rental purposes. Rentals are normally low, and
huge supply near possession would affect it
further. Always advisable to sell a property on
possession, convert to rented commercial property
which fetches 8-10 percent return. Residential
returns are 2-3 percent.

completely is close to zero percent. They handle
very limited projects and dont over-expose their
stakes. they are comfortable inspite of the
present slowdown. their are images on our site
which show many towers well above 2nd floor. so no

level only but other big units like 3+1 BHK are at

sales, based on ground realities and finalisation
of contractors, construction planning is done. I

upto 1st floor only, I can safely say the project
completion is 10 years from today. |

many more floors have been added during the same
time, which is an evidence of the fact that in
such span much work can be completed. So once your
tower would be picked up it would be brought at
par with others. So have patience. And if you have
lost faith knock off the unit profitably and rest

towerwise manner. In last 3 years i have strongly
discouraged down payment. I am sure even today you
should be able to exit profitably. So why not
instead of getting sleepless nights. Situation is
no different then the short story that on seeing
one fallen fruit from tree, we declare sky is
falling all over the jungle. I HOLD ON MY TARGET
2800-3000 PSF. Still small advise investors
calculating pennies please exit the moment you
could do it profitably or at par. Future is for
endusers and long term investors. Remember in
India housing is not a luxury but necessity. Check

slightly expensive. I dont see parkland coming so

approach to Naharpaar can be made better. Now its
very rusty and congested. Is the BPTP bridge going
to be the main connectivity. What will be the
width of the sector roads inside. Besides any
place develops if there are jobs around. Dont u
think Crossings Republic holds an edge there to
Neharpaar Faridabad because of its proximity to
opportunity rich Noida. |

roads are generally 60 ft and even 100 ft in many
cases. Though technically maps would have to be
checked. Bptp bridge is going to be main entry and
is evident from master plan itself. Someone in
ghaziabad would enjoy proximity to noida only
while in faridabad options remain open for south
delhi, noida and faridabad. If someone gets job
shift from noida to gurgaon, it would be terrible
commuting from ghaziabad to gurgaon, or one would
have to keep on shifting residences. While in
faridabad one may work anywhere and continue the
residence. | |

investment only. Now with the market plummeting,
do u still hold on to the target figure of 3000/ft
at possession. Also due to rise in input cost I
just read a column in TOI regarding delays in
projects. Is it true with RPS Savana as well. I
bought it in down payment and already its going
1.5 years late due to license related issues. Do u
advice liquidating it at the earliest. |

it could become 3000 psf inclusive all and if you
see current original booking which is at
2350+around 350 psf addl charges becomes 2700 psf.
Also scope of fire fighting and electrification is

are infact two commercials which are part of
savana itself. Area comes under HUDA but water
supply is normally handled by MCF. Exact details

However we are getting calls to sell it off from
brokers at 1930/sq-ft. Is it wise to sell it off
now. Also we are put up in rent now. My husband
has a job in Gurgaon. How feasible is it to
commute to Gurgaon sec 32 daily from Savana. Is it
wiser to go for something in Gurgaon. Please
advice. |

investment, you should hold on to investment for a
while. Fafridabad otherwise is central to most
geographical locations. Greater faridabad is
closer to noida, south delhi. Gurgaon would be
around 45-60 min commuting.

JitederJi, The progress made in RPS SAVANA as
evident from the pics suggests a lot still needs
to be done. Most of towers are almost only budding
and some have just got their 6th floor done.
Laying the total 17 floors for some 30 odd towers
and then doing the finish leave aside the amenites
and land scaping requires time. The timeline of
2010 does not seem feasible for now. However u are
more knowledgeable in this domain and hence need a
confidence booster from u. |

However RPS Rhythm has again brought it down to
1900. If this trend continues - now that BPTP park
floor is launched, with builders floating a lower
cost stuff every month, how feasilble does the
magic figure of 2800-3000 seem to u. |

developers are not making strategies for your
short term gains. My target is for possession and
savana is atleast 2 years away from possession. If
resale is 1900-2000 and original is 2350, we seem
to be moving in the direction of my estimates. My
target of 2800-3000 could also be both inclusive
as well as exclusive of addl charges. So including
all cost of original itself is 2700 psf even now.

suggested I buy something in RPS SAVANA. He also
suggested that Savana will be much better made
than Green Valley. Is it true. Whats is

targeted. I think work is in progress but 2010
seems unachieveable. |

infrastructure is expected in 2010. Even though it
is habitable today also but for an urbanised
address that much wait is required. This is also
not the firdt time when such a big housing is
coming at one place. Rohini and dwarka are
examples. These two places were in an corner with
no great professional opportunities but still
managed to get occupancy levels as well as
appreciation. In comparision to gurgaon and noida,
faridabad is only place where a low cost housing
could be a reality and still accessible to all
delhi, gurgaon and noida. It is going to be a
residential mecca for all commuters in region
looking for quality and affordable housing.

original bookings dealers offer some or other
discount, less or more. Though technically that is
not ur right that you may claim or fight for. It
is more like a competitive trade compulsion for
dealers. You should have done at least some
homework. I dont see there is much you can do
anything at this point of time except requesting
company to cancel your booking and request refund.

we need to pay 10% right now and rest (as EMI to
bank) will start on possession. CAN you please
highlight HOW…?? B’czo as per terms and conditions
we u/s or gets thru internet that indicates that
PAYEMNT SCHEDULE will start as follows … “at
booking 10%”, “on 01-.07-2008 – 15% of BSP + 50%
PLC + 100% EDC & IDC”……so on. IT’S REALLY
puzzling. 4/- any charges like and ADDITIONAL
CHARGES, EDC / IDC or ECC & FFC all will take
care thru EMI’s or one has to invest from their
pocket and if YES then HOW…… As per payment
schedule mentioned on web site???. Appreciate if
you explain me clearly so we can move ahead to

leveraged considering that I already have 2
properties and plan to buy a third. All the
previous properties are having loan. Also I work
in an MNC and is subject to market volatility. I
do have the capacity to bear a loan to go ahead
with one more property(3rd). But sometime I get
prompted by people around me to rather close one
of the loans first and then go for the next. But
by the time I close one the market price will be
hugely different from what it is today for the
same project. I am in a dilema and hence need ur

in lookout of a 2+1 flat in RPS savana. Please
confirm availability. How do u compare Triveni
Oxygen to RPS Savana both as a project and also
the builder perspective. I find that Triveni
Oxygen specs are much better than RPS savana and
also the cost is only 2100 whereas RPS is 2250.
Only flip side is that Triveni demands 15% whereas
RPS demands only 10%. I feel overall RPS has a
more warmer regard compared to Triveni. Why are
the resale prices of Trveni so low. If ur
possession target is 2800/- then anyone who has
invested in Triveni gains more as they are the
cheapest available in the market. When do u think
RPS savana will be put into possession. |

possession expected around same time. The initial
lot of triveni were largely investors who were
here to make quick money and not endusers really.
Their panic selling never allowed premiums
flourish. Triveni was also utilising its funds for
land banking in many areas so was not even able to
cancel and refund such people. So triveni would
first have to be really visible on ground level.
And definitely at possession time most
uncertainities are over, so market prices should
be more or less same. If going for triveni, better
pick resale to have real price advantage else rps
original is better in new scheme.

are okay with an upfront of 10-11 lacs including
5-6 lacs cash premium and have suitable free time
and patience for resale hassles you should go
ahead with resale. But if you are keen for a neat
clean direct deal with a booking amount of only 10
percent and no cash outflows for 2 years (which
itself can mean an opportunity cost) and have a
good eligibility go for original. Interestingly
where no emi or interest payment starts, it does
not reflect in any bank statements so may not
affect your future eligibility. If this still
remains explained, a face to face meeting is what
i could suggest. | |

applicable for new bookings only. It is not time
linked plan but the fact that a person pays only
10 percent and no payment for next 2 years, not
even the bank interest. Which makes ot attractive.
And since units are being offered in all towers
including old ones, so construction would go at
same pace for all irrespective who booked when.

buy a flat in RPS savana and got the loan from the
Axis bank. Earlier my payment plan is Construction
link plan and then changed changed to Down payment
plan. Now due to change in payment plan Builder
Buyer agreemnt docs also should be changed
accordingly for this RPS ask me a NOC (Axis bank
dont hv any objection in changing the payment plan
) letter from the Axis bank. Axis bank has
released the NOC letter and now RPS said we want
Second Copy of Builder Buyer agreement docs as
well without that they cannot changed the Builder
buyer agreement and Axis bank said we cannot give
you a Builder Buyer agreement docs. Now you please
suggest me what i hv to do becoz i dont hv Builder
Buyer agreement copy with me which i needed.

to delay in payment the accrued interest would be
more than the benefit you gain due to down pmt
plan. Axis should release the agreement if no
disbursement has happened but if some disbursement
has happened technically it is not possible to

location, more or less similar priced and advanced
stage of construction which gives sense of
security. bedroom sizes in Puri looked more or
less similar to me. RPS has a delivery track
record and project looks worthwhile. For Puri it

a owner of one RPS savana Flat and went for down
payment. Bank loans disbursal delayed due to
incompletion of papers from RPS group side. later
when the RPS management approached, they said they
will charge interest if any, at bank loan interest
rate and that too for the period of delay only.
but now i received a letter from their side
mentioning interest @ 18% and even compunded
interest for the more than one year period is also
levied making it to Rs. 24000. We are the one who
had paid money in advance even when the project is
delayed by more than a year.. suggest what should
be done??? |

the biggest risk in opting for down pmt plan. a
builder never hard sells this plan in case you are
dependent on bank funding and in case bank refuses
to fund in down pmt plan (which is very common
these days) builder does not (and actually should
not also) own up any onus for the same as it is
banks internal policy. we had been suggesting
people not to go for down pmt unless they have
clear understanding how that money is gonna come.
A better remedy could be requesting company to
migrate from down pmt to const link. even
otherwise representing it personally is the only
solution. | |

position of the flat, Builders generally charge a
lot of money which was not disclosed earlier. Is
this legal and what are the terms under which they
charge this money? Can we take in writing from
builders that no extra money shall be demanded

there is no escalation clause so that already
protects. but in agreements there are ceratin opne
cluases. since you mentioned RPS Savana, in green
valley at possession, IDC was imposed by govt
which was charged extra. Fire fighting and
External electrification was demanded on
possession as it was mentioned in agreement that
same would be charged as per actual expenses. They
are likely to repeat same for savana. Builders
like omaxe has started charging increased super
area at time of possession e.g. nile, nri city
etc. | |

LOI/license awaited. So it would take some time
for launch/assured return etc. Some how i dont
consider piyush in the same league. I doubt if
piyush IT is above 5 acres which is a minimum
requirement for selling units in smaller parts of
1000 psf. Crown and rps are more or less similar.
crown is while coming from delhi and rps is
towards delhi. Crown has a lower price advantage,
easiest approach from delhi, LOI received.

customers. As per the agreement old customers have
to pay Rs 75,000/-for open parking booked by them.
Will these parking charges waived off or old

covered parking. Also there is no mention of fire
fighting charges etc in the price list. Will it be
charged at the time of handover. |

very hot selling item so should be bought with
caution strictly from possible end user
perspective. In the same price bracket one can

spa as well. there one can even opt for lower

social segment for entire tower is similar which
may or may not be applicable for penthouses.

safe at night as its too dark out there and the

connect to the delhi. How far this place will be

approved.I have been doing this using one of the
refernces(Ashish Shukhla) mentioned in RPS side.On
30 th of Jan I got the approval email from HDFC
bank and they said that offer letter is being
sent.Till then i did not receice any offer letter
so far.However HDFC bank Faridabad did manage to
send copy of the same to RPS so that they can
prepare necessary documents for loan
disbursement.I had a call from RPS for the same
asking for one documents to be filled by me and
she is sending the doc to me on email.I am a
novice, just need a favour from you to ask that
whether the loan is getting processed in the right
way or not. Please do suggest me also what all
docs are required from RPS side.Thanks |

docuementation reqd include - Builder buyer

queries. I really appreciate your efforts. You
dont know but actually you are answeing the
questions that we all have at some point of time.
I see many posts related to the timely delivery of
the RPS Savana project and your assurance in your
replies that they would be able to complete it on
time. I am 100% sure that they will be, because
they will have money to add in more labours and to
do some better management to ensure the timely
delivery of the raw materials to attain the goal.
We are all not worried about completion of the
project on time. BUT my query is what would be the
quality of the construction that is done in 60% of
actual planned construction duration? 1. What are
the ways that we can appeal regarding the bad
construction and to whom? 2. What compensation we
can ask when we appeal to those authorities? 3.
Looking at the current rate of property dispute
what is the minumum time that you think would be
good enough to solve such dispute? |

no legislation to control quality as it does not
get documented anywhere other than specifications.
Bad quality can be handled only in one way i.e.
Developer remains self conscious that it may
adversely affect its credibility and sale of
