| Query: had
invested in DD township in Faridabad with 7 plot,
bookings in DEC 2005 & we were told the
permission had been applied. it has come to our
knowledge that they have sold there land to
someone else, interimly. i believe there are a lot
of investors who have been stuck with them.
whoever have the same problem lets get together to
get refund of our money with intrest. pls contact

have not been able to offer allotment, you can get
refund from any court of law.

huge. Access from delhi very far. No alternate

heard a single thread of bad news about
crown/aerens group. the two existing projects of
crown group Crown Plaza Mall and Crown Interiorz
mall remain best and post preferred malls in
faridabad (by most brands). i see no issues with

actually? Do i start getting 11% return assured by
builder from the day of investment or from
posession? who is responsible for renting my
property? what happens if there are not enough
renters ? will builder pay me my assured return
from his own pocket ? |

know if the appreciation achieved on property over
a period of time (2-3 yrs), is taxable as per
Taxation laws or not? What are clauses behind and
does it also depend on number of years, if yes,

gains are taxable except if it is beyond 3 yrs of
possession and reinvested. Stil better take a

Jeetendra, i want some advice from you. I want to
invest 70-80 L in an assured return property f a
very reputed developer. Have shortlised 2 - Vatika
Trade Centre on NH 8 and Vatika Mindscapes on
Mathura Road. Am confused as one new gurgaon is
coming up very well and second proximity of
mathura road property to south delhi and jasola.
Please advise which is better. |

i can get 10 percent from crown, bptp and around
11 percent from uppals. All 3 being reputed

queries. As per your your website BPTP park sq
only Lower Ground Floor (LGF) is allowed in
assured returns plan, Is that true ? Can you send
me a price breakup of 500 sq ft shop with good
location ? Do you also have soft copy of assured
return plan MOU? Does the clause have term limit
when assured plan expires ? What is your opinion
on resale of assured return plan property as new
buyer has to abide by the original agreement?

available as of now. yes in case of resale the
original agreement is inherited. min area is 550
sq ft and after discounting the return till
possession it works out around 22 lac investment.
i suggest for details you may give me a call at
+919810050748. decide fast as scheme may close
anytime. Also abacus is 1km from delhi border. i
see no concerns in leasing. capital sharing part
of abacus technopark as well.

allowed to sell on freehold basis but they can
only lease it? |

not much public info on SEZ as of now and not many
have actually started opening the SEZ to public..
I would confirm shortly. Also it could be
depending upon state as well. For e.g. All IT
parks in noida/greater noida are leasehold while
that in haryana are free hold.

handle piyush. But let me clarify that any IT park
in faridabad which is less than 5 acres is not IT
park but IT unit. Sale in parts is not allowed.
One can never get ownership in these. Investor
would always remain in agreement with builder.
Bank funding, exit, appreciation all might remain
an issue. That is why to attract investors these
guys offer higher ROI like 12 percent. piyush,
Taranag, SRS, SSR are mostly same case. While
Crown, RPS, Vatika are proper safe, free hold, IT
parks with ownership recommended even at lower
returns. Bptp is good for those having smaller
budget like 25 lacs. | |

see anything wrong with vatika or pricen factor
except that vatika is quite unreliable in changing
prices. Who knows by the time your form reaches
them they reject it declaring a new price. Problem
with low rise is unfriendly pmt plan else it is

Jeetendra, I live in USA and I am Overseas citizen
of India and I have two flats in Mumbai each will
sell in the range of 30-33 Lac. Currently my wife
is in Mumbai till end of August and trying to sell
them thru an agent. Once they are sold, I will
have to invest that money somewhere else in order
to avoid Capital Gain. Since I am from Delhi area
and I also have plots in BPTP in J and U block
(Opp. Next Door) so I was looking at an option
purely from investment point of view and for
assured return in that area either in commercial
or residential. My question is how much upfront I
will have to pay and what is the rate per Sq feet
for each floor and which floor gives better ROI
and how will you handle the transaction if we are
not in Delhi. How long it will take to complete
the project, payment plan and whether there is any
discount if paid all the money upfront. Is there
any other hidden fee beside per sq ft rate and how
do you see the project five years down the road.
When will the Assured return on money start and
how long is the lease if one has to give it to
developer for assured return. Also which one will
be better from purely investment point of view and
for a person who is from out of India- BPTP Park
Square or Next Door? Is Next door booking still
open and do they have any assured return in that

a long query i would just put some important
points first. you would get some or the other
offer at all times, no point taking details now,
bcoz in our market rates and offers can change on
daily basis. the day you are in a position to
commit is the time you should check. To the best
of my info capital gains tax exemption benefit not
applicable on purchase of commercial property. In
assured return entire money has to be paid upfront
and return starts from day one.
