Query: Hi Jeetendra, I got the BPTP allotment letter for unit T-13 G002 (BPTP Park floors - Sec 76) 3 BR GF unit with a demand letter for INR 3,77,000 approx within the next 15 days. Before I make the payment, I wish to see the site plan and Tower location etc. I checked on your website but it is not available. Will this be made available soon?

Query: I came to know that allotments were being done for such floors also. Are the plans approved? Can any builder make allotments with out their plans being approved? If they do so, dont you think that the allotments may not be firm and they are doing so only to demand some more money from the customer?
Reply: allotments are tentative but more or less firm. Map approval take a lot of time. So you cant keepl ground plans pending. Initial pmts are good enough only to cover land cost only and not to store in treasuries.

Query: Hi, I booked a 2 BHK apartment in BPTP Park Floors through you in August this year. I have recieved alltiment letter today. along with a demand of Rs. 3,70,000/- Please let me know what are the next steps from here. Do i have to make the payment before the builder buyer agreement is drawn up? With allotment done, i presume maps would have been approved, when can i approach the banks for a loan? Will you be able to help me with this? Also, when do i get discount as was mentioned by you?
Reply: alllotment could happen even without map approval. Infact that is what most developers do. Bank funding may take time. For administrative issues like loans/discounts you can talk to my admin office at 9818650749.

Reply: allotment not complete for part I first. Expected shortly. No clarity on sample presently. In the past also bptp princess park and grandeura saw a sample almost after an year or so.

Query: I had invsted in BPTP Park Floors 3BHK, Sec-76 back in Aug08. I have already paid 5 lacs as part of first 2 installments. Now I see Triveni offering similar floors at similar price but in a better location with an assurance of delivery within 2 years. Meanwhile, BPTP has not even done the allotment and assurance on delivery time is not visible. I am a bit concerned whether I made the right investment choice and whether it would be wise to reconsider it now. Please advise.
Reply: I see no issues. There are always alternate products available but once decision is taken, there is only a marginal difference, nothing really to woory.

Reply: When you mention people try to put names, so that they could be held accountable for wrong statements. Check with your dealer or ask them to connect to project incharge who is dealing park floors.

Query: Hi Jitendra ji, Ive booked a flat in Park Floors, first I was told that I could opt for any floor of my choice, then they told me that there would be a draw, and now theres no news at all.Also, I was told that I can avail bank loan after 2-3 months but now its been over 4-5 months and theres no news at all. Not expected from BPTP at least. Flat was booked through Indiaspaces. Please update.
Reply: ALlotment and agreement would happen in next 2-3 weeks, before the next pmt. bank loans could only happen if that stage is crossed.

Query: Dear Sir, I have booked a flat in BPTP Park Floor. 20 % of the payment has already been made to the builder. At the making of 20 % payment builder stated that the allotment will be made in November 2008. However it has been learnt from the builder’s office that the allotment has been delayed and will happen by end of December. Though, this project is construction linked however the first 50 % payment is time bound. My query is: i) By delaying the allotment from November 2008 to end of Dec 2008, Builder is deviating from his commitment but will not change the date of payment for third installment (completing 30 % of value). ii) Until allotment happens buyer seller agreement will not be signed, here again he gets the advantage by adding time to the completion. Isn’t there any mechanism/agency whereby builder is prevented from following such tactics or at least the delay on part of the builder is also treated the same way it is for the buyer. SK Sharma
Reply: I understand your plight and somewhere support is as well. But it is a kind of helpless situation. We are always on the receiving end. We would still represent the case to see if some solution is possible.

Query: Hi - I am insterested to sale my BPTP park floor booking. This sale can be done on the basis of the aggremenet like i have paid 2.5 L. Buyer can pay me now 1.5 L and rest 1 L at the time of transfer. An aggrement can be done in that way and i am ready to give my property papers of this BPTP booking.
Reply: We do not suggest getting into any transaction which company does not transfer presently. company would not transfer until 30 percent BSP. Tomorrow if transfer set changes or some other complication happens who would be responsible. We wont recommend resale at this point of time, leave aside facilitating one.

Query: I have a booking for 2bhk in park floors. Even after two months things are still not very clear. They are not mentioning anywhere target date for completion of the project. Will there be any penalty clause in agreement. When can one expect start of bank funding. Since this is a time bound payment plan, company may continue to demand payments without having requisite licenses/approvals necessary for bank funding.
Reply: allotments and agreements required for bank funding. Penalty clause should be in agreement. The two stages are due now but company is not giving any time line.

Reply: I dont see any problems with it for you to have sleepless nights. U block has good future, club commerical etc are also expected in adjoing V block. Be PATIENT for atleast 3 years. PS - I am not referring to a medical patient, sleepless nights can make you one.

Query: Hi Pal, Can you please let us know, how long (KM) that expressway would be from sec-77/76 faridabad. Investing in BPTP totally relies in that because Parklands are al most 6 KM far from main mathura road, after crossing that canal so other way that expressway is totally responsible for BPTP success.
Reply: i dont buy that theory that the fate of the area rests on expressway, it could go leaps and bounds but it is vital, i disagree. most residential areas are always interior to national highways and not on the national highways. posh sectors like sec 50 etc in noida are closer to which national highway ? details on expressway is otherwise also not very clear on round reality. It has to come but details not available.

Query: Hi Jeetu, what do you think is better out of Pratham and BPTP park Floor -sec76. although park floor is around 2000/sqft which is same as other builder projects, but it sounds checp as there are no additional charges. but how about the loaction and builders committment. I see that there is no or very less appreciation on bptp projects. whats your take? Thx
Reply: both have pros and cons. Pranayam has a more friendly payment plan while bptp looks cost effective. Previous bptp projects did not fetch good premiums bcoz of higher addl charges and wastage. Both issues have been addressed for floors.

Reply: project looks fine. Discount is 3 percent. Bank funding presently not available. Most options would be in resale for which a face to face sitting would be required.

Query: BPTP park floors phase II is out. I would like to go for down payment plan but the builder is not offering it. are there any drawbacks over down payment plan of the construction-linked plan. Do i need to worry?
Reply: i prefer const link plan only. In cases where builder feels that costing is already on lower end they may not have a down pmt plan to avoid further discounting.

Query: Hi Jitu ji, in reference to an earlier question on this project, The price as commented is NOT very low (as Mayank Garg (India,13 Aug) pointed out). A 3 bedder is 28.45lacs which is around 2100 psf. The low end of your growth est. (2800) is merely Rs.700 increase on bsp. Apprx 30% increase am I reading this right or I am committing a mistake somewhere. Please guide us.
Reply: you have included all costs and chosen the lowest end so depending on plc locations a difference would be there. still those who are are buying on todays price would have less scope of appreciation unlike those who bought in prelaunches at around 1400 which all inclusive would have been around 1800 psf. It could be 40-45 percent if it self funding and well be 100 percent if a proper bank leverage model is adopted.

Query: Hi Jeetendra i would like to know whether there are some drawbacks with this project(II Phase, Sec 76 U block) in terms of location or some kind of encroachment or something else and if no what are the future prospects 2-3 yrs from now in terms of investment purpose.My reason for this being why this is being priced so low compared to some other builders.
Reply: No drawbacks. Changed market scenario is a compulsion which is keeping prices under pressure. And lowrise have lesser cost of construction and overheads. Scope of appreciation is always there. My target remains unchanged at 2800-3000 psf on possession for dwellings in the area.

Query: BPTP launched second phase of park floors in Sector 76, U block. Till August 7th, bookings were open for first phase of park floors in Sector 77. Apart from provision for lifts in second phase, are there any other advantages over the first phase for the park floors in second phase. I already booked in first phase. Can there be any reason from investment point of view or proximity to delhi point of view or proximity to proposed express way point of view for me to transfer my booking to second phase from first phase?
Reply: practically none. Sec 77 otherwise is closer to expressway but th two sectors are adjacent meaning a future distance of 1km odd. Lifts remain the only change and that provision is also being worked out for previous one.

Reply: i would get that verified. technically and legally possession has to be followed by registartion. delay in taking possession from developer normally attracts penal holding charges.

Reply: some decisions might have to be taken before coming else things may not remain available by then. Bptp floors available in sec 76. Discounting 3 percent. In ansal megapolis only bigger sizes might be available. I recommend the project bcoz privately not much has been offered in plotting in this belt in original booking. Interest rates are a concern but not enough that people would stop buying homes. Rather opportunity for those abroad who have access to cheaper funds. Indian investors would be paying higher bank interest rates, so on possession there selling prices would be atleast to cover interest cost, that itself is additional appreciation to overseas investor. For assured return involves more funds and understanding better to discuss once you are around.

Reply: There is nothing like upfront. It would either be adjusted in bsp reflected in builder buyer agreement or disbursed in installments as and when bptp releases our commission.

For e.g. Our company provide information, all day to day services like pmt deposits, receipts, agreements and other documentation, bank loans, even assisting in case exit is required and so on. Query: Hello Sir, What apprecation are you expecting in at possesion stage in this project. (I could not find this question in previous replies). Also you mentioned in a previous reply- expect 25%-30% self funding, that mean in a construction linked plan you dont expect bank to come on board even after MAp etc are passed? Also I currently dont have a PAN, is that madatory and how can I get it living abroad?
Reply: for NRIs if pan not there copy of passport is fine. Expected appreciation 50-60 percent in possession. By the time maps are expected 20-30 pmt is likely to be paid.

Reply: i definitely consider bptp prak floors a much better option, there is no comparision in the social profile of two localities and connectivity to other regions like delhi, gurgaon etc. Ajanras crossing location is still a better location, but in terms of price also faridabad looks better.

Reply: i will get the plan rechecked. Bank funding is not looked to construction start but map approval. Bptp is confident that after 20-30 percent bank funding should be in place.

Reply: viability has already been elaborated from both enduser and investor perspective. Check out previous comments. Group housing means it would be like normal flats licensed, with registry etc. Only difference being lower height.

Reply: no addl charges except edc/idc. I am always against over-exposure. So makes sense, but if you can book profit in bptp plot etc and shift it here then it makes sense.

Reply: phase 3 is where all new developments are planned, agreed. A lot more is yet to come. Wastage not calclulated so far, but is definitely much less than any of earlier projects by bptp.
