Query: Dear, i want to know whether IT/ITES buildings can be used by all companies or only by companies like satyam, infosys etc which are purely software companies. What is the difference between commercial property and IT/ITES properties ?
Reply: it can be used by all bit for a specific purpose i.e. IT activity of the company. It cannot be used as head office or branch office of a company but maybe a back office. Companies can even create subsidiary companies for their IT operations, which can then function from an IT park.

Reply: abacus looks better. Low investment. Proximity to delhi.

Query: I am surprised how you are recommending IT parks to investors on NH 2 given the fact that IT is the most severely hit in the economic downturn and that DLF has scrapped the IT SEZ because of lack of demand. Why should then one buy an IT park even though good location like NH 2?
Reply: time would tell, what i can visualise, I am sure you wont understand at this point of time. If 3 months can suddenly paint a grim picture, who knows what all is in store for next 3 years. It could be much rosy even than what i have projected. I am confident that on possession, this area would fetch a much better rental than 50-60k psy. No point debating now, time would tell. Even today a residential flat in green valley is around 4000 psf and charmwood around 5000 psf, while most flats from all leading companies in gurgaon (sohna rd) are struggling around 3000. Proximity to delhi (2-3km) means a lot. Tell me property rates or commercial rentals on any national highway within 2km from a delhi border. Dont compare with distant IT parks.

Query: Hello, i have read from past comments that you have advised Abacus on NH 2. Do you think rentals will be to the tune of Rs 60-70 since so many ready projects find no takers ? Agreed that Jasola is at 175-200 but that was in better times. If Jasola comes to 100 then would places like Abacus find takers at 60 ?
Reply: the committed rental is around 45 psf which i am confident is achievable inspite of meltdown. If 3 months can bring things down, 3 years can have a positive multiplier effect as well.

Reply: it is basically a time linked plan with installment every 4 months

Query: Hi Jitujee, i have one fundamental question. There are numerous commercial projects coming up in Ggaon, New Ggaon and Faridabad on NH2. Do you think there is so much demand of corporate space ? Also, in which segment would u say there is oversupply today - commercial or residential ?
Reply: oversupply is all over. You cannot compare abacus with any commercial development in gurgaon or greater noida. Abacus is almost delhi (1km) with close proximity to commercial hubs like mohan cooperative, jasola, okhla and nehru place.

Reply: current prices are around 5500 psf. Project on national highway at 1km from border. Flyover approved and work expected to start in nov end, completion by end 2010. Same way metro approved expected between 2010-2012. I expected price on possession between 10-12k. Place would be very close to jasola after flyover operates. Present prices in jasola are around 25k and basically for office spaces.

Query: DEAR SIR, I MADE INVESTMENT IN THE ABOVE PROPERTY IN APRIL 2007 @RS.5300/-P.SQ.FT. MARKET HAS RISEN MIN. 4 FOLD SINCE THEN.WHEREAS MY INVESTMENT IS NOT ABLE TO GET ME ANY APPRECIATION. I DON`T KNOW IF THE BRAND LIKE CROWN CAN`T GET ME ANY APPRECIATION EVEN AFTER ONE & HALF YEAR,WHEREAS COMPANY HAS DEMANDED THE 2ND INSTALLMENT DULY PAID ALSO.BUT WHEREIS PROJECT GOD KNOWS,YEAH YOU CAN EASILY FIND A BIG SIZE BOARD THERE. NOW I HAVE COME TO KNOW THAT ALLOTMENT NO. HAS BEEN GIVEN TO THE MEDIATOR WHO IS SUPPOSE TO FURTHER ALOT ACCORDINGLY.
Reply: crown never sold the project directly. Since they sold it through select dealers so what is the big issue if they do allotment through those dealers. Individual allotments are not feasible when project size is big. As regards appreciation all crown projects have gone manifold but generally on possession. I am hopeful for this one as well.

Reply: abacus. Assured return better. Investment exposure lower. Psf rate on any NH low. Distance 1 km from delhi border.

Query: Hello Sir, do you still maintain your conservative target of Rs. 80 psf rentals of good IT parks on NH 2 despite the financial crisis world over ? Proitability of all companies would be hit and wouldnt this affect rentals ? My feeling is that these places could go on rentals of 30-40 psf. Correct me if im wrong
Reply: 45-50 psf is what developers have committed. It is not going to be lower than that either way. Even at those levels it would be 10 percent ROI. Let another 3 years roll and you would know if i was right or wrong. I am still optimistic .

Query: Hello Sir, if i invest 60 lacs in Abacus today, wat is the scope of appreciation ? Rental of 50 means 600 annual rental @ 9 % after leasing - that means capital value of only 67 lakhs after 3 years ?? Is this appreciation attractive ? I am not sure how u r recommending this to investors ??please explain
Reply: at 9 percent capitalisation after 3 years appreciation is 7 lacs. Apart from that 6 lacs per annum is recd as return, so effectively your 60 lacs become 60+18+7 + 85 lacs. Min 40 percent appreciation. So it is equivalent to a situation where i pick up a commercial at 60 lacs without any assurance and sell it at 85 lacs after 3 years. It apparent looks attractive bcoz you see 25 lacs in one go. Good tenants on possession can be capitalised from 7 to 8 percent. In any mall or office space in faridabad, you would not get anything at even 9 percent today. Most deals are available around 8 percent. And 1 percent sensitivity is substantial. Also clause says if actual lease is more than 60, than half of increased rental is yours and other half benfit goes to developer. So if actual lease is 70. You would capitalise on Rs.60 psf per month against todays investment

Reply: in assured return lower floors could be made available at min rent commitment of 50 psf on 10 percent. Investment 60 lacs. no bank loan whatsoever till possession, so entire self funding.

Reply: i would work out an editorial soon. Entire upfront is required only in case of assured return else construction link plan should be preferred.

Query: Hello Mr. Jitendra, I want to invest in Abacus Technopark. Can i invest in a 500 sq ft unit and i want assured returns ? Also, these returns are assured for how many years ? If they are not able to lease out during this period , then is the investment doomed ?
Reply: min investment is for 1000 sf. In assured return developer is responsible for rentals upto possession, and even upto execution of first lease. So investment is secure at all time. Normally on a worst case scenario also, it works out to be a committment of around 5 years.

Reply: crown has two projects in faridabad. I am talking of one which is 1km from badarpur border. Assured return option also available. Bank funding not available. For pmt plan click adjacent link or from home pg to project.

Reply: if buying in assured return then ROI should be deciding factor. Else abacus technopark faridabad is a much better proposition than vatika even from investment and location perspective.

Query: Hi! Have a few questions 1) how do we know which tower or floor is being alloted 2)The implied rent is 55. But when the building is complete the actual rent is 60. Who gets the diferrence. 3) Who pays the service tax on the rent. the buyer or the rentor 4)How much does the rent go up every 3 yr for inflation 5) Do you recommend this over BESTECHs park view business tower. Are you dealing with that. Thank you.
Reply: allotment policy is being worked out. Difference in actual rent is divided between both, developer part is capitalised. Service tax paid by tenant. Lease rent increased by 15 percent after 3 years. Not much idea about bestech. Could also consider latest fromv atika with assured return of 9.25 percent.

Query: Hi Sir, Wishing you a very Happy Holi. I would like to know the differenve between IT park and Business Park. Why Piyush is coming up with Business park when he can also come up with IT park and as per my infiormation, fee for IT park is significantly lower then Business Park. 2nd as we all are aware that Govt has not exptended Income tax holidays to the IT companies then dont you think that they will not take space in IT parks instead they will opt for IT SEZs. Please let me know why should I invest in IT park? Also let me know the Price you expect in IT or Business Park in 2010? FYI: Rate in Jasola is 22000 rupees.
Reply: IT park can only be used for IT units while business park suitable for any kind of offices. I am taking a conservative target of 10000 psf. As much as I understand IT parks can be used for IT operations or back end perations for corporate units. They would be preferred by companies due to distance and low cost/rental advantage. I see a scenario where companies would have a smaller office at Jasola for branding purposes and bulk of back office at IT park in faridabad.

Query: Sir, Can you tell the development status of Crown_Ansal Group in Sec-80 FBD. a)Are they coming up with Some residential pjt or Commercial Pjt in that area. b) have they started booking for the same. c) is already booked, wht is premium now days for 2BHk and 3BHK, if R pjt is there.
Reply: residential. Booking not open so far. Few prelaunches were done by crown. Not much idea about same.

Reply: yes. No assured return. Even if it leases at 45 Rs. Psf it works out a ROI of tem percent and current price of 5500 psf. Though i expect a rental above Rs.80 then.

Query: Are you aware of Realtech K G Khosla IT mark on Badarpur border? How is it for investment and whats the market price and the initial prelaunch price? Apparently, they have got license now.
Reply: i am not handling it nor too bullish about it. The location is such that once the flyover at badarpur comes up it would be below the flyover and not after the exit point so access problems could be there affecting its prospects. Crown knowledge park which is approved and has a resale market of around 5500 psf is a better location and the developer is behind the two biggest malls in faridabad (operational).
