Query: How is this project? They seem to be giving free gifts etc, is there anything wrong with the project.
Reply: high priced suited for a select segment. Limited liquidity. Normally recommended for enduse only and not as investment.

Query: Do you think there is scope of appreciation in Noida project of Jaypee ? I saw there Greater Noida development which is fabulous. Would it be a good assumption that once the Noida project is up and running, prices will match south delhi areas like GK ?
Reply: i am not sure. I recommend the project more from enuser point of view than appreciation point.

Query: Dear Jeetendra , i have a problem and need your advise. I had a plot of 298 sq yards in Jaypee Greens noida project and bank has given me a loan of 90 lakhs on this, rest being my capital. Now 30 lakhs more will be demanded on possession which the bank promised to fund but now they have turned back saying lending norms have tightened. I dont have these funds to pay on possession. What is the option i have as the market is slow and its tough to find bueyrs right now ?
Reply: I am sure possession would not be too early. you could keep exploring liquidity in open market, whenever that is possible. alternatively you could speak to company, if cancellation with refund is possible. lastly, you would have to arrange funds.

Query: Which would be a better investment - apartment in Vatika India Next or Jaypee Greens Noida ?
Reply: no comparision in terms of area, city, target segment, ticket size. Proportionately Vatika or any project in similar price range in gurgaon could fetch a better ROI for same financial allocation as required for jaypee.

Query: Hi Jeetendra, Thank you for your reply to my earlier query. How do you see the Jaypee Pavilion heights project (Noida Sec-128) from appreciation point of view? They have recently launched PH-4 at 5300 psf with final cost of 3B+Ser (1675 sq ft) working out to be approx 1.10 Crores (each apatt facing Golf & Yamuna facing). I am impressed by the specs of the project as well as the location of the project. Its 4 Km from the Amity intersection and with the FNG-expressway taking off somewhere from Kalindi Kunj, one can commute easily to Delhi, GGN and Noida in the future. Think Noida also has plans to extend Metro to Greater Noida (am not sure if its via the Expressway)? How do you see it as an investment as well as for end-use (say 5 years from now)? Think there are only a few projects which have accomodation within/next to a Golf course? Also, how do you rate Jaypee? Your views as always will be helpful. Regards Sid
Reply: Jaypee good. projects great and stand alone with no competition. good track record of appreciation but in a worst case scenario dont see it as an investment. If you love the property then sometimes investment should not be the only criteria.

Query: i want to buy a 300-400 sq yard plot in jaypee wish town project. Please advise regarding price and future prospects. Also the discount you can provide if booked through you.
Reply: we shall get back shortly. we dont suggest the project from investment point but strictly end user point of view. an apartment may still make more sense and less exposure.

Query: Dear Jitenderjee. What is your opinion about jaypee sec 128, noida project ? Is 1600 sq ft apt about 80L a good investment ? Or you would prefer a smaller apartment 2bedroom at 60L lakhs ? Are you bullish about the project ? Thanks in advance
Reply: premium project. Not recommended really as investment but more for endusers. Though if you compare with unitech grande on the other side of the road or the way prices are at jaypee greens greater noida after golf course became operational, it might turn as investment as well. If purely investment keep it small.
