Reply: project is in resake and prices could vary from location to location from 5k-10k. It is on jaipur ajmer expressway close to dps school.

Reply: project is good though better location have already appreciated to a level of 2x and even 3x. Other project is vatika city.

Reply: i dont know of any reputed developer offering a plot in this price in any good city.

Reply: project is mostly in resale. price could vary from 6000 to 10000 psy depending upon location. pls post a classified section. I have extremely good location but that is 10000 psy for 300 sq yd plot.

Query: I dont know weather this concern is related to u or not but the situation is like this there is a residential plot in jaipur rajasthan in which there is some dispute like that plot is by my moms name but from last 5 years there was a person whom we left there to live but he tried to conquer it but we logged an application in the police station that he is fraud and take him out of that plot thats done but now situation comes this happend coz we lost the papres of the land and now we have filed for the duplicate papers of the land in the court as well i just want to know how do we get those papers and how much time it takes and what other possibilities could be there waiting for ur revert thanks
Reply: It is actually out of my domain. You would really have to consult a local advocate there.

Reply: it is mostly in resale where discounts are not applicable. Most of payment already paid. Fund involvement is almost 80-90 percent. prices range from 6-10k psy depending upon location.

Query: Hi Can you give some insight on investment opportunites in Plots available in Omaxe City in Jaipur. I am getting some offers @Rs 11K per sq yd for plots available close to NH-8. Should I invest at these rates or wait for correction to happen.
Reply: omaxe is not on nh-8 but on ajmer express way. i can get you extremely good location in the project at 10k. Maps have recently been approved and development is likely to pick up now.

Query: Vatika Group, a Delhi-based realty firm, has divested 10.75 per cent for raising $250 million (Rs 1,000 crore) as private equity investments from Wachovia Bank, Baer Capital and Goldman Sachs. The deal estimates the valuation of the privately held Vatika at around Rs 9,302 crore. Vatika’s valuation at Rs 9,302 crore is higher than the market capitalisation of some listed bigwigs such as Bangalore-based Sobha Developers (Rs 6,269 crore) and Purvankara (8,284 crore); its Delhi peers such as Parsvnath Developers (Rs 6,398 crore), Omaxe (Rs 7,111 crore) and AnantRaj (Rs 8,557 crore) and the Mumbai-headquartered companies such as Akruti City (Rs 7,705 crore). Is Vatika bigger than Omaxe and Parsvanth..
Reply: I am not in the race of finding biggest company as much of these figures are based on evaluations which again may have several parameters. I go byu track record, presence and how the market i.e. secondary market perceives the product and not developers price list. I would give you an example in the same way as you talk for vatika bptp has stake holders like citibank, merill lynch and Citi Group has invested Rs 325 crore in Delhi based real estate major BPTP Ltd to acquire 4-5% stake. So that should take the market valuation to over 7000 crores which as per your figures should take them above Shobha, Parasvnath etc. It is all financial juggling that bigwigs use to attract FDI and maybe for IPOs etc. If Omaxe is planning another issue maybe a revaluation would take it to above 10000 crore mark bcoz laot of land bank acquistions keep on happening. Their licensed and non-licensed situation also change the valuation eqns. I would still maintain in jaipur omaxe city is a better project than vatika, the returns on prelaunch investors have already proved it. Go see the development and location of both first hand and you would know what i am talking. Also for a similar financial scheme it makes sense to buy bptp resort faridabad @ 2250 than a flat in jaipur at over 2000. Infact i dont recommend buying a flat at all in jaipur in current situation. Buy a plot in vatika if you are stuck to vatika instead of a flat.
