better choise. How much is the cost for both
types, and what is the procedurte to buy thru you.

| Query: Hi, I
booked a flat in this project in August 08 before
the news of real estate going down came. I paid 6
lakhs as booking amount. I applied for a home loan
from HDFC and it was approved. Now the
documentation was under process and when I checked
with HDFC and BPTP on the status, I came to know
that HDFC has held the disbursement of loan to
BPTP temporarily. It seems that it is on account
of current market situation and liquidity crisis.
I am not sure what should I do. If HDFC releases
the loan, and BPTP is not able to complete the
project, I will end up paying EMIs but nothing in
hand. Is it possible to cancel the booking now and
get the 6 lakhs back? |
| Reply: I dont
think cancellation is a possibility. There is no
harm, you can still talk to bpt. why did you take
so long for disbursement from bank even otherwise.
It does not take 4 months for loan disbursements,
till few weeks back my client received
disbursement from bank (HDFC itself). bank problem
also should resolve soon.

| Query: Hi, I
have bought a 2BHK flat in Bptp resort. 1) Is
there any appreciation in price after a year? 2)
Where do you real estate industry now, since i
have read it in newspaper articles and also on
internet that real estates will be hitting the
bottom lowest prices in the coming years and will
see more than 50% depreciation in prices.Kindly
provide your thoughts as we have put our blood and
sweat in buying properties and news like these
worry us to the core! Will appreciate your answer.

| Reply: there is
no appreciation so far. Infact company itself has
not revised price list till date. As regards fall,
it happens generally where there has been a steep
rise like bptp plots or omaxe heights flats. In
case of others, liquidity could be an issue but i
dont foresee a fall unless someone is upto panic
selling. | |

Could you please advice me about the prospects of
booking in The Resort. I am looking for an
investment for about 36 months minimum. Do you see
good appreciation possibility this project could
fetch on possession? In fact, I am little
apprehensive since I herad that property is
cooling in India due to bank interest rates going
up and DDA coming up with some more convenient
optionswhich might pull the prices down by atleast
10%. Your opinion and advice will definitely clear
the confusion. |

DDA units are very limited and not everyone has an
access to it. Market may slow donw partly but
where prices are relatively low i dont see much
concern. go for a bptp floor or resale like
princess park. | |

grandeura is better than this. Resort possession
would take 30-36 months. It is at initial stage

Jeetu, If I book a flat in BPTP Resorts then EMI
will start after 2 years but what about the
inetrest rate on the home loan taken from bank at
the time of booking? Will it be the interest Rate
prevaling after 2 years or interest rate at the
time of booking and getting home loan. |
| Reply: interest
rates are floating and keep revising quarterly.
Presently you are not liable for emi or interest.
it matters only post possession which would be the
interest rate prevailing then. You can forclose
the loan if not keen to continue loan.

the appreciation in the rate of the unit.
Currently the basic sale price is 2250, so what is
the appreciation in the rate one can expect after
two years in if a person books that in finance
option. |

There are few queries: firstly, If i go for a 1875
sq ft house in resort now, will the EMI after 2
years will be effective from the current date or 2
years from the date it was launched?Secondly,
which is better & cost effective- RPS Savana(2
years no EMI) or Resort or Jade? |

the two rps savana looks better. Resort has better
specs though and bptp is working hard on pushing
all premium projects to sec 75. But on as is to
whereis basis rps looks better. If finance scheme
is not a consideration bptp grandeura looks

litigiation is going on Why BPTP is asking buyers
to sign indemnity bond alongwith sale deed |

everything safe and legal else bank like hdfc
would not have tied up. There is no sale deed at
this point but what you could be talking about is
builder buyer agreement. Indemnity bond is part of
their documentation and frankly i see no concern
areas in the same. | |

bullish about either names you have zeroed down
for bhiwadi. Both faridabad and gurgaon are
equally good options. choice has depend on your

| Query: Today i
heard about some project where in one have to pay
10% booking amount the the property and rest in
emis starting from the time of possession on
radio. It seems a good property investment thing
to me which can be planned as Propsal 3 BR Flat -
40 Lakh 10% booking amount - 4 Lakh Likely
possession - after 3 yrs Expected price after
considering the site is on NH24 (the Hapur stretch
from Delhi), Delhi metro station is planned in
front of project, lots of development are going on
the same highway including Crossing Republic City,
Indrapuram 2 - Atleast 60 Lakhs Finances 4 Lakh @
16 % for 3 yrs - EMI around 12-13 Thousand Profit
If one sells the Flat after possession, then too
he/she can easily book a profit of 10 Lakh+ within
3-4 yrs. What is your take on this ? Anyone
invested/experienced in such schemes around or
outside delhi ? Cheers |

is good from ROI purposes but why go so far.
Better to buy in a city where liquidity is easy.
BPTP resort faridabad is same scheme. I recommend

| Reply: good for
those who are looking for an investment in 2 year
scenario with limited investment say 4-5 lacs as
it has a spl scheme of no emi or interest for next
2 years. This is a unique scheme so far so does
not compare with other projects.

Jitender, How is the KLG Greens Project at
Faridabad, they are offering at 1800psf. What is
your opinion about the builder and project? Would
you please suggest other builders offering project
appx at same price? |

handling KLJ. Not even much track record either.
In resale triveni galaxy at 1400 psf is the lowest
bet. Or rather conmsider bptp resort which is
though ta 2250 but you pay only 15 percent and
then for next 2 years no emi or interest.
