please clarify which one is corect as it is not
necessary to get it completed in 2 years. how much
are the additional charges can the discount amount

purchased an apartment approximately an year ago
@2725 Rs/Sq Ft. I read below that it is available
for resale @ 2575 Rs/SqFt. Does that mean insted
of any gains, I lost Rs 150/sq feet or annual
return is -5.5% ? Also just curious - are any
fresh(first party) apartments available for sale
now? |

first lot was sold at 2575 psf which is trading at
par. You bought in the second bunch. Now maybe at
launch when prices are above 3000 psf. The second
lot may also get a chance to exit. You cannot
translate it to gain or loss at this stage but you
can definitely consider that in case you did not
get any discount on 2725 psf, you bought higher
than market price on that day.

What is the current status of Omaxe Palm Greens in
Greater NOIDA? Omaxe web site says sold out, but
their customer services says the project is yet to
be launched, most likely by this month end. They
also say that some bookings have been done and if
anything remains it will be booked after the
launch. Going by IndiaSpaces site, the booking is
on. So whats the real picture? Thank you. |

never said booking is on. Whatever has been
offered is totally in resale at 2575 psf without
premium from a second party and not the company.
As regards fresh bookings, it would definitely
happen as company sold only a part of the project
in prelaunch stage and rest will be offered
shortly. Expected price is around 3000 psf.

suggest you should get the loan sanctioned for max
possible amount. Interest is charged only on
amount disbursed and not sanctioned. Generally
banks fund in construction linked plan where
demands are done at intervals where you have a
choice of paying from your funds or getting it

All the Bedrooms are on one side of the house
leaving no privacy in case anyone wants to use one

told that the project will be launched on Mar 8th
but nothing happened. Any clues to whats wrong
with the project. At what price can I sell it off.
If they are launching soon, what are the expected
prices? Their neighbor Unitech is launching @3400,

somewhere that price quoted for palm greens is 51
lac, which equates to rs 3000/sq ft. Does it mean
that price went up even before the launch? Will
the price go up again after the launch? What was
the very first price/sq feet ? |

the proposed launch price. Initial price was 2575
psf which was later revised to 2725 psf. But these
prices are merely a namesake thing or a reference
point where prices should target to reach. For
e.g. Grandwoods noida had a launch price of 5000
against prelaunch of 3565 psf. The resale is still
struggling around 3800. Omaxe heights faridabad
had a launch price of 1900 psf. Even after project
has reached half-way resale market is yet to see
that price. Honestly i dont give a big deal to
launch prices where a prelaunch has happended.
Choice of launch price is critical where it is
altogether fresh bcoz developer has huge stakes
than bcoz a non-appropriate peice may not help in
getting sales. | |
