Query: Hi Jeetender, I visited the Omaxe Spa Village site on 20Aug08. The sample flat looks great and staff on site was very helpful. The boundaries have been demarcated. The road from Faridabad via DPS was in a bad condition after monsoon. I returned via Ballabhgarh route via NTPC Power Plant, which is better and quicker. Hope this info helps fellow future residents. Query: Dear Jitendar, Any news on the map sanction status of this project? As per my understanding bank funding process would start only after map sanction, am i right? Also youve mentioned that BPTP is likely to develop the road network in the new sectors. Would that be only for sectors in which they are present or all the sectors?
Reply: maps awaited. If govt gives a contract it would be for all sectors and even otherwise more or less bptp spreads almost everywhere in the area.

Reply: I have never suggested omaxe spa to anybody as investment, but primarily as an enduser project. palwal is also appreciated significantly, may go further once it becomes a district. consider upcoming areas like omaxe bhiwadi, ansal megapolis as investor or maybe bptp floors.

Reply: specifications of both projects are different. in spa village, wooden flooring in master bed, wardrobes in all rooms, modular kitchen. geysers, jacuzzi and shower cubicle in bath room. The project overall is being developed like a luxorious project in terms of ambience, land scape etc. There is going to be a proper spa and a state of art tennis court, club etc.

Reply: thanks for the compliment. I think the maps have not been sanctioned so far. While some of my friends disagree but licenses and maps actually take pretty long to be through. Possibly for sample also, the company is waiting for that stage.

Reply: rates are similar in the range of 2500. for investor greater noida makes more sense. for enduser it is either which looks more suitable.

Reply: one you can come down some day and see for yourself. secondly it is closest to new bridge. similarly just like phase 1 and phase 3. grandeura is towards delhi i.e.left of bridge while omaxe is right. lastly the vicnity is alsomuch better for grandeura. construction at advanced stage that omaxew may take min an year to match.

Query: Hi, I have applied for a flat 1600sft in Omaxe Spa Valley Faridabad while in the prelaunch. When the Site layout came then I found that it is ill planned. The enrire layout has been devided in 2 unequal parts because of a Huda Sector road. In the layout there are three towers in one side of the road and other 6 towers on the other side. The area with 6 tower has got all the aminities like garden, playground, SPA area, swimming pools. And there is nothing on the other side of the lay out. Do you know if Omaxe is going to do something to fix this problem. Because if soeone gets a apartment on other side of the layout without aminities then in that case he would be paying for all these facilities and would be far to use them. Moreover, how do you rate this project?
Reply: one sector road is not really a big issue. Such issues are there with most projects. In present sense i am not considering it a great investment. Buy it if you want to live there liking the specs, layout and other things relevant to project.

Reply: around 10-15 km from badarpur/ashram etc. Many leading schools and hospitals in vicnity of 3-6 km like metro, siunflag, fortis, qrg and schools like apeejay, dps, mr, vidya sanskar, mvn, dav etc.

Reply: not advisable as investment at that price. You can pick up a resale at much lower price in several projects including their own omaxe heights at around 1750. It is good from enduse perspective.
