Query: Hi, Ive invested some money in Globus IT park in Greater Noida some time back. Now considering the current global economic scenario, whats your opinion on the Fixed assured return IT project in general and Globus in particular. Thanks
Reply: i have never been too bullish about IT parks in greater noida. It is leasehold and not freehold. Supply is huge. Access from delhi very far. No alternate usage.

Query: Although i want to invest in recommended assured scheme by you - Abasuc Technopak but i am concerned about financial health of builders - in news its all over place that their funds will dry up so will they meet these commitments of monthly returns ?
Reply: Have you heard a single thread of bad news about crown/aerens group. the two existing projects of crown group Crown Plaza Mall and Crown Interiorz mall remain best and post preferred malls in faridabad (by most brands). i see no issues with them.

Query: How do rate the Amarpali IT Cyber World project @3600 with 12.25% assured return or 20% discount with 2 year return adjusted upfront.
Reply: not bullish on IT parks in Greater Noida. And that is visible from the prices they are quoting and returns they are offering. Consider Haryana and that too national highways.

Query: Hi Jitender, How Assured return projects work actually? Do i start getting 11% return assured by builder from the day of investment or from posession? who is responsible for renting my property? what happens if there are not enough renters ? will builder pay me my assured return from his own pocket ?
Reply: from the day one when pmt is completed. Leasing of responsibility is of builder and would even have to pay from pocket till lease does not happen.

Query: Do you know if the appreciation achieved on property over a period of time (2-3 yrs), is taxable as per Taxation laws or not? What are clauses behind and does it also depend on number of years, if yes, how many years.. Thanks a lot!
Reply: capital gains are taxable except if it is beyond 3 yrs of possession and reinvested. Stil better take a legal opinion, mine is common understanding.

Query: Dear Jeetendra, i want some advice from you. I want to invest 70-80 L in an assured return property f a very reputed developer. Have shortlised 2 - Vatika Trade Centre on NH 8 and Vatika Mindscapes on Mathura Road. Am confused as one new gurgaon is coming up very well and second proximity of mathura road property to south delhi and jasola. Please advise which is better.
Reply: vatika offers lowest return generally less than 10 while i can get 10 percent from crown, bptp and around 11 percent from uppals. All 3 being reputed developer. Check out assured return link from commercial projects.

Query: Dear Jeetenderji, Thanks for replying my earlier queries. As per your your website BPTP park sq only Lower Ground Floor (LGF) is allowed in assured returns plan, Is that true ? Can you send me a price breakup of 500 sq ft shop with good location ? Do you also have soft copy of assured return plan MOU? Does the clause have term limit when assured plan expires ? What is your opinion on resale of assured return plan property as new buyer has to abide by the original agreement?
Reply: MoU not available as of now. yes in case of resale the original agreement is inherited. min area is 550 sq ft and after discounting the return till possession it works out around 22 lac investment. i suggest for details you may give me a call at +919810050748. decide fast as scheme may close anytime. Also abacus is 1km from delhi border. i see no concerns in leasing. capital sharing part of abacus technopark as well.

Query: Is it true that builders developing on SEZs are not allowed to sell on freehold basis but they can only lease it?
Reply: there is not much public info on SEZ as of now and not many have actually started opening the SEZ to public.. I would confirm shortly. Also it could be depending upon state as well. For e.g. All IT parks in noida/greater noida are leasehold while that in haryana are free hold.

Query: I have a budget of 90Lakh for assured return. My only concern, I never invested in Commercial space in India. Can you please explain how that works? Somebody mentioned that these properties are lease hold not free hold? Can we sell these later or do we need to go to builder ? Should we expect Price appreciation also (besides rental income)? How are Uppals rated? Always appreciate your comments and love your website.
Reply: in assured return, we dont recommend any project which is not freehold. We are offering free hold, reputed developers and above 11 percent scope of appreciation is great. On possession actual rent could be higher than committed (assured). So return could increase further and consequently scope of appreciation.

Query: Hi Sir, what is your advice on Vatika Project at Haldiram commercial assiured return @ 60 sq ft ? What is appreciation prospect ?
Reply: return offered is low. Scope of appreciation/capitalisation is less if you are buying something at ROI less than 10. If you have a budget of 90 lacs, i can get something from Uppals at 11.5 percent return. Check out our assured return link, adjacent or from home pg.

Query: pl.let me knw abot the it space piyush/abacus or which other good ones with assured returns .is piyush authentic project/is money safe /from investment ptof view and assured returns///bptp shopsot comm.spce????????? thks.plz contact by phone. had visited ur office also at crownpl
Reply: we dont handle piyush. But let me clarify that any IT park in faridabad which is less than 5 acres is not IT park but IT unit. Sale in parts is not allowed. One can never get ownership in these. Investor would always remain in agreement with builder. Bank funding, exit, appreciation all might remain an issue. That is why to attract investors these guys offer higher ROI like 12 percent. piyush, Taranag, SRS, SSR are mostly same case. While Crown, RPS, Vatika are proper safe, free hold, IT parks with ownership recommended even at lower returns. Bptp is good for those having smaller budget like 25 lacs.

Query: But as i heard that booking slows down after recent increase. Resale is also tough in case of low rise unless you live there. Initially the soft launch price was looking attractive, but after three consecutive increase within one week of time, its becomes hard to digest. What you suggest?
Reply: you are abroad. Who knows by the time ur booking reaches it is rejected bcoz of a new price list. If not enduser there is always an opportunity waiting and who knows better than other. For investor i recommend first price only.

Query: As i explained to you, vatika is offering 2Br at the price of 31.6 lacs. After looking the market and location of this project, what you suggest. Do i need to buy on this price or need to wait for other builders soft launch into this area. Are any other builders are coming into this area with soft launch? Is there is any chance that Vatika price will go up in month to come. What will be the market price at the time of possession? I am interested in gurgaon.
Reply: i dont see anything wrong with vatika or pricen factor except that vatika is quite unreliable in changing prices. Who knows by the time your form reaches them they reject it declaring a new price. Problem with low rise is unfriendly pmt plan else it is fine.

Query: Dear Jeetendra, I live in USA and I am Overseas citizen of India and I have two flats in Mumbai each will sell in the range of 30-33 Lac. Currently my wife is in Mumbai till end of August and trying to sell them thru an agent. Once they are sold, I will have to invest that money somewhere else in order to avoid Capital Gain. Since I am from Delhi area and I also have plots in BPTP in J and U block (Opp. Next Door) so I was looking at an option purely from investment point of view and for assured return in that area either in commercial or residential. My question is how much upfront I will have to pay and what is the rate per Sq feet for each floor and which floor gives better ROI and how will you handle the transaction if we are not in Delhi. How long it will take to complete the project, payment plan and whether there is any discount if paid all the money upfront. Is there any other hidden fee beside per sq ft rate and how do you see the project five years down the road. When will the Assured return on money start and how long is the lease if one has to give it to developer for assured return. Also which one will be better from purely investment point of view and for a person who is from out of India- BPTP Park Square or Next Door? Is Next door booking still open and do they have any assured return in that project. Thanks, Paul Chopra
Reply: that is a long query i would just put some important points first. you would get some or the other offer at all times, no point taking details now, bcoz in our market rates and offers can change on daily basis. the day you are in a position to commit is the time you should check. To the best of my info capital gains tax exemption benefit not applicable on purchase of commercial property. In assured return entire money has to be paid upfront and return starts from day one.
