BPTP web site says posession will start from Mar
09. Even in blocks with the most advanced stage of
construction like E and F it does not seem
presently that will be possible. What will be the
reasonalble dates to expect posession. |

heard that BPTP is defaulting on payments that
need to be paid for Noida land and short of funds.
This will impact their projects in Faridabad.
Please let me know if that is true and if it is
worth investing in projects such as Park Granduera
today. |

replied. Faridabad remains unaffected. Also i have
not come across any news like that. Looks like
someone is quoting an old news when they paid
beyond due date and even at that time pmt was
made. As i understand the problem for noida
liquidity could be delay in foreign funds due to
recent affairs. | |

grandeura just like princess park faces only one
problem i.e. Its floor plan, room sizes etc. Else
location excellent and construction advance stage.
Since waited so long wait till possession i..e one
year. Possession is now the actual gestation
period of a project unless price is manipulated by

market always try to follow original prices in
time to come if a reasonable number buys at

most interesting to me. BPTP Grandeura at 2150
psf. best location from new bridge. Most advance
in terms of construction work. earliest possession
expected. Second is RPS Savana, on kheri road. At
2250 the buy now pay later scheme looks
attractive. development going on. developer has
track record of delivering 25 acre project.

was going through grandeura Application Form, and
found that, it has mention of EEC+FFC+PBIC
charges, but when i asked BPTP there is no
response on charge amt. I dont understand why
would BPTP expect buyer to sign on Application
form which does not have these charges mentioned?
What if suddenly towards possession, they mention
huge amount for these charges, then we would be in
mess. Other builders like RPS, Omaxe have already
mentioned these charges so why is BPTP not
mentioning EEC+FFC+PBIC charges? Pls provide your
feedback. Also, Being an NRI and not holding a PAN
card, would I need to sign Form 60? |

presently you do not have to sign any form 60.
Earlier bptp had hinted that these charges remain
inclusive. If you say they are silent about the
same, it is either non-clarity or they could have
left it open in the builder buyer agreement. We
would seek a clarification on the same.

find anything better than gradeura because of its
approach and construction at advanced stage. Since
I would be a end user, is looking for a property
which I can take possesion at earliest and start

(water/electricity/security)in 2 years time. I had
visited your office today and met your executives

inhabited, then grandeura is going to be first in
the list. Targetting possession in 18 months
though committing 24 months for fresh bookings to
be in safer side. Reasonable connectivity in
place, infact, the best for any project from new
bridge, it is worth your attention and money for

Jitendar, I booked 150 villa in bptp parkland ,
Faridabad. I received buyers aggreement book lets
from them. please validate my points 1. they sent
blank book lets not filling any figures or rates
or .. asking to sign. 2. I didnt see any villa
plan attached with aggrement 3. The penalty
clauses are written favouring them only. Not
favouring purchaser. its single sided aggrement.
4.aggrement says specifications are tentative, on
tentative specifications how can we make
aggrement. any banks funnding this project. Thanks
for your patience and answering my questions.

1900 psf. but it makes more sense to buy in
original at 2150. there is three percent discount.
no resale hassles, you can go for original
booking. if you buy resale upfronnt payment would
be around 25 lacs. while in original it would
start from 5 lacs and it is time linked pmt every
quarter. so interest value of high upfront is also
a factor. I feel grandeura is best location from
end use point of view. Possession in next 18-24
months. advanced stage of construction. original
booking makes lot of sense.

Certain blocks the progress not even half of what
certain blocks are. Hence what is the anticipated
time for possession since the all the blocks need
to get completed since they are within the same
boundary wall. There is no updation in your images

possession committment is as per builder buyer
agreement. It normally happens that some towers
are randomly picked up initially but overall it is
the final stages which matter. Latest pictures
would normally be generalistic showing overall
picture and not tower level. So you wont be able
to make anything out of it.

best viz a viz spec wise and area wize. I checked
for Crown, omaxe....but Premium is very high.
While Park Graundra looks like good (area
1875sqft), as compared to Puri also-for 1568/1720
Sqft. I calculated carpet area for Puri-3BR-2T/ 3T
, its coming near to 81.5% in both case. Can u pls
tell me exact carpet are for park graundra-3BHK.
And will park graundra will provide Wooden
florringin Bedrooms, and moduler
kitchen....Because nothing is clear about
graundra. pls help me to get best option....at

grandeura is definitely good option as far as
location is concerned. Area wastage i have not
calculated. Flooring most likely is wooden but i
doubt about modular kitchen. Specs provided on the

location is definitely one. Than if you compare
with princess park i think compartively addl
charges are less. Some difference in specs is also
there. Also projects sold in original by developer
at later stages would always be more bcoz a
component of escalation is there. For new projects
their land procurement cost is also higher. E.g.
New omaxe project is at 2402 while previous was at
1350 and resale around 1750.
