Query: Dear Jeetu, I have bought a RPS rhythm flat for 39 lakhs (including EDC, IDC, PLC etc). Just want to know that in the present financial crisis will the prices fall. I have booked te flat but not taken the allotment. As per your suggestion should we take the booking amouunt back or take the allotment? In future will RPS reduce the price of the same flat.. Pl help.
Reply: If refund is an option and remaining invested till possession not your plan, then you should actually exit. else i feel the project could pick up in the long run. i dont foresee any price cut as such. faridabad was more or less low cost housing where flab portion is normally not too high in most projects.

Query: Dear Jeetu Ji, I have booked one 3BHK with RPS Rhythm. So far, builder is not telling about the Banks funding this project. After calling them so many times, they are still saying that it will take some time. Now, I am in a doubt that whether RPS will be able to complete this project or not. Even they have not completed the Builder-Buyer agreement formalities yet. I want to know, whether I can cancel my booking and get my whole money back from the builder or not? Shall I wait? What do you think whether the investment is safe or not? Should I cancel the booking before signing the builder-buyer agreement or after that ? I dont want to indulge into complexities, so please suggest, whatever you feel better for me in this condition. Thx- Raj
Reply: I have indicated it earlier also, that new projects which dont have bank approvals as of now could face problem. map approval and other issues take pretty long time and then the current scenario. sanely people should enter projects where bank funding is in place. on the same platform we had clearly outlined the pros and cons of the project and that is why we did not hardsell the project. for cancellation company or your broker could advise. but bank funding may take time. though rps historically is in good books with most banks for quite some time now, if banks are generally funding new projects, i dont see rps being missed out.

Query: We have booked a 3 BHK flat in Rhythm. The super area mentioned is 1665. Can you tell me what will be the carpet area and covered area.
Reply: I have noty analysed the ratio so far. generally rps maintains it around 25 percent wastage.

Query: i want to book a flat in naharpar area. sometime back i knew about the booking for rps rythem. but by that time booking was over .. is it opened or available in resale ?

Query: Jeetu, which of the two areas you think is good? RPS site (sec88-89) or Pranayam side (new bridge). Also any idea about bank funding in picture for RPS Rhythm. I wish to book a flat in rhythm but Ill have to pay 25% from my own until bank finnace comes into the picture. When do you think banks will start financing Rhythm? thanks for the reply.
Reply: between rhythm and pranayam i find rhythm better located, advanced stage of construction and bank funding in place. 88/89 could have its own advantage in future if expressway comes but on as is to basis proximity to bridge looks better. Rps savana however had a price advantage for those who bought at lower level and construction even advanced than pranayam.

Query: Hi, I am seeking your expert advice on my query below. I have booked 2+study in RPS RYTHM where dealer offered me some percentage of dicount. What option of getting sud I go for: 1. Getting cheque from dealer on lumsum. Where he commited this verbally and has not provided any written documentationfor this. 2. getting the discount adjusted in basic payment. I have talked to RPS where they told they can offer you the same on presentation of written application from the dealer. Please advice asap.
Reply: i prefer one shot adjustment in bsp. Dealer liability gets over. Tds deduction not applicable. Reduced bsp would also mean reduced stamp duty at time of regn.

Query: I have never stayed in a multi storey apartment. We have done initial booking in one of the upcoming projects in faridabad. we have decided on a park facing flat however still need to decide which floor and which side facing I should opt. Can you give some advice or address of some website where I can get advice/information on choosing the right floor in a multi storey apartments.
Reply: normally lower floors are preferred. so pick one where plc is not there like 4th/5th. also in directions avoid a south facing main entrance and a north facing main balcony.

Query: Hi, We have booked a 3BHK in RPS Rhythm. When is the work going to start. Also will there be any difference of amenites to RPS Savana. I understand, RPS SAVANA is a much grander project.
Reply: i dont see much difference as far as amenities are concerned, but actual work may take several months as map approvals etc is still pending to the best of my info.

Query: Are fresh bookings available in RPS Rhythm. Eaerlier it was said that after the prelaunchprice of 1890, the prices will be increased to 2000 psf and now I heard from my sources that no fresh bookings are being done presently but it may start soon at 2300 psf. What are the real facts??

Query: You mentioned about falling in same trap again in case of booking at current rate. I am not clear about the trap. Is the rate is high? Appreciate if you explain in details.
Reply: if endusers have bought there is still no harm. but if around a 1000 people bought on a single day it was largely investors who entered to make a quick buck and early exit. And if they fail to do around next installment they affect the market and project adversely, like it happened with projects like triveni which were largely investor driven.

Reply: most likely self funding. In any prelaunch/softlaunch a person normally has to cough up anywhere from 30-35 percent from self funds.

Reply: from investment point it is at highest rate as far as resale market is concerned that too when it would face all the waiting period. If buying for a longer period 2-3 yrs it may make sense.

Query: hi jitendra, is possible for you to load floor plans(2+1) on ur site to get an idea about flat. RPS rhythm is not available on rps website any idea why. last RS 1890/- psf is after discount or before. Thanks
Reply: rates have been revised. Now it stands at 2000 psf. It is a new project and map approvals etc would take due course of time, i dont think floor plans available at this point of time.

Reply: such bookings are open for a very short period. Those people who respond instantly are the ones who can actually avail the first price benefit. Now the booking is closed.

Reply: for an investor looks good bet. But maps sanction and bank loans are not in place. So one should be prepared for arleast one more pmt and start of actual construction may take a while. I would recommend it to people with patience.
