Jitendra, I have received a letter from Omaxe
offering discount for prepament of un-demanded
amount. I seek your advise on whether it is worth
to make prepayment and avail the discount that
Omaxe is offering. If the construction progress is
normal, anyway I have to pay the balance amount
within next 6-8 months and in such case I find it
worth to avail discount. But, if the construction
gets delayed due to present market situation it
may not be a wise decision. What you advise?

Infact more the pending pmts more the developer
would be compelled to carry out development so
that next installment could be demanded. As
regards this project more or less project is
through but still better to go development linked.

that Omaxe Heights has stalled construction and
they have not resumed the work. I enquired from
the builder and they are saying that this is a
rumour and we will give you possession before the
actual date. While I understand the reason behind
Omaxe concealing the fact, may i request you to
find out the reason why they have stopped the
work? Since we have already paid 80% of the amount
and expectig possession in June2009...we are
worried . |

upto the moment possession does not happen, some
amount of risk is always there. But given the
fact, that site progress is one of the highest
levels than others, it is still comfortable.
Premiums have also come down. So risk is also
considerably reduced. | |

Omaxe just sent a letter asking us to pay up the
remaining 5% immediately and avail an approx
Rs.40000/- or so discount. It sound surprising,
coming from a big builder, and considering the
project is near completion (as per schedule), why
would they want the full money immediately? Is the
project under doubt? You think Omaxe will complete
it, considering the crunch they are going through?
Pl update as our hard-earned money is stuck as end
users. Also update on the RTI group, there is no
info available on teh website. I would like to
join the same. |

would be mailed individually. Cash crunch is not
ruled out and omaxe is probably trying to do it,
to raise money from existing customer by way of
discount benefits. My recommendation is however

sellers market presently. Every one wants to
liquidate something or the other. In absence of
buyers there are no reference rates. A serious
buyer may buy around 5 lac premium. An
opportunistic investor may not even offer 4 lacs.

replied. The changing market scenario has much
bigger concerns and pressures that we are facing
on daily basis, pictures of old project where
development is steadily going on is not really
concern or high on priority. Dont feel bad about
it, you are concerned with only your investment
which may or may not have even happened through
me, but in this changing situation, every investor
of mine, safety of their investment, financial
health and liquidity of my developers are a bigger
concern. I would be more concerned for projects
where development is at initial stage than those
like omaxe heights where development crossed risk
level several months back.

initially came to know that the whole project at
omaxe heights is now available only on resale. Now
i am told that there are some 4-5 flats available
from the company directly, which belong to some
paymnet defualters. Its available at rs 2120 psf.
plus edc idc etc. The whole cost comes to around
31 something lacs. Should I invest in it?? I am
looking at it from a long term erspecitve say a
minimum of 5 years. It is available however only
on downpayment. Pls help.I am really confused as I
can really see the investment growing big in some
time but have doubts about the whole greater
faridabad thing. |

MOTYHS AWAY, NOW THE PRICE IS 2000/SQ FT, AND AT
POSSIESSION IT WILL BE 3000 RS SQ/FT AS PER YOUR
COMMENTS, MEANS 40% TO 50% RETURNS IN 10-16
MONTHS, WHICH IS BETTER THAN ANY, AND IF ONE HAS
MONEY IN HAND THEN GO FOR THIS. |

inclsuive everything in omaxe heights is close to
2300 psf and if remains 3000 psf on possession
inclusive all, it is an appreciation of 30 percent
which is decent but at the risk of very high
upfront including sizeable cash premium which all
may not be comfortable. As an investor a project
like triveni galaxy or bptp princess park, with
proper bank leverahe and negligible cash
involvement should yield better ROI on possession.
Even a new investment in bptp floors, if takes
around 10 lacs in first year and returns barely
Rs.200 psf works out 3 lacs for 3bh and ROI of 30
percent. As regards possession i alwaus suggest to
check agreement dates. If may is starting date
then it would have continued for next few months
as well. As a practice i normally suggest adding
another 6 months to the committed date. So safely
targetting 2010. You can practically check out
actual possession dates vis-a-vis committed dates
for previous projects as well. Green valley
faridabad is one such example for both omaxe-rps.

think that the first two have any credible track
record. Also i doubt the size of the developer is
anywhere in comparision to omaxe, rps, bptp. Why
take the extra effort then. Still if project
licensed, maps approved and atleast one or two
banks disbursing and not just sanctioining loans,
one could consider if things looks attractive.

learning journey for you. I guess it is a
satisfying moment for us. Infact for career
opportunities we are soon planning franchise
options for indiaspaces all over the world. as far
as omaxe heights are concerned, BSP originally is
1350 + premium of around 400 psf + addl charges
around 350 psf (like edc/idc etc.) which you can
check by link to project on this pg or home pg.
Regn cost can vary but presently around 7 percent
i.e. 100 psf of original BSP. Technically it
should be around 2200 psf.

is high in both areas. Infact price gap is also
very narrow. gurgaon always has this attraction
factor vis-a-vis faridabad. It also has large
presence of corporates so consumption looks
likely. even for faridabad there are no doubts
about consumption though here it would be case of
people migrating from nearby. normally rentals for
same value are slightly higher in gurgaon. but
manesar is slightly away from main city while
greater faridabad is almost a part of main city
and caters centrally to noida, south delhi and
gurgaon. I would prefer remaining invested in
faridabad only unless I have professional reasons
to stay neart gurgaon. And if my funds allow I
recommend maintaing a portfolio mix with an
investment each in new gurgaon, greater faridabad
and if possible greater noida.

to switch over to Grandeura. How you see this
approch. is there is any two bedroom flat in
Grandeura. how much addtional payment required
considering at this point i have paid 7.5 lakh.

speaking it makes a lot of sense. though
administratively it would be cumbersome. If one
sells heoghts at around 1750 and migrates to
grandeura at 1850-1900, it is a much better
location, better stage of construction, better
specs and most important should feature a better
social profile as well. But in grandeura pmt
involvement is high close to 22lakhs in 2000 sq ft
flat. Also do this exercise if you are end-user
and not for speculative reasons.

1750 today and we have a target of 3000 psf by
2010. It is growing steadily and slowly and same
is happening for investment. In terms of ROI i
would see growth is slow. So if better options one
should exit. But if no alternates then it is
growing either way.
