yard. Was it a good buy. What is the current
resale value plz.

is now a district, more infrastructure should come
up. However in short term, it may even see a fall
bcoz of market situation. Patiently, it should
grow.
Query: I want
to know what is the market value for 200 square
yards plot in second phase of omaxe palwal. What
are the future prospects. Also what is the present
market value and potential for SCO ( office cum
commer space) is omaxe palwal phase I.
Reply: i am not
tracking prices of future phases and commercial at
the project. As i last know prices generally were
in the range of 8-10k psy.
Query: I
recently bought a 200sqy plot from Omaxe in Phase
1 at Rs. 11150 per sq. I think it is costlier than
market price. Two Ques: 1) Is a 200 sqy plot in
Phase 1 available in open market at cheaper rate?
2) Is Palwal a good investment for 3 year time
frame. I am hoping prices could touch Rs 18000 psy

is good but there was no point buying at these
levels. A plot in faridabad for 15000 would be a
better option than palwal at around 12000. Resale
should be cheaper. Investors buy first price, it
is the enduser or very long investors who ignore
these things. iF INVESTOR DONT FALL IN LOVE WITH
THE PROPERTY BUT THE RETURNS. BUT IF ENDUSER FALL
IN LOVE WITH THE PROPERTY ONLY, MARRY IT FOR A
LIFE TIME.
Query: Hi, In
your view which one of these is a better option.
Buying a Plot in Omaxe City Palwal or Buying a 3
BHK in Triveni. From investment point of view.
Reply: as such
both are good investments. Though omaxe palwal has
already appreciated by 70-80 percent from its
initial price of 4000 psy. So not really sure
whether it is really a good idea to enter at this
stage unless one has an enduse interest.
Query: Hi Sir,
Please let me know , how you see the scope of
appreciation in Palwal plots in next 2years time
frames. when KMP would be ready and FNG will also
join this expressway. Do you think one can invest
money @7000 / sqyds in Omaxe Plots? What rates I
can expect in 2 years time frame. Also do you have
Idea if we have enough buyers in Palwaly so that
we dont face issues in liquidating this
investment.

should improve. likely to be declared a district
soon. also it follows prices in faridabad. if
faridabad prices are up, it normally follows by
default. dont enter now with a 2 yr scenario
because next 2 years could go either way bullish
as well bearish or sluggish. It is time to but and
forget for 3-5 yrs if you are a real investor.
upto 10k net should be the reasonable value (all
inclusive) on possession.
Query: We
purchased a plot of 300 sqyd at premium from you.
After making payment for most of instalments we
have received a letter from Omaxe that plot size
is 264 sqyd. Kindly look into the matter and
respond.

of prelaunch has that one risk. plot sizes are
tentative at that time but on allotment sizes
could be less or more. had they allotted 350 sy
even then you would have not sent extra premium to
the seller.
Query: How is
this project versus Omaxe Spa Valley for truly
investment purposes for a two year horizon. Is the
rate of 6500/ sq yard for a 300 sq yardwest facing
plot in Omaxe City Palwal reasonable. Also what do
you say about the rate of @2400 for Spa Valley.
What is the prevailing rate in the Spa Valley Area
and also in Palwal.

thw two at these prices should be bought as
investor but only if you are enduser. Addid
EDC+IDC the plot rate works to around 8000 psy. A
plot in bptp faridabad could be a better
investment than palwal.
