Query: By looking the current scenario, what is the probable time frame of developing the Ansal Megapolis project. Is there any sign of development started at the site even after launching the low rise apartment. I mean any kind of ground work is visible onto their site. Is their any chance that Ansal price will also start coming down like it happening in case of BPTP. your response is highly appreciated.
Reply: presently i am not sure if any significant development is there. development should take atleast 3 years. in bptp no one is selling below its first purchase price i.e. 7450 psy. notional premiums have come down, buy none are still losers. in megapolis it is first price, unless panic selling takes place I dont see scope of prices coming down.

Query: I have one plot in sector 5 within Ansal Megapolis. Already payed first installment and got the invoice for next one. Last week i asked my relative to find the distance of this site from pari chowk. as per the Ansal it is only 6 km. from Pari Chowk but my relative told me that it is around 50 to 60 km. from Chowk. He was also telling me that it may take 5 to 6 year to get it developed in residential colonies. I am really confused now. Do you know what is the actual distance of this project from pari Chowk and what is the future prospect of it in next 2 to 3 year of time frame.
Reply: There is a railway line across which the flyover is approved and by the time development would happen the bridge is likely to be there. the distance is 5-6km only but once the bridge is in place.

Query: Ref. to my previous query: If Ansals have less than 300 acre bookings, how can they go ahead with 2500 acre township. Wouldnt they put on hold until there are enough bookings or cancel the question.
Reply: One i have not accepted or confirmed your claim. Second I have said whatever allotment is there is all clear and valid in terms of land, approvals etc. That is why agreements are happening with customer and bank loans are happening. As long as whatever is sold is legal, i dont have concern what happens to balance and future phases. The first phase is clear.

Query: Hi Jitendra, I want to draw your attention that the Ansal megapolis 13200 sq yard rate are basically aorund 16080/- sq meter rate, while as of today the ready to move in plots are available around 18000/- or 19000/- sq meter in GNOIDA sectors like SIGMA/ETA. Reply: pls explain breakup. Also many private developments in various cities like dlf gurgaon, tdi sonepat etc. Have outbeaten prices in existing authority land. Sometimes there is no comparision. I would still like to examine and analyse.

Query: Hi Jeetendra, Thank you so much for your inputs, I have purchased couple of plots in Ansals Megapolis and bit scared now as Sushil Ansal has been sentenced for two years.
Reply: The sentence has nothing to do with any real estate project but a cinema hall fire known as Uphaar tragedy. I can understand sentimentally there could be an issue but it is professionally managed company, project should remain unaffected.

Query: Dear Jitendra, this query is whether I should purchase a residential plot in BPTP or in Ansal Megapolis. Where would you put your money at this point of time, and which do you think will do better in say 10 years time? I know that the chances of prices BPTP coming down in say next 6 months is higher as all the good news is already factored in, and the substantial appreciation in just a couple of months, could adjust, considering the prevelant market conditions and oversupply. Ansal can not come down much as people will be less willing to sell below the original purchase price. However in the long run which of these two projects has a better proposition? Thanks in advance, as i really respect your opinion.
Reply: if connecting bridge to greater noida comes up then megapolis would see a geometric growth like bptp did at one point of time. And as you pointed scope of fall, upfront investment is low in ansals, bptp can go eitherway, scope of fall cannot be ruled out, though not steep, but marginal increase would be poor ROI considering upfront. Ansal makes more sense. Omaxe bhiwadi is also low ticket size but promising plotting investment.

Query: hi Jeetinder, First of all would like to thank you for such a great effort in giving honest opinions... I invested in DLF Sec 90 (DP) and have a non-PLC apartment. Bcoz of DP option the final cost of apartment to me is around 40L (1760sqft) Now a days when I see other projects which are much near to Highway & at around same cost, I feel that I took a wrong decision... Whats your opinion? Will it give any return - How much period do you suggest to hold it for getting a return?
Reply: minimum till possession. When that project came, on this same platform i had suggested that only good thing abouth this project is DLF brand name else it was not a recommended buy. And that too pushing bigger sizes make it more difficult else price sensitive buyers could have flocked there.

Reply: thanx for the update. It is basically an opinion by the attorney general which is not even binding and ministry can seek another redressal. Basically when political eqns between centre and state change a kind of shadow boxing is started.

Reply: prices of greater noida plots had reached at current levels at the time when airport news was nowhere in sight. Even for this project airport is not what i am initially looking forward to but the overbridge for connectivity to greater noida.

Reply: bptp is at a level where fall could mean loss of capital while scope of fall is less in ansal. though scope of appreciation in ansal is more dependent on connectivity which may take a while though bptp has crossed the stage. Upfront is much higher in bptp.

Reply: connectivty is vital for geometric growth. But you talk of which generation, i dont know. Infrastructure approvals and executions are not so sluggish as you are projecting, particularly when a private developer has a big stake. Bptp faridabad is an example where a flyover was made even before possession of project. Just to give you a hint as to what 5 years can do. Most malls in ncr, entire metro network, network of flyovers in delhi, noida greater noida expressway, delhi gurgaon expressway has happened within this period. List is endless but i have pointed out widely known ones.

Reply: we are talking of prices in noida as high as 1 lac plus. Greater noida near pari chowk is anywhere above 30k. This place is 6 km from pari chowk but lacks a connectivity presently and requires an overbridge across railway line. Once that bridge is in place, the destiny and prices of this region should change. I have seen this happening for greater faridabad (bptp plots) and expect a similar situation there.

Reply: in ansals original booking size is 538 sq yd. So rather you should wait when resale starts. In assured return all options on our site is freehold. You have to choose your budget, builder or city.

Query: I bought lot in ansal megapolis. Now i am confused wheather i should go for construction linked plan or Down payment plan. Down Payment gives 14% which is far better than any other developer who gives only 6 to 9%. Since i donnt have the plan to sell in near future if everything as per the plan. What is the best option for me. I am thinking to go for down payment because this project sold so fast, i really get impressed. On the other side the builder reputation is good to among investor. What you suggest since your comment matter to make my final decision. 14% rebate bring the price per sqyd down by close to 2000Rs.
Reply: something that needs to be paid in 3 years, 14 percent benefit is 5-6 percent per annum plus exposure is increased. if you dont have any utilisation of funds that cannot give better value then you should consider downpmt. I can get returns anywhere 10-11.5 percent if you want. check out our link to assured return from home pg.

Reply: i dont recommend cash down. Discount is not too high to pay upfront. Deferred pmt plan is always better. You can monitor progress as well as market feel with passage of time. If things remain positive one could continue to pump money as demanded else if it does not shape up as per your expectations you can always exit midway.

Reply: i doubt it would be under gnoida, addl charges not cleared presently. I definitely see it as great investment. Three major things would determine its prospects. Flyover connectivity from greater noida, peripheral expressway and international airport at jevar, 25km from here. Make up your mind and we would mail discount applicable on the day of booking. The rush is so much that maybe if you take time to decide, a booking itself at old price may be difficult, leave aside discount.

Reply: Allotment hand to hand on first come first serve basis. Expected appreciation 100 percent in 3-5 years, it is big township of 2500 acres so all external developments are there. Discount would be personally intimated on email once you make up your mind. Atleast 25 percent self funding one should be prepared. In nri city greater noida post development bigger plots like 500/800 sq yd plot were more in demand and had better premiums. Bigger sizes have slower liquidity in short run. Even 375 could be considered.

Query: Boss, dont you think this place is neck breaking far off from Delhi. People arent yet able to digest the comutablity till Pari chock yet... and this place is like 6 KM further away. Again my concern centered around the viability from Delhi ( even South delhi). I mean look FDB and this Ansal thing ..... why the heck would i ever want to stay in Ansal while i work in Delhi. Please dont tell me that Greater Noida will beccome a city in itself in years to come. At times i feel that people are losing rationale while deciding to look for propoerty. Greater Noida or for that matter any NCR offspring which is beyond 25 KM is not going to take off becuae everything is relative to Delhi . CORRECT !!
Reply: there is no point developing national capital region if we continue to think delhi centric approach. Gurgaon has been extended upto manesar. Today gurgaon has thousands of industries, world class offices, luxury residences offering lifestyles and entertainment avenues like malls, multiplex, golf courses etc. If bulk of gurgaon has to remain delhi centric, no point, spending time on roads and what for ? Same way this entire thing would be waste if greater noida cannot be a self sufficient city in the years to come with industry, offices, institutes, entertainment and even international airport. Some population may have occassional interests at delhi but not for commuters.

Query: I would be interested in the plot, however I have following querys: 1. Will the project has got any approval/License. 2. Are you sure that this project will not cheat us where getting the refund had become a nighmare. 3. What will be the payment schedule, or when the allottment is expected. 4. You mentioned that only few units left for 240, but I just came to know through your email and it takes 3-4 days to transfer the money from USA to India. However My brother in Faridabad will be able to give u a 5-7 days of PDC. Will taht be acceptable. 5. How do you rate this project at present and after 3 years. 6. I would be more than happy to confirm the booking if you are positive about all the above questions, remaining formalities and contact details of Faridabad, I would get to you after recieving the reply on my email address.
Reply: 1. Project is approved. 2. Ansals is a reputed name and project is approved, i see no concern. 3. Pmt schedule is given on site itself. Allotment is hand to hand. 4. 240 sold out. I can get you one provided you send me a scanned copy of form along with a scanned copy of cheque. Original could reach by courier.. 5. Plot price offered if compared to greater noida is just forty percent of todays price. Prospects are great. Worth a shot.

Query: Thanks for the reply. I am waiting to hear your expert comments on Ansals megapolis. Only one thing i have managed to find so far - Its priced @13500 per sqmtr. Waiting to hear more from you.
Reply: in present sense the area is inacessible but such a big township and in years to come with the access that is being proposed it could well be an investment. greater noida has a price of around 30000 psy and this is around 13000 psy while it is just 6 km from pari chowk. there has been a mad rush in bookings. plots of smaller sizes have been sold.. very few in size 240 are available which are likely to be over by tomorrow. i would recommend the project. we have already signed up with ansal for the same.
