Query: Hi Jitendra , As BPTP is demanding almost every month for Princess park. but when this time i put my request to HDFC Bank for further payment they told to me that Construction is not up to mark so they will not release further money. In this case what should i do . As BPTP is demanded and put 18% ROI and Bank in not release money since construction is not that level. Thanks

Query: Hi Jitendra, Thank you for your honest & gr8 job.I own one 3 bedroom + SR flat at Pinces Park(12 th Floor). Is this considered too high ? What is the present market rate of this kind of Flat?
Reply: Buyers are not there presently so premiums are negligible. it is a higher floor but given the height of building upto 20, it is more or less middle order. thanx for your comments.

Query: Hi Jeetendra, Wishing you a very happy diwali.I have tried my best but have not been able to check if my flat in BPTP princess park has a PLC or not. Its a front location , but what it faces, i dont know. Its tower J 6th Floor.Can you please help to check if it will have a PLC or not.I would arrange my funds accordingly as my next installment might be due soon. Also BPTP seems to have started to ask payments every month now.You would understand in current economic scenario where builders are going bust, its alarming to shell out money so quickly. Do you see any concerns? Are customer legally protected anyway, if they do not deliver up to what has been signed for? Thanks
Reply: Understand a basic fact how builder operates - the first 35-40 percent of BSP is what builder uses as land cost. EDC/IDC is passed on directly to the govt. And rest installments are not touched but passed on directly to contractors and customers are charged on construction link plan. If installments are happening fast so is the development. As long as customers pay up their installments by self funding or bank funding, project keeps developing and ticking. For PLC issue check directly with builder or your dealer.

Query: Is it true that BPTP has defaulted payemnt to Noida authority as pointed out by someone in this forum? Will this affect completeion of its projects like Princess Park since we have already paid a major chunk of the installments?
Reply: actually that default has nothing to do with financial position. As much as i know it is a strategic decision. Delayed pmt attract lower interest. In absence of bank fundings, cost of funds from open mkt is much higher. Bptp has enough assets to take care of such liabilities. No issues.

Reply: it would be wrong to say that Indian companies are absolutely insulated or immune, they are affected, but strong enough to survive and eventually grow.

Query: Regarding Funding from HDFC for princess park flats, I have just collected disbursement from HDFC against demand letter from BPTP for project Princess Park. There is no issue of funding BPTP princess park , however HDFC took my signature on letter saying that I have visited the site and I am satisfied with the development of the project, also I have verified that development is justifying the demand.

Reply: For 2bh that high floor trades at par i.e. around 1400 only. on possession my target price for the area is 2800-3000 psf.

Query: Based on your recent replies to queries on the valuation of Flats in Nehar Paar Area , BPTP Princess Park , Park Floors etc , it prima facie seems that your prediction of the Per square feet rates at the time of possession doubling to 2800 psf may not be true. Is my apprehension correct? Are the flats/apartments overvalued , if analysed for a period over 2-3 years. Also , kindly reply that if at present it seems that there is over supply of flats compared to demand, the occupancy of flats in the Nehar Paar area is expected to start by 2014-15?? More so, when there is no news/ confirmed plans of Civil Infrastructure amenities in the area. Through your site , it was informed that Officials from Chandigarh had visited the area to initiate plans on the same , however, it has been 4-5 months and there is no further development heard/ reported on the matter. Kindly give your valued suggestions, please
Reply: 2014-15 for occupancy is nothing but comic. grandeura would be up for possession in 2009 and other projects from another dozen by 2010 end. much of these are on existing motorable roads. it is not jungle out there. not everyone is an investor and lot of people are waiting for a house, that is why they are paying a high rate of interest for emi. i have explained many times that i dont monitor govt infrastructure part on daily basis. let us analyse things in 2008 end and 2009 end and finally 2010 end when the commonwealth has to take place. if things dont initiate by 2009 end then it is worrying sign. else my timeline for infrastructure is 2008 end - planning 2009 end - implementation 2010 end - completion past has proved that it is sufficient timeline if things have to happen. on possession no flat would sell less than 2800-3000 psf. TIME WOULD TELL..

Query: Hi, I am holding a unit in Tower B on 19th floor. I received the demaind letter on casting of 12th floor on Sep 2nd. Today when I went to HDFC for disbursement, they communicated that they would not release any further payment in favour of BPTP as the construction is not satisfactory. This has raised concern over the project as Bank is refusing to fund it any more till it gets satisfactory status from BPTP. The last date for payment of the installment is Sep 11th. Please advice how can this issue be resolved as BPTP might start levying interest in case of delay, whereas Bank is not ready to disburse any further amount.
Reply: this problem appears in most projects these days when bank technical team report can affect funding temporarily. You should be following up with bptp so that they could handle the matter with bank.

Query: Hi, i saw one of earlier questions and ur reply regarding no doubts on their intention . I have been asking them for almost 2 months to tell me what is the discount adjusted if they can give me in form of account statement , atleast I can settle with my dealer. But surprisingly they are not ready to put it in writing. Despite giving various application they will give you the account statement but that will contain only installments due and installments paid and not even the information of total amount due from your side.
Reply: instead of you doing the effort, rather, ask your dealer to do running around with company and provide some documentay evidence that discount has been adjusted.

Query: I am very upset with BPTP officials. On one hand they are working on this project at their own will , when we had applied for this project it was to be completed in 2 years. Now it is almost 3 years and still it will take some time. I had gone to BPTP to give me my account statement which should state how much I have paid , what is pending payment and discount adjusted. Surprisingly they are not ready to give , they say then can tell me what is the installments i have given but will not give in writing the accounting ledger.
Reply: can you get me a ledger from any reputed company. then challenge it. at the time of prelaunch timelines are proposed and tentative and not binding. It is only after approvals are in place and builder executes an agreement when it becomes effective. follow that. bptp remains the first company in greater faridabad to offer possession and that too almost a thousand plots. Bptp grandeura is likely to be the first apartment to be handed over in the area in next one year. progress on princess park is also quite impressive. I have no reasons to support your claims except the one which i always maintain that bptp has administrative issues but no point rubbishing the project or intentions of the company.

Reply: princess park is in resale only. Upfront would be as high as 50-55 percent. Cash premium around 200 psf. Total cost works out around 2000-2100 psf.

Reply: reslae are always lower than original booking. resale has high upfront involvement, cash+cheque, too much paperwork, hassles so people dont mind paying extra for a neat cleaner transaction. in some cases there is no option then resale is the only choice or if saving is substantial.

Query: I have been a reader of your site. Must say your information is helpful.You have been saying that target price on possession of Princess Park flats is 3000/ approx. Does this include all extras that we are paying right now i.e PLC, car space, club charges,electric charges and others. If i include all this, my present purchase comes to around 2000/- PSF.Should I compare 2000/- with the target price i.e 3000/. My BSP is 1400/-. and its a 3 BR flat.
Reply: now that is the range of conservative to optimistic. At 3000 with all addons that normally is 450 psf it is a conservative target. Without these is the optimistic target. Thanx for your comments.

Reply: princess park is in resale and is in the range of 1500-1600 psf depending upon size, location etc. For comparisions you can access all projects from home pg and check details. All three have different locations and specifications. Grandeura has best location while resort has better specifications.

Query: Hi Jeetender, I had great faith in Faridabad future as well as BPTP project. Therefore I booked 2 apartments there (2br each on 9th and 17th floor in F and B towers respectively). However I am quite frustated now as all efforts to sell either of these apartments have gone waste. Why is it so that it is so difficult to sell these in secondary market. If I am wrong in my assesment then request you to help me sell these and restore my faith.
Reply: secondary market is not necessarily the measure of faith. it would have been more questionable if development at site would not be happening. the development is many times better than some of the projects which are trading at more premiums. buying for short term gains can be a problem for speculators in a rough time. But the investment is safe and intention of developer to deliver is clear. i dont even take interest in resale of plots which may sell easily and profitably. Our classified is the only method for that. if you have invested in two flats may i suggest you to try a paid classified at Rs.1000 where your contact details are available and people including dealers may find it convenient to discuss in depth directly.

Reply: rental for residential should not be the goal really for faridabad. rents are otherwise low (return being 2-3 percent of market value) and the huge supply may affect it further or prevent from growing.

Query: Ive booked a 3 bedroom flat in tower L. I just received another request for close to Rs 175,000. I believe this is On casting of 4th Floor slab 5% of BSP + 50% of Car Parking. Can you please confirm that the development has actually taken place, and others have gotten similar invoice as well.
Reply: i again repeat if company is sending letters then it would always be after due verification bcoz a bank wont process installment if ground reality would be different. Others have also recd the same. We would soon upload latest pictures as well..

Query: Sir, As you know there are high varaition of wastage area in all Faridabad or any other lcoation pjts. like Puri (20%) to BPTP (40%) w.r.t Super area. Can u pls tell, Is there any Regulation by Govt./or approval authority that checks the wastage area calculation. and also, is there any industry Standard for the same with maximum limit of wastage. Its highly variable from Builder to builder all across in the Industry. If u know some web site for such industry Std. Pls tell us. As per you how much the wastage a person can consider for better value for money.regards
Reply: normally it around 25 percent. But no builder is an exception. I doubt if puri is at 20 percent, have you actually calculated it or going by claims. There is no regulator presently.

Query: Hi Jitender. I had bought 2 BR flat in BPTP Princess Park S-86 in resale @ 1500/- in Oct 06 when the Super Area quoted was 1000 sft. I have been allotted a flat at 11 floor. As I see there has been no appreciation of BPTP flats. What are the future prospects. how much will be the appreciation expected on possession. Is it adivisable to stick to it or change to any other project in faridabad like omax.
Reply: i suggest holding on. Since area is actually 1289 so you have effectively bought less than 1500 as you then paid premium as per old size. Possession target price remain at 2800-3000 psf.

Reply: 1900 is the developer price tag. But most people bought in range of 1400-1475 psf. Resale prices are already indicated. In faridabad upfront is high if you buy in resale but appreciation expected to be better. While if you go for original bookingin both cities then as investor gurgaon looks better.

Query: Hi Jiendra, I came across your site recently and liked it very much. I want to purchase a residential property (BHK)in Faridabad. Which onw will be best option. Pls give current psf price too. When construction will be allowed on sec 75-76 plots of BPTP? Will plot be a good option from security point of view considering the fact that my family may have to live there alone.
Reply: for your case i would recommend a villa or a flat. Villa of 150 sq yd would be around 30 lacs in sec 88 (F Block). Since it would be a constructed row so better security and community living. While plots are held largely by investors and may take years to convert into dense pockets. Most apartment projects are given on home pg just check out. Omaxe heights, rps savana, bptp princess park, triveni galaxy etc.

Query: Dear Mr Gupta - BPTP has offered princess park flats at the rate of 1400 Rs per sq feet. Is there any possibility in future that BPTP may hike this rate even for existing customers because of increase in construction cost
Reply: as per agreement it should remain escalation free. I dont see that as a possibility. Also i feel they are mature enough and would not like to kill their reputation forever.

Query: This refers to our telecon two days back on the Cheque to HDFC. I got a mail today from HDFC saying that they have not yet recd thesame. Reply: I just forward the administrative queries and normally it is the adminsitrative staff which follow it up. most of the time I reply queries from odd locations and odd timings where it is not possible to have status. I suggest either speaking directly or mailing admin queries directly at admin@indiaspaces.com. Your cheque has been given to hdfc. bptp cheque processing is still pending.

Query: Hi, Firstly congrats on maintaining the tempo of your site. I am a frequent visitor and its good to see new things every time we enter the site. I had a query. I want to invest in in a flat in Faridabad, which is a better project Pranayam or BPTP Princeess Park. In which project will the investment have more returns for a horizon of 4-5 years. Thanks.
Reply: obviously princess park with a resale market of around 1500 psf looks better. 3 yr horizon for the area is around 3000 psf. Though it would be better to compare pranayam with grandeura instead of princess park. Grandeura resells at 1850 -1900.

Reply: status of individual towers not available. Time to time we get tower wise status which we make online. Bptp also circulates it in its newsletter.
