Query: Sir ,I hav recd the Builder buyer agreement for the Omaxe bhiwadi flat. I am surprised to see that they have included the escalation clause in the agreement ,that if prices of steel and cement would increase they would increase the BSP of the flat and also they hav not mentioned anything on the completion time of the project. Pl give ur opinion .Thanx and Regards
Reply: most builders are now having an escalation clause. In last one year material price fluctation has been huge. For completion time let me check, no mention is not possilble, possession time with penalty clause should be there,

Query: Hi Jitendra, I am interested in Omaxe villa(100Sq.yds). Could you provide us more details like how much construction will be done by company, location, expandable non-expandable. Approx extra charges.
Reply: expandable. construction by company around 700 sq ft. location same as where plots and flats were earlier announced closer to proposed honda factory. more details awaited.

Reply: these details normally take time. as i see you are from US. our offer would end in next few hours. so unless you can execute it immediately by local cheques in india I dont see it could happen.

Query: I read in one of your reply that Omaxe would come up with phase 2 of its plots in bhiwadi. I would like to know if the location would be close to phase 1. What would be the price and when can we expect omaxe to come up with phase 2

Query: Hi - What are your views about purchasing a 170 sq yd plot in Omaxe City Bhiwadi given that it is in close proximity to upcoming Honda Siel plant ? Do you know the current price and do you handle resale of this project ? Thanks
Reply: in 4 month pmt plan it was sold at Rs.6030 psy. 100 odd plot were sold like hot cakes in a single day. Premiums are anywhere 500-1000 psy depending upon location. It could well have great future. Alternatively company is planning phase 2 shortly. Pick up original there.

Query: Dear Jitu Ji, Omaxe had taken approx 150 acres land in Rohtak(Haryana) which is only 65 KM from Delhi and launched plots at rate of 6400 per sq/yrd plus IDC two years back. Now its being sold at 1000 rs. premium. They are launching approx 35 villas of sizes 250 sq/yrd at rate of Rs. 38 lacs in next few days. Should I go for buying 300 sq/yrd plot in Omaxe Rohtak or 250 sq/yrd Villa from Investment point of view.. Location and connectivity is superb.. Dealers are projecting double in two years.. Pls. revert and suggest. Thanks
Reply: Dealers may say anything but market is not moving too fast. I am not focussing on that side otherwise. In upcoming cities plots somhow work better than villas, as villas are preferred more by endusers.

Query: It seems there are various different projects within Omaxe City. recently ads have started to come for Villas and Plots also. Would you kindly advise between the floors, appt, plots and villas what wouldbe the best option. This is not for end use; only for investment perspective. Paying capacity by self funding/ bank loans would be around 20 Lakhs..

Query: Dear Jeetendra Jee I have booked Omaxe Bhiwadi 2 BHK thru u & seeing the delay in this Project opted for cancellation. It was commiitted by Omaxe to refund the booking amount alongwith accrued Interest within 30 days of cancellation. Now almost 45 days have passed but no clues or info. Why there is delay. Isnt Omaxe cheating their customers. First delay in Project, then refund also delayed. Kindly inform How to proceed for gettig refund back from Omaxe.
Reply: you are the first person till date who has brought to notice an issue of delayed refund. We would check it out. By the way if you applied cancellation recently it has been done even when company was in a position to give allotment. So there is no question of cheating. Prelaunches have a level of uncerainity as far as approvals are there. And anybody who invests in such schemes is well aware. Market has changed and you could not make a quick buck, so you find it convenient to complain and bash developer. Had this been selling at premium, you would have got allotment done and sold in the market instead of cancellation. Basically such cases are a single cheque speculator and not long investors or end users.

Query: I invested in Omaxe Bhiwadi project 2 years bac in pre-launch. Is it worth staying invested or should I try to sell it off. What would be a reaosnable selling price. The allotment has been done and the next EMI is due by may end 2008. Your thoughts?
Reply: even if you can sell at par in todays market scenario consider it an achievement, else if you can hold it till possession, it could yield good rental value being close to honda plant as well as reasonable appreciation.

Query: how can i book plot in palwal omaxe project on direct allotment/resale. pl. tell me the procedure. whom to contact? plot area ..sq yds? What will be the payment procedure & how much discount can i get? future prospects of the project?
Reply: only resale. Procedure cannot be briefed on a query reply. You would have to visit our office or omaxe office to understand procedure. Prospects definitely bright.

Query: Pls advise prospects of omaxe G+ 2 project in bhiwadi also compare if I have good option to invest in BDI which will be better location wise.
Reply: flats in the complex were sold at 1380 psf. That may pose some competition else those preferring low rise should prefer these. Project close to honda factory. From a 3-5 yr spectrum looks good investment. May even give good rentals also in future.
