combined. no distinction actually. sectors
prefixed with 8 i.e. 82-89 are included. Similarly
blocks P-Z are referred as phase 3. sectors
prefixed with 7 mainly 75-77 are part of it.

Sir, I have been recently offered possession for
my plot in phase 3. I wish to know if I should
take the possession right away and get the
registry done. Or should I wait for a couple of
months. Will the plot be safe and do I need to
monitor the plot by going there frequently so that
nobody else could try to take it over like. Wanted
ur opinion on the same. Also suggest when do you
expect people to start building their homes. I
also wish to build it up at a suitable time.

actually recommended. it makes it official as well
as legal. i dont see encroachement issues.

in a falling market like this if you could get
something at negligible premiums, bank loan
available (you may or may not utilise but helps in
liquidity) one could consider that. btpp plots
started at 7450. Even around 10000 there is still
subtstantial premium. in a falling market it could
come down and in a rising market could rebound.
But fall is always sharper than rise and rise is
so far not visible. apartment like omaxe height at
low premium and good construction status is also a
good option. | |

premiums. For a 225 sq yd villa premiums have come
down to 3-4 lakh levels even. Lack of visible

Jeetu bhai, I have a question regarding the
attractivenesss of 289 Vs 350 sq yds Plot. I had
booked 350 and made 95% payments for the same but
now I got to know I have been alloted 289 with PLC
(24 meter Rd). During Initial booking, I opted for
350 (long term 5-10 yrs hold) for following
reasons: 1) 500 sq yds plots will be difficult to
afford when price reach the level of sector 14-15
in another 5-10 yrs 2) 250 sq yds plot is too
small to build a bungalow/house Hence 350 will be
a decent option. If I retain 289, this sounds
along 250 plot lines. The buyer would rather have
250 instead of 289. I have following questions: 1)
What are ur thoughts on the above? 2) Will 289 PLC
be a better option than non PLC 350 3) Based on
your recent experience (BPTP cust service has
improved over the yrs), is it easy to get the
Credit/overpaid amount back? Youre the best person

immaterial. I have studied in detail. More than 80
percent paid. Balance delay has at most an
interest implication which they are okay with. As
regards parklands - more than a 1000 plots in
phase 1 have been offered possession and another
1000 plus are ready for possession in phase 1/2.
Progress on grandeura and princess park are faster
than the rest. Let us not be confused with
everything that is happening and let us not start
linking everything to your project development.

tune of 25-30 percent. rates in phase 1 plots are

225 sq yd villa could be made available at around

FARIDABAD EXCEPT IF SOMEONE WANTS TO BE

to Query by Mr. Ajay S, I Visited the site few
months back, when the Construction of 1 lane of
350 Sq. yards Villas Started and again I visited 2
days back, I expectedly saw no major changes at
all. Still only 5-6 odd 350 Yard villas are under
construction. When I investigated the cause of the
same, I was told by reliable sources that dont
expect the possession of Villas before 2011 end
and that too of only 350 Sq. Yards, regarding
smallers ones, dont expect before 2012 or may be
later.. This has made a severe impact on the sale
of villas, as at present the Premium on Villas has
come down from 20 L to around 10 L and I feel that
it will come further down if there is no
significant development as far as Villas
construction is concerned. So I think we should
stop talking about villas construction as niether
Company is going to listen to us individually nor
we have the time to spare to get together for the
cause, as Mr. Jitendar is trying hard to make us
collected at one place, but for the time being, in

did not deny that except the lane they picked
initially no new development is visible. Getting a
reply from bptp is more difficult than govt office
even. Now positive side - unless panic selling
premiums should not fall that much. And it is not
bcoz they are villas, but bcoz plot rates itself
have come down from 3-4k psy, so fall in plot
value itself has caused erosion in the premiums,
just as they had shot up bcoz of rise in plot
values earlier. Also if construction starts in
proper manner, a villa can be made in 12-18
months, just like 350 sq yd lane structure came up
in no time. So dates like 2011-12 are absurd.
Disinterested and too busy investors are
definitely a reason for developers to take them
for a ride. | |

work on Badarepur flyover started? Someone told me
that HCC installed their barriers and officially
work will start by the end of this month. Do you
have any info..Please share. Also suggest the rate
of East facing Parkland plots in Phase 1 /
E-block. Do you expect any upward revision in
prices after offcial staring of Badrpur flyover.

this remains the status but erection of board also
is a sign that something is on track. Rates in
bptp are dropping on daily basis. Phase 3 is
selling around 13000 and phase 1/2 is around
15000. And if market trends continue as such
inspite of badarpur rates may fall. And if someone
has been going through my posts then for almost 6
months i have been warning investors to keep away
as plot prices may fall. Though the fall may be
temporary and once market improves rates may come
up again.. | |

Hi,Jitender,As always BPTP increasingly getting
greedy and unprofessional as we reach close to
possession of plots. They are asking me to pay
intrest about which i was never informed and all
my balance shhet statements from BPTP shows
nothing as pending intrest. Now suddenly at the
time of posseion they are asking me to pay intrest
claiming that most of my payments were delyed.
Since they have never informed me during all my
previous installmets and nothing shown in their
statements. Please suggest what can i do for this
unjustified interest. Can I file a legal case

Jitender, I seek your help in order to understand
possesion procedure for my BPTP 250sqyd plot. As i
have received posseion letter from BPTP, there are
some new charges which they never mentioned so far
in all my statments as well in booking plan. These
charges are namely clube charges,maintinance
chrges, sinking charges etc. Can you confirm if i
should pay these. Can you summarise charges i
should pay for posseion(other than my
BSP,IDC,EDC,Utility, stamp,registration). Also pls
confirm if Rs1,11,488 as stamp and 12,700 as
registration are correct charges as per 250sqyd
plot. Thank you very much. |

charges are relevant. Only difference is club
membership which earlier was optional but now
looks mandatory. That is the only thing you could

beginning block. If perspective is atleast another
3 years you should hold on else normally in plots
sometimes prices dip when possession is offered
bcoz many people want to avoid sale deed, also
maintenance of township could start etc etc. For

investor a resale booking could make more sense,

to track prices at block levels. A general market
revolves around 15000. There is a range of
2000-3000 psy plus minus depending upon size,
location and urgency of seller. I recommend hold
unless you have a better opportunity.

plotting v/s Villa for quite some time. Initially
you were suggesting that Villa will the point of
dissemination. Development in and around Villa
will be starting point of growth as regards
plotting. Now u are suggesting that you foresee
inhabitation to be a big challenge as regards
plotting. My apprehension is that by the time
Villa’s get ready for possession, if the demand
for plotting doesn’t pick up, even the Villa
premiums might fizzle out. PRACTICAL REALITY IS
THAT IT WILL TAKE AGES FOR PEOPLE TO ACTUALLY
PERCIEVE NEHER PAR AS A LIVING AREA. U WILL AGREE
THAT MINDSET OF AVG FDG RESIDENT ABOUT NEHER PAR
IS THAT ITS NOT A PLACE TO LIVE. Honestly
speaking, I feel the inhabitation of Nehar par
will take atleast a decade If not more. I fear if
that happens, Villa will be a flop as it will be
SURROUNDED BY VACANT PLOT ALL AROUND. Mind you
there is enough land across both sides of MATHURA
ROAD which will be up for grap by these builder to
come out with projects. Neher par is still a
secluded ocean in the whole scheme of things.
PLEASE ADVISE IF ONE SHOULD EXIT VILLA AND INVEST
ELSEWARE. |

plottings actually take decades to be inhabited
bcoz of large investor proportion. Nothing new
about it. Grren field colony and sec 10-11 DLF
Faridabad even after decades have lanes and lanes
of vacant plots. And that is why i am more
positive about villas. It would be a big compound
almost a block. This block would have a seperate
wide entry from kheri road. Both rps and srs
apartments are in same sector and close by. So it
would rather radiate development as a focal point
instead of being at a disadvantage. There was no
premiums at villas at one point of time. Today it
is significant and in terms of ROI better than
plots in many cases. I still suggest hold. It is a
monopoly product even today and entire neher paar.
And my saying is in context to plots only and not
entire neher paar. Apartments should have
reasonable occupancy levels.

are worried and cannot hold on patiently for 3
years or so, it may make sense to book profit and
invest in something which is relatively near to
initial prices. Bptp prices may go either
direction. In plots one concern is low percentage
of end users looking to build house and live

frustrating to see no development on site, even
after BPTP has taken 95% BSP + 100% PLCs + 100%
IDC + 100% EDC. BPTP & HUDA owe an answer for
sure. Its blasphemous to find that BPTP is
offering possession to plots in some blocks in
patches, with undulating and largely pot-holed
roads (metalled eh!) and no sign of *working*
electricity, water, sewage, security facilities
that supposedly Park Lands the eutopian township
promised to offer. Yet, I do not even have an
option or in a position to question BPTP *this is
not a good quality product & you did not do
your job reasonably well*. I just need to shut up
and take what I am getting. As for the work in
progress, the pace of work at site is woefully
slow and the quality is really really *below
average*, to the extent of saying as *no good*.
Finding a meaningful forum, or any other mechanism
such as Amitav Dash suggested, where BPTP/ Greater
Fridabad prospective residents can raise there
grave & imminent concerns should find takers,
such as me |

are too frsutrated best is exit profitably.
Working problems, protests, agitations etc would
not only bring premiums down but woes would
exercise. Amitav has only suggested filing RTI
where HUDA would have to explain how edc/idc would
be spent on development work. You are however free
to air your views. As regards my stand, i neither
sold a plot to you, nor suggested anybody to
remain glued to it. I keep suggesting people to
exit it if they dont find it acceptable.
Forexternal development bptp is not responsible,
they have paid dues to govt, now govt has to do
its job. On its part they completed the bridge
which govt could have taken longer. They are
trying to do similar thing for roads as well. I
dont see any reason to blame for external
development. The question raised today is if few
people get together and file an RTI, you want to
be a part of it or not. It is an objective
question, try to understand it and ACT accordingly
instead of REACT. | |

actually 350 does not transact at all, number
limited and people dont sell. So it is the buyer
offers that we have as last reference, no
confirmed seller as of now. it is similar in plots
also, premiums psy are more on 250 than in 350, so
in terms of amount they are more or less similar.

paraphrase it .. just provide built points… for
example • Influx of corporate world into this area
• Influx of larger Delhi population choosing to
buy house in FBD • Upper Middle class Delhiite(
earlier staying in delhi ) taking delhi metro to
shuttle between FBD and Delhi • Migration of high
income population from old fbd/ NIT/ FDB Sectors
to Greayer FDB. • Or will it just bit the bug of
low occupancy levels whereby people just make it
as a investment option and not a rsiding option.
That’s the problem with Gurgaon / Dwaraka in some
way or the other. |

Also large people who have bought in original or
resale at levels around 15k would not like to sell
at lower levels and would keep it float and
ultimately sturdy till rest are also upgraded to
higher levels. So nothing to worry unless there is
large scale selling spree which i dont foresee.
Slight correction in worst case scenario cannot be
ruled oout. Lastly major factor for price rise is
spurt in huda prices, the only alternative to
bptp. They are even double priced in many sectors.
Unless they also correct, a strong fall not

of to you. I was actually looking to buy a plot in
Nehar Par Faridabad. BPTP is the first choice, but
I am suprised that the price has shot up so much
in just three months, from 9-10k to a minimum of
13K. I actually wanted to ask you about plotted
projects such as DD city, vipul world? Do you
think it is a good idea investing in these as they
are cheaper, but I dont think they have the
necessary clearence, will it be safe to assume
that they will get the necessary clearences, and
by when? Also what about lakewood city faridabad?
I shall really appreciate me in helping me on
this. |

struggling but not just there for approvals.
Either case if you are paying any cash premium, it
would go down the drain. I am not sure about legal
status of lakewood presently. Safely bptp remains

located. Secondly I could see some construction
around Sector 76/75 (not sure), opposite Block Q
(near The Resort- BPTP Project). Three Storey
Built up Houses with 7 Bedrooms and with complete
civil work upto third floor and internal plaster.
Surprisingly No property dealer is aware about
this project. Few says it is yet to be launched by
BPTP, where as others says it is Villas. (which
look very strange as generally no body requires 7

jeetender,you have been telling everybody to check
what is the due date of possession whenever you
are asked about this date. i will update you on
this.generally people sign on the dotted line
without reading and then refuse to accept the
unpleasnt aspects.in the buyers agreement bptp has
clearly mentioned the due date as follows; section
22.1; that the possession for the said plot as
proposed to be delievered by the Seller/Confirming
party to the purchasers within about 24 months
from sanctioning the service plans of the entire
colony ,simultaneous to the execution of sale deed
subject however to Force Majeure and the
purchasers making all payments within the
stipulated period and complying with the terms and
conditions of this agreement. this agreement was
executed last year in month of June.Therefore bptp
has legally atleast a year before handing over the
plots.And if it had got all plans sanctioned after
the date of this agreement then it could even take
longer. in short bptp guys are very clever.in
month of may it was being said by the company that
the possession will take 6 months.the same is
being mentioned now in mid august.blame it on the
rain i would say. |

false commitment. post approval it generally takes
2 years to develop. so what is the all panic
about. yes you sign on dotted lines, but who
forces you to remain invested. you knew what was

should have exitted the project and secured peace
of mind, instead of first signing and then

stated the facts.Where as you suggested the exit
door,which like LAKSHEYGRUH of MAHABHARAT does not
exist. You always suggest either take it or leave,
whenever logical or legal aspects are asked.

options available in case of prelaunches. and even
if one exercises a legal option at the time
builder buyer agreement was to be executed a court
would maximum rule refund with applicable
interest. where premium is more than interest it
is always better to exercise that. why remain
invested with something you dont believe in or is
not acceptable to you. As regards BPTP in last 3
years I have openly conmened so many issues. We
remained the only dealer who represented to
omaxe-rps for delayed penalty issues and managed
to get that for many customers which led to birth
of RWA in green valley. we compelled bptp to give
option of open parking, remove PLC above 10th
floor in bptp princess park. We represented to
triveni to issue seperate letters for escalation
clause. Non-exit situation like no premiums or
financially non viable proposal is understandable
but if it is reasonably profitable then it has to
be a LOVE IT OR LEAVE IT SITUATION or you should
have guts to get together, run pillar to post,
knock the door of court. Out of experience the
people who talk most are the first ones to
disappear when a legal situation is there, then
most opine why make a property disputed and lose
the option of booking premium as well. IT IS
CONVENIENT TO BASH ANYONE SIMPLY BLOGGING ON A PC

long time and in past 4 months it has gone up
crazy. Can u explain this as this is more like
stock market than property market ? Also, is it

happened that in huda plots the prices saw an
increase of 80-100 percent in last 8 months,
bringing a 250 sq yd normal plot in the range of
30-40k psy. Bptp prices followed that naturally.
Secondly, the award of contract for badarpur
flyover also was a positive trigger. Thirdly, an
aritificial induction has also been because of
dealer-nexus investors who were aware that bptp
was planning original booking at higher prices and
picked up many plots. Since it is a globally
recessionary market is i suggest investing where
scope of fall should be less rather than worrying
about scope of increase. Becuase it would then be
stock market scenario where your capital could be
eroded and real estate turns out to be artificial
estate. However one should not repent if they opt
out and somehow the madness continues and it
continues to rise which normally it should.
Something like a flat which is at all time low and
not really witnessed a bull run or an original
offering like ansal megapolis at around 13k is
more sensible. Because in a worse case scenario,
there not many would have an advantage over you,
to sell lower than purchase cost while in bptp
people have bought as low as 7450 and would sell
comfortably and profitably even lower than your
acquistion price. Choose your priority-
appreciation or security.

security and community reasons.

like final. If construction is also at advanced
stage i dont see any reasons to change. Plans have
been cleared upto 2nd floor and whatever is shown
as phase I is what company would make. Rest is

40 lacs. none other offers a villa. You can also
consider a Ground floor flat in RPS Savana with
300 sq ft lawn. The two are not comparable but
just suggested as an option. for villa pls post a
classified listing from classified section.

Jitender, whats happening. Prices are increasing
with every passing day. Now BPTP has revised the
rate to 21000 and 22000. When i called them they
said, Badarpur flyover is about the start and
keping that aspect in mind they thought that BPTP
is undervalued. This is crazy stuff |

cannot act crazy unless people do so. And why bptp
HUDA sectors have jumped from 18-20k psy in
december to as high as 35-40k. bptp rates are just
following the HUDA sectors. and if people are okay
to buy at 16-18k, a company would always like to
encash. They dont gain anything if a plot bought
from at 7450 resells in market for 15k. They make
money if they sell a plot in original. It is a
strategy that keeps the market rate upwards,
investor happy. | |

premium that exists as of date is only on account
of the land possessed and not on the construction.
I own 225 Villa which i bought at 36.9 ( at that
time land rate was 8500) . The premium I am
getting equivalent to land premium ie 9000X225=
18Lacks or so. DO U SEE THIS TREND CONTINUING
LATTER AS WELL FOR VILLA. I.E WHEN U SELL VILLA
THE PREMIUM WILL LAND PROPOTIONATE AND NO PREMIUM
ON BUIT UP AREA. THAT WAY VILLA IS NOT AS
PROFITABLE AS LAND. PLEASE ELUCIDATE |

construction is not what fetches premium but only
the land value which appreciates mostly. if one
buys a kothi in HUDA sector, you know how worth is
estimated ? generally the plot value is considered
and then the constructed area (depending upon
quality and how new is construction) is multiplied
by a factor like 500-600 psf. in old construction
it could be almost zero as well. in bptp villas
the construction factor is already at aound 1200
psf much higher than normal calculations. what
could one expect on that. PS - On possession
constructed pockets may have better plot rates
because of sense of security and neighbourhood.

is 250. if you are looking for less upfront, max
bank funding, no cash premiums, no transfer/resale
hassles, you should buy original but if you are
comfortable with all the hassles and high upfront
resale should be considered to save money.
original is always costlier than resale, if
developer sells original at resale price then all
would buy original and resale market would crash.

bought at much lower prices, you have nothing to
lose unless you observe a down-swing. Most factors
have been compounded in current rise. Difficult to
predict further price at this point of time as it
is not happening at a natural frequency. My
possession target was 15k-18k which looks like the
current price. I still recommend waiting till

lacs. Addl charges atleast 3 lacs. Premiums around

is around 15000 psy. Once you include all ecdc/idc
etc it is not going to be less than 40 lacs. In
resale cash involvement would be as high as 50
percent which no bank would finance. Buying an
original booking at 18000 psy is one option,.

have paid 65% plus 50% other charges many months
ago. I have not received the agreement from BPTP
yet. I am told that some of the land in that area
is still not in BPTPs possession causing the delay
in getting the agreement. Do you have any
information about it? Also, will appreciate if you
can guide me on how to move this forward faster.

resolve this is to use your dealer or pay a few
visits to company office patiently. PS - phone

the rates for smaller units the group housing
projects like omaxe and rps have come up. it would
not be wrong to say that a 200 sq yd plot at
around 70 lacs may turn out to be a better
investment. but point is, it is still a long story
till possession and inhabitation. a commercial
does not easily make sense before atleast 5 years.
not one is effective in greater noida so far and
the one operation on sohna road by omaxe is doing
no great guns either. plots more or less would
have similar future, prices may fluctuate pocket
to pocket. | |

the same thing when i recently met few of the
dealers at parklands. They r very reluctant to
deal with villas and they tried to convince me
that plots/flats are better than villas. One
reason they gave me was that villas are very very
near to some 65 yards plots which are meant for
ppl below poverty line...so he said villas are not
a good option...what do u say in this matter ?

they are referring are ews plots which are spread
out everywhere. Infact all apartment complexes
have ews flats as well. I dont really see that an

Jitender, I own a 225 square yard Villa at 36.9
BSP. I just visited the site and found out that
Villa construction has started for a select row. I
checked with the broker about the premium that he
is ready to offer as of today and he communicated
that for a non PLC plot he can offer me 15 lakhs.
Question 1) Given that the premium of an average
non plc Villa is 15 lakhs, can I safely demand a
premium of 20 lakhs or more for a Park Facing +
east facing plot . Question 2 ) I still find that
if I seek suggestion from a brokers on what is a
better investment, their default and emphatic
reply Is not to go for Villa instead they suggest
to pick plot. Its ironical because the of the plot
and villa which was bought almost same time last
year, Villa is fetching higher rate of return both
in terms of percentage and absolute terms. Also a
plot owner has had to shell out 92.7 percent as
against Villa owner who has just paid 35% and is
fetching a 100% return on already invested amount
and a 50% overall return. Why this reluctance on
part of Brokers. Is it because they don’t find
enough deals for Villa’s which is why they
discourage people from going for villa or is there
something else. I am sitting on a handsome premium
of at least 17 odd lakhs if not more. Please
suggest |

brokers have limited vision and knowledge. I have
been advocating for 2 years and there were some
laughing at me. Concept of ROI is not really
understood by most brokers. Becuase of shorter
supply and tighly held villas by largely endusers,
brokers rarely transact villas, so mostly
recommend plots. Though if pure investor a plot
could fetch more premium bcoz premium is normally
on plot size and not really on construction.
Premium quoted by broker looks higher. That is
applicable on booking rate of 33.43 lacs. He might
clarify once you actually go out to sell. For the
PLC locations the customer is already paying the
PLC to developer. Paying even more may not really
work out at this stage when it is still long to
really shape up. I still recommend hold on to
villas, they may command a higher plot rate also
bcoz of the inhabitation advantage.

As per them the current premium on 150 yds villa

could be true. And why not. Plot rates quoted are
around 15000 for 250 sq yd which is a premium of
around 7500 psy which for 150 sq yd comes to 11
lakhs. And then smaller plots have higher rates.
Also there are no 150 sq yd plots and villas also
very limited as company had discontinued the size
at an early stage. Target plot rate 20000 psy on
possession. Premiums are going up atleast in
quoting, some thanx to brokerx nexus as well.

cancelation through and received my refund. I
booked a plot in BPTP-Phase-3 for 10.5K in April
2006 and got the refund last month. BPTP does
return your money but only after long wait. thanks

our office to understand the whole thing. Company
involvement is negligible and only at the final
stage. Resale transactions are generally
complicated and very difficult to do unless you
can trust a person completely.

the last year but prices exactly doubled in Nasik
over the same year. You have projected the rate of
15-20K on possession..let’s say it happens by end
of this year. You talked about the global market
cues and property prices overall which I agree
with and I don’t expect things to improve by end
of this year. |

rise, I have also heard from brokers that BPTP is
himself jacking up prices in resale market buy
investing a little bit compared to 15,0000 plots
sold , so that people who were not paying
installments due to loss are now doing so and that
too 90% for land and this in turn will help there
ipo and once that is done then things could change
drastically... is ur opinion same? Or are brokers
only saying so only as people who havent paid
fully cant sell and hence the shortage of
transferable plots is very less and so they want
customers to sell? I have been offered 15,000 as
mine is transferable...should i sell? Thanks in
advance for your frank opinion. |

have made it clear i am not going to give an
opinion unless and until it can be substantiated
but I can say it is not a natural rise but an
induced rise. It could be a bunch of brokers or
the company buying back or maybe both. For
speculators or investors it is time to exit as
they are getting graceful exit and such short term
games may bounce back anytime. For endusers and
long term investors, even if there is a slow and
sustained growth it would still grow further.

jack up the prices. They are playing with token
amounts to hike up. Such steaming action is
actually not explainable as to what triggered this
in last 4 weeks when the entire media suggests of
slow down or crashing prices. I am suggesting the
realistic price that should be there. Sky is the
limit. One could quote anything. Sharp and
frequent price rises without reason or rhyme is
rather more a cause for worry.

Parklands Phase 3 (w block). Can you please
provide your comments around what are the issues
with Phase 3 as to why is it not preferred in
current terms. It is located closer to the new
bridge, close to the best sectors like sector

commercial sector 79 and also with fairly large
continuous plotting area. Your thoughts would be
very helpful in making an informed decision. Do

are no issues except that this area happens to be
2-3km left of bptp flyover while phase1/2 are
towards. Technically the more left you go, you
move away from delhi/noida etc. so slightly lesser
preferred than others. Also most projects are in

loans are available or loan. ICICI informed me
that they would like to see the previous sale deed
before disbursing the loan for any property. I
understand that BPTP have not yet given the
possesions of the plots. That means the sale deed
is not available and registration of the plot is
not possible. Please clarify. Also advise which
sector is the best located. I am interested in

18000-20000 psy provided market remains buoyant in
one direction steadily. Even at a slow and steady
unidirectional pace the target is conservative but
is approachable. In any developed sector in
faridabad even today you would not get a 200 sq yd

are buying from your funds maybe plot is better
and that too i would suggest in phase 1/2 e.g.
A-M. If you need a plot only with minimum upfront
and bank involvement then go for plot in phase 3
e.g. R-V. but if no specific reasons, then one can
always go for a flat, bcoz there choices of
location, specs, developers etc are many.

bounds now.i had a query here,i had booked a flat
2300/luxury in triveni in the name of my sister
with you and have paid so far 8.5lakhs,not taken
allotment as was waiting for map sanctioning of
signature,i wanted to shift this investment to a
150 sq yd villa in bptp by paying the
differnce,pls advise process and details of the
same,wishing you all the very best |

wait for map approval for allotment, i am sorry to
say that you may rarely get an original booking
even in a launch, leave aside prelaunch. FYI even
for bptp villas, prelaunch took place in aug 2005.
Maps reportedly approved on;y reecently. Pmt paid
till date 35 pc bsp+100 pc edc/idc+100 pc plc.
Agreement yet to be executed. Work yet to be
started. Triveni signatuire maps approved. As
regards switch over, i dont see any linkage. It is
two different developers. And failure to take an
allotment makes liquidity all the more difficult,
possibilities are cancellation and refund as per
builder discretion or allottment and then
liquidate. And then you buy villa. The process is
not as easy or seamless as you think.

ref. to your breaking news dated 11.01.08 about go
ahead of HDFC for Loans on plots in Phase I &
II. Till date HDFC has not issued revised list of
loanable plots. I have confirmed today from HDFC
that BPTP is not providing documents demanded by
HDFC. Even after one and half month, BPTP could
not convince their associated financing company,
They are launching new projects in Gurgaon,
Hyderabad but are they concerned about customers
who have invested hard earned money in earliear
projects. Financing plays a major role in building
reputation of company and customer assurance in
the project. BPTP intentions are good or bad does
not make any difference. Ground reality faced by
the customer does matter. Hope you will agree.

builder is actually much concerned about bank
funding particularly in case of plots. much of
plotted projects are self financed. There are
pockets and pockets which are however bank
financed, one could either migrate to their by
swapping through open market as well. Though LIC
has also confirmed intention to fund the same.
PLOTS SHOULD ALWAYS BE PLANNED FOR SELF FUNDING.
BANK FUNDING SHOULD BE CONSIDERED BONUS. I hope
the matter would be resolved shortly.

Princess Park in 1400. Now the resale value of RPS

towers. Is it true? I would like your opinion

high level master plan image that has been posted
on several sites. As per that we see this road
coming from Delhi, cutting across New FBD and go
on to merge with Noida Express way ( or whichever
express way that connect to Noida mainland) . GIVE
ME AN HONEST OPINION PLEASE . IN THE IMAGE THIS
DELHI ROAD LOOKS LIKE SOME BIG EXPRESSWAY COMING
FROM DELHI --- IS IT TRUE OR NOT, BE VERY
CANDID—see its all fine when we say that badarpur
flyover is coming up which will smoothen the flow
into fbd, but traditionally Faridabad has been
laggard due to approach, which is not going to
change dramatically . PLEASE DON’T TELL ME THAT
THIS SHODDY APPROACH ( SO CALLED KALINDI KUNJ
BYPASS ROAD IS THE ROAD WHICH HAS BEEN CONCIEVED
AS ROAD FROM DELHI. Because if that’s the road
from Delhi, you will only have a low class gentry
use this stretch and not the affluent class
aspiring to stay in luxury apartment in New FDB.

all speculative. There is no department or person
who is ready to give clear details. Everyone has a
different version. It is more hear say. Few
conculsions i can sum up is - Badarpur would have
a good elevated overbridge putting an end to the
bottleneck. The metro which would conclude at
badarpur by 2010 would extend till YMCA Faridabad
along National Highway by 2012. The byepass which
starts from faridabad and runs all along the canal
and is perfectly motorable even today has been
approved for 6 laning. The kalindi kunj road till
greater faridabad is complete and has suitable
scope of widening. the connectivity is done and
next step is widening it. The FNG expressway from
Ghaziabad-Noida-greater noida and faridabad would
be a perfect expressway on the lines of KMP. taj
expressway would go beyond Yamuna is not likely to
be accessible by Faridabad. Now detailed designs
and models are not available. But in next 3-5
years the connectivity of Faridabad, its relevance
and appreciation is goingto witness a magical

| Query: Hi can
you please suggest if two persons buy a plot of
250 yard as joint owner and later one want to sell
his stake , is same possible & how. Can two
joint owners divide the plot of 250 yard in two

| Reply: No if
you buy a point jointly it has to be sold by
consent of both the parties. You can just sell it
as two 125 sq yd plots. Subdivision otherwise also
is not permissible in many cases.

Jeetender, I really want to commend the way you
have redefined the professionalism in India Real
estate; very impressed with your recent response
to me that NOC will be issued on just sending an
email (after Triveni accepts the refund request).
I have a 250 yards plot with BPTP W 8/7 (bank loan
available), booked at Rs 9000 company rate, paid
about 13 lakhs, about 7 lakhs due which can paid
as bank loan is available on this plot. Can you
help me sell it? Whats the reasonable fair value,
so I can publish in the Classified section as
well? Will need your service to do the paper work
in India. |
| Reply: an
agreement is necessary to resell it. First you get
that executed else no point you enter into a
transaction somewhere and then you are unable to
transact. price should be around 10500. Those
looking for bankloans would be looking at those
sellers who bought at higher prices like 10800
with discounts. so that premium pmts would be nil.

| Query: Just to
reply Gagandeeps posting. We had been sanctioned
home loan against our plot in August 2007 itself.
We also received the sanction letter from HDFC.
When it comes to disbursement, they did not
disburse loan till date. Home Loan is sanctioned
by HDFC on individuals repaying capacity but
disbursement happened only when developer provide
required documents to HDFC to ascertain clearance
from all angles. BPTP did not execute Plot Buyer
Agreements with many customer that is the first
prerequsite for loan disbursement in addition to
tripartitie agreement etc. We are also looking
forward for approval/disbursment of loans from
HDFC at the earliest. However, BPTP still sitting
over Plot Buyer Agreement of many customers
including us despite repeated reminders. We took
stand that further payment will be made only after
execution of plot buyer agreement as stipulated in
the agreement itself as it has to be executed on
55% of the BSP to be paid to BPTP though we have
already paid more than 70%. |

agree that without agreements disbursements cannot
happen. What all those interested to avail loans
have to do is really chase up BPTP for getting
agreements done. | |

seen the Maps of Villas..Please tell how many
floors will BPTP be making..Secondly its mentioned
there, Phase I and Phase II, are there also 2
phases for villas as well ? Further, as loans are
approved now, how much time it wil take to start
the Villas construction ? Lastly, whatz written in
the agreement as far as its expected handover is
concerned by BPTP ? Thanks |

clarified on phases yesterday also. Phase 1 is
what bptp would be building for you. Phase 2 is
optional upto which it can be expanded. Maps have
been approved for both for customer convenience,
construction soon. Not seen the agreement so far
so cannot comment. | |

processing applications and are providing the
sanction letter for plots. The disbursement is
expected to start in a week or two. |

days to disbursement once they give in-principle

Jeetendra, Now that bank funding is available for
Phase I plots, do you see any price appreciation
in short term? Do you expect end users to start
coming in ? Also, would you be able to update the
list of plots with bank loan facility on your
website ? Thanks in advance for the information.

exhaustive list is expected soon. It should boost
sale but those going by banks would still not be
comfortable to buy a resale of phase 1/2 bcoz of
cash premiums involved. It would bring relief to
people who had bought for their own and were
looking for bank money to sustain it.

you rate X block in terms of appreciation coming
down the line. What can be expected today against
a 250 sq. yds plot? From my point of view it seems
to be a good location because of being adjacent to
BPTP Resort and just in back of BPTP Next door
(although Im not sure whether the commercial site
thats just a road across to X blobk is Next Door,
please confirm) |

entire township. price differentiation dependent
on location to location may be there.

be arranged and coordinated remotely through local
contact. If loan is not a requirement buy phase1/2
i.e. Preferrably blocks A-G. Else go to phase 3.
In the listing indicate the one which appeals most
to you so that we can coordinate.

jitender ji, 1st of all wishing you & all
indiaspace happy 2008. also wishing neharpar area
gets good boost in 2008. 1) sir, i was planning to
purchase a plot in bptp. i have initial investment
of rs 10 lacs & remaining i would prefer to
take loan. pl suggest what is the best time to
enter market i.e now or if price are steady for
next 3 months then ill purchase after 3 months. 2)
when is bptp execpted to handover the possession..
as then most of the investors will start selling
& the prices will further go down or will be
same... as prices have touched rs 11000 /- but now
againg roming around 10000 /- psy. regards, vm

expect prices to come down. Rather i put a target
of 15000 psy for possession. Buy a plot in phase 3
with bank loan. Min plot cost is around 30 lacs
including edc/idc.
