Jeetender, With respect to my previous query on
BPTP Park square, is this and BPTP Next same
project?? If not which is better of the two?? Also
i am interested in a retail shop ~500 sq.ft in
area, construction linked plan. Ground or Lower
ground floor, maybe best location with a PLC, but
a one that would be easy to rent out and fetch
good returns comparatively. Many Thanks for a

different projects as much as I know. different
locations. park square looks better in the manner
that it is coming with assured return which shows
that company is more confident of leasing it. also
it is just next to the much hyped main club of the
township. lower ground you can get in assured
return only. ground is sold out. i can get you
upper ground.
Query: since
committed rental is 52 psf, what is the actual
rental expected on possession ? Will the area be
populated enough for a commercial centre to do
well ? Also in case of increased rental on
possession, is there capital sharig clause ?
Reply: in
present sense rent is 52psf and looks realistic.
On possession rental should be higher. Plots in
the belt are already being offered possession and
by the time commercial is in possession, even some
apartments would be in possession. If at the time
of lease actual rental is more, increase is
divided equally between both you and company.

a very relative term, what may be best for someone
may not be suitable for many. There are many
parameters which could help choose best for you
like max budget for property, max upfront
available, max self funding available, investor or
enduser, residential or commercial, appreciation
or assured return.
Query: I am

please answer these questions? i) what exactly is
the upper ground floor? ii) are units available in
this project? iii) what is the diff. between
Assured Return and other scheme? iv) How much is
EDC+IDC and when does PLC apply and how much?

Reply: there is
a lower ground floor and upper ground floor. Units
should be available. Assured returned means the
rental income is assured and committed by the
developer while otherwise a developer would hand
over on possession a vacant shop which one may
self use or lease.
